I have to admit, that I was nervous to stay here after reading reviews, but my reservation was past the refund date. But we all enjoyed our stay! They are very attentive to any question or need we had, and were quick to respond. There was a little wear and tear, but the kitchen was nice, the bathrooms and bedrooms were clean. It was in a great location, and we thoroughly enjoyed our stay!

Ten of us gather each year here and we have already made our reservation for next year. Each couple has their own bathroom and we enjoy sitting in the living area, chatting and cooking and being lulled by the view into quiet joy.

You can't beat the ocean front location. This is our 2nd sibling reunion here, and we are looking to come back again next year. The rental agency is easy to work with and was super responsive to our needs.

I do not recommend this property or the management company. They will take your money and leave you in a lurch.
This property has a great location. You can't beat the ocean views or walkability to the beach and restaurants and shopping in town.
Unfortunately the safety, security and sanitation of the unit did not match the pictures, description or what you'd expect for the price. When we arrived there was a naked man in the unit showering. We tried to call management and they were completely unresponsive. We had to call the Carlsbad police who were great. We ended up having to clean up after the vagrant ourselves. Not how you want to start your vacation. The unit has plenty of space but is poorly equipped. Their was a steamer but no pot. Lamps were broken. Electrical outlets were uncovered. Unspackeled holes in the walls. Broken umbrella stand and toilet paper holder. Unsightly blinds for windows and doors. Things were in disrepair throughout.
When management finally responded the next day, they said the cleaning people left a window unsecured which is how they believe the guy got in. Not comforting. They sent someone over to fix what they could. Again, not how you want to spend your vacation.
They acknowledged the unit needed "a little love" which they did not include in the description. They promised to compensate us for our trouble only to offer a paltry credit for a future stay
that didn't even cover the equivalent of one night's stay.
Worst VRBO experience I have had.

Excellent Beach House
A big friend group traveled to this property to celebrate our 20 yr. anniversary. The property was as described and really clean. The property managers were easy to communicate with and always available to help.
The house is beautiful and in the best location. I highly encourage anyone wanting to get away, this is your place!

Overpriced, run down, right on the beach
We stayed at the same property 10+ years ago and were surprised that it didn't look like the property had been maintained much since. No hot water the first morning (was fixed that morning, but after showers had been missed), door code rarely worked, a second maintenance request was ignored. The property is great if you want to be right on the beach, but way overpriced otherwise.

Descriptions of the home SHOULD include a description of the beach and the water. It was not kid friendly! Don't rent if you want to go in the water and your kids play in the water! UNUSABLE for wading, swimming, boogie boarding, etc. Waves are too powerful for kids and crash right on shore and water is deep right off the sand! Kids could easily get swept out! We had to go to another beach just so the kids could play in the water! Its great if you want to sit on the patio and drink or walk downtown but definitely NOT a water person's location. Sewer gas smell on patio! Ants Ants Ants!

This time the location was FANTASTIC but the furnishings (particularly the deck furniture) was below Beachfront standards as well as the stocking of the kitchen. The C unit also did not have any comfortable furniture on which to relax or watch T.V.

The property is in a great location and really worked overall for our total family. Inside was clean but the outside was under repair with a large hole under the top floor (A) and other repairs on the wall underneath. The gate to the patio is in need of repair, very hard to open/close.

Amazing Location & View

Amazing Location- beach, Carlsbad Village, restaurants, shops
This beach house could not have a better location. Gorgeous views of the ocean, steps to the beach, plus you can walk to all the best restaurants, coffee shops, and local stores in Carlsbad within just a few blocks. The home itself had everything that we needed for a comfortable stay and we enjoyed the addition of plenty of beach towels. The beds were incredibly comfortable and I enjoyed having different pillow options available on the beds. Some of the couches, chairs, and vanities were a bit worn and could use some refurbishing but overall we had an incredible stay, the home was clean, and we thoroughly enjoyed our mini staycation. Highly recommend this property. Would be excellent for two families/ multi-generational trips as unit B and C are actually two separate units (they are connected by a staircase).

Bachelor Party on Property
We would have never rented this property had we known that there was going to be a 12 man bachelor party two of the nights we were there. They were on the top floor above us banging and partying. They were out on the deck with an oversize music speaker yelling at women on the beach. Not professional to not tell us !!!!!

The two issues were that the washing machine was broken upon arrival and in the downstairs unit there was a squeeking noise that persisted when people in the upstairs unit used the sink. It was annoying especially at night.

The location alone gives it 5 stars
Right on the beach. A one minute walk to restaurants. This could have been a cardboard box and I would have given it 5 stars.
But since this place is so $$$/night, I figured there is Some room for improvement: since the house is beachfront, having a few beach chairs and beach umbrella would be great. Some of the showers were a bit janky. As in the shower head doesn’t really fit the space and sprays all over. Bathtub is peeling upstairs. USB plug in devices by bed stands would be nice to have. There’s a loud squealing noise in the hall bathroom on the second unit when the very top unit is I assume using their bathroom. That should be looked into.
It was so incredibly hot in the upstairs unit when we arrived in the afternoon due to the sun beating in. But if you open both doors you get a crossbreeze which cools it down.
The management company was very easy to get ahold of which is good because we had some issues with the codes not working when we arrived. They reset them over the phone. The TV had issues as in it was not automatically signed into Sling as the app said it would be. They said they were going to have to send someone over to look at it which seemed ridiculous, so we declined. I thought it could be fixed over the phone but I guess not. Not that you need tv on the beach, but it was not set up properly. Also, the downstairs remotes were missing batteries. We put some in.
Like I said though, the proximity to the beach makes this place five stars, but they could use a few touch ups for the amount charged per night.

This property management company was professional from start to finish. Communication was timely, prep emails were sent in advance of our trip and they even helped us over the phone when the door wouldn’t unlock for us on site. In addition, they followed up during our stay to make sure everything was going well. Myself and my family were so impressed with the stellar location of the beach house, the condition upon arrival, the kitchen and bath amenities and the room accommodations. We stayed in the B and C suites of the beach house. B suite had 4 bedrooms and 4.5 bathrooms. C had 2 bedrooms and 2 bathrooms. The A suite was above us and was even larger than our suites. All rooms had attached bathrooms and the beds were very comfortable! Bath towels and beach towels were provided for all guests. We stayed for thanksgiving and the kitchen was fully stocked making a meal at home during Covid quarantine so easy. We have family who lives in Carlsbad and they were even impressed with the condition, accommodations and location of the property. The views of the ocean from the property are rare to find for the area and only available in this area of carlsbad. All of the suites have a main private staircase to access the beach along with separated patios which each contain seating, fire pit and hot tub. It’s also walking distance right into Carlsbad Village where you will find restaurants, shopping, a book store and coffee shops. We walked to Starbucks each morning. Hands down we would stay with this property management company again as well as at this specific property.

House was not clean when we arrived, trash outside for a week, unit C two bathrooms got stopped up and count be used because the renters before flushed baby wipes. They had to use the bathrooms upstairs during the night, had to wait around until someone came. Wouldn’t come on the 4th of July. So the next day we finally got the two bathrooms working. One of the Jacuzzis was broken. They came out fixed it the next day. Bedrooms were very crowded. One room had no closet as they used it for cleaning supplies. The bedroom with the bunk beds you had to squeeze by to get into the bathroom as the bed was wall to wall. Nowhere to put a suite case. None of the televisions worked and they sent someone out found out the batteries were dead and then they worked. I went into my bathroom to take a shower and the shower head was broken and sitting on the soap shelf. Everyday something went wrong with this home. On the last day they finally came and took the smelly garbage away. For the money it was a rip-off. We actually left a day early because we just wanted to be done. I would look for a better rental agency this one is broken.

First off, the house was half cleaned when we arrived.
Both hot tubs were broken, the tv’s didn’t work, all the garbage cans were full, the plumbing was clogged, so no bathrooms in unit c for 2 days. The bunk bed in the kids room was too big for the room the door hit it when it was open. Zero room to walk in there.
The tour online is so Deceiving, for the amount of money that this house cost research and go somewhere else. The upkeep and cleanliness was horrible. We had to call and complain so many times for people to come in and out to fix everything. I would never ever go back to this house.

My family and I rented this great house for a long weekend. The house is actually 3 units with the bottom 2 making up the 6BR, 6.5 baths we rented. We paid a lot of money for an early check in (only 2 hours early FYI for $300) and upon arrival we were unable to access the property. I called the help number 4 times before I got a human and not an answering machine. She tried to remotely reset the keyless entry, unsuccessfully, and told me she filed a work order. I would receive a text when someone was coming. No text and no person came. I called back. Someone showed up 2 hours later. they couldn't' fix the system all weekend so we were given a key to a downstairs door. The next day someone called me to ask how our check in went and if we wanted to pay for late check out. Pretty terrible communication. I had to get the refund for the early check in from Air BNB as it has been really difficult to communicate with the property management company. I also emailed before we arrived to ask if we would be able to use the beach at the property as the beaches are closed. They wrote me back that we would be able to access the beach in front of the rental. But when we got there the police kicked my 9 year old daughter off the sand. The house is great, the management company not so great.

Was a nice rental. Was disappointed by not having the hot tubs. The kids were looking forward to them after going into the ocean. We called maintenance twice but they never worked.

Just as promised!
We are a group of 9 for a sibling and spouses reunion. The beach house was just as the pictures portrayed it and as the other guests described on the listing. It is super clean, with all of the utensils and pots and pans needed to cook for a big group. The most stunning part is the amazing view of the ocean from the two front windows which is magical.
