Sea Palace Retreat is a brand new, not shared, private, over the top comfortable, fully loaded 2 bedroom, 2.5 bath rental villa, just opened for 2016/2017, for you to enjoy the most amazing vacation the beautiful island of St. John has to offer. Located in Coral Bay, which was just placed # 4 by New York Times Top 52 Places to Visit in 2016, is the quieter, more preferred side, most return travelers little secret, away from the busier Cruz Bay side. Due to the success of it's neighboring, totally private (not shared) In Harmony Retreat-a relaxing, couples 1br rental- next lot over, the owner was encouraged to have a 2 bedroom, so his large number of return guests wish to travel with another couple or family member, they could have something to accommodate. Well, he took their advice and after 5 years of building Sea Palace Retreat, it's finished! Already has bookings from just passer by inquiries, return guests, word of mouth and really books up fast. It's unique design has modern, rustic, gothic, and even castle like characteristics with ruin touches of historic St. John. It is a solid concrete/ stone, non- creaky, well built vacation villa with all the amenities one could need on for a relaxing vacation. The beautiful, Caribbean style, custom stone work throughout, granite and marble counter tops, and vanities, Italian porcelain tile, stoned outdoor shower in the master bath to waterfall like glass in lower level bathroom, guests will enjoy comfort and unique features. There is a modern king size bed in the master suite, a queen in the lower level along with a double futon and 2 large sofas, if needed. A modern, gourmet kitchen and a handy lower level kitchenette will make any one who likes or dislikes to cook on vacation, content. A beyond normal, huge spaced deck with bar, comfy outdoor furniture and stoned powder room, to enjoy the simply amazing, never ending views. One can get plenty of sun as well on the lower, large, sun deck. Enjoy the fun, enticing, refreshing salt pool to sit or lounge( no dried out hair/ skin) or step into the warm, rejuivenating, spa pool under the vast starry sky at night. There is a barbecue grill and picnic bench for fun backyard cookouts ( one of the few rentals that has a yard)with infinity views and even an outdoor shower in front, to wash off from beach. Pick fresh fruit & herbs from the surrounding Caribbean fruit trees or have a romantic dinner on the two- top along the deck railings, just like the top restaurants. A large, flat screen, smart tv with free netflix and high speed internet are provided in the main living room as well as cable tv with vcrs/ movies in bedrooms and lower lounge. There are 2 powerful air conditioners in each bedroom that can handle either entire floor if desired, but most guests get enough cool from the soothing, gentle trade winds, where this home is located on Seagrape Hill. Also keeps bugs away, unlike the lower positioned homes. Paved roads right up to villa. The home can be rented as a 1 level master suite bedroom with lower pools and decks or bring along another couple, friend or family member to enjoy the 2nd bedroom level with separate entrance pathway along side of house or use the wide, spiral stairs. There is enough communal space for all to spend time or escape and have their private time. No children and only teenagers over 16. One or two couples are preferred but additional bedding can be provided for more than 4 with a charge. The owner is experienced in vacation management, having owned and managed several, he knows what renters need and desire. Despite arriving hours before a Tropical Storm hit, we were able to make the best (for the most part) of our stay. Sea Palace Retreat offered wonderful views and was well appointed. The house was clean upon arrival and we appreciated being able to mail a package in advance. Paul was a wonderful property manager and attentive to our arrival and needs throughout our stay. We are used to more privacy than offered here - which sits almost directly above a neighboring house and looks down on that house's deck. Power went out several times - once for 2 days - but obviously not the property owner/manager's fault. I was told there is a generator but it was actually an inverter that could only run the refrigerator and required a cord to be run in through the main door which prevented us from locking the door during the 2-day power outage. During this time, we had no running water and had to use a bucket of water (from the pool) to flush the toilet. The listing shows there are "2 powerful air conditioners in each bedroom that can handle either entire floor" which is not accurate - there was 1 mini-split AC in the main level bedroom and upon arrival we were told it would not cool the entire floor and definitely found that to be true. Mid-80's with high humidity were a bit too much for the mini-split to keep up with so it was quite warm in the house even when the power was on. Hot tub didn't get warm, no jets.
Recommend a 4WD to access the property but deck views are amazing!

We are so pleased with our stay at Sea Palace. The house had everything we needed and then some. We never turned the AC on, had open windows and a lovely breeze off the bay all week. Sebastian, the cat, visited us daily, which we adored. It was quite difficult to say goodbye to him at the end of the week. Beds were comfy, kitchen fully stocked, amazing outdoor shower, incredible views from the upstairs patio, refreshing pool and hot tub. Goats, chickens, deer, Sebastian, and another young cat made the rounds daily. Plenty of privacy from the neighbors. Stunning views of Coral Bay and Hurricane Hole. So many stars at night. A great homebase after beach, snorkeling, and hiking adventures. We're already planning a return trip and plan to book this house again!

The property is well maintained and clean. We liked the location in Coral Bay. The entrance to Seagrape Hill is right above Skinny Legs... We walked it, but do not recommend! Very steep hill.
The property manager was great. We enjoyed our stay even with an unplanned power outage.
It comes with the time of year, but the one critique of the property would be to have AC in the main kitchen area. We found it quite hot in the evenings, even with all the fans running and windows open. Otherwise, no issues! Bedroom AC worked great, and we enjoyed use of the washer/ dryer during our stay.

The villa was beautiful. It was very clean and well stocked with everything you would need. I liked how there were flashlights plugged in throughout the house in case of power outages. There were coozies to take to the beach and even plenty of sunscreen. The breeze was lovely and the outdoor patio/deck was beautiful and comfortable. The view was spectacular. One thing to note is that there is a lack of privacy if that is something you’re looking for. It didn’t bother me, but you can the neighbors from the pool and and deck. There are 3 houses close by and you can see on their decks, vice versa. We really didn’t see much of the neighbors. Overall it was a great villa and I would stay again. We loved the villa cat, Sebastian!

I cannot say enough good things about the property itself .. or the wonderful communication throughout the rental process with Greg and Paul. The entire experience was 10/10 and exceeded all expectations. Also - I did want to mention I was concerned with renting the listing due to mentions of the cat on the property due to being allergic (anaphylaxis allergic) and I am happy to report Sebastian warded off the birds but kept his distance. The property was clean and the view was breathtaking. If you have the opportunity to book. Do it. Thank you again Greg Paul and Sebastian. It was an unforgettable trip :)

A beautiful spacious home. It has a flat parking space which is a huge plus for St john. Upper bedroom with an outdoor shower. My wife and I stayed in the lower unit that has a small kitchen and an indoor shower and bathroom, The bed was very comfortable. the Main kitchen and living area are spacious with a full sized fridge that has both an ice maker and water if you wish to use. We purchased some ice form love market for our drinks. Access to the lower unit is either down a spiral staircase off of the upper deck or walking along the side of the building on the outside. There is 6 beach chairs with a wagon and also a cooler with wheels, that we made use of. Paul is the host and is very polite and willing to assist us with any questions or concerns. The house was perfect for our needs. we hope to reserve this house again.

Overall our stay was good. Kim went out of her way to make sure all of our arrangements for tours were met. Communications were great. Our only issue was that some household items were dated and needed attention. The location of the property was perfect, halfway between Quepos and Manual Antonio Park. Great sized accommodation for two couples.

The property is lovely, spacious covered porch for outdoor living, air conditioned sleeping quarters, and a pool and a hot tub of which we made liberal use. There is also a sweet friendly cat who came running to greet us and cuddle each evening. The property manager was very attentive to our arrival and had the house open and breezy for us. This location is ideal for spending time on the beaches and bays on the east and south of the island. It’s also quite close to Coral Bay restaurants, in fact you can walk to Skinny Legs and Rhumblines if you don’t mind the steep slope back up at the end of your meal! The road up through the neighborhood is paved although hairpin curve twisty, try to arrive during daylight hours for your first time up it.
One thing that is not clear from the pictures is that the house is part of a small gated compound along the hillside with I think four other villas directly on either side and in front of it and across the shared drive from it. If you are on the upstairs porch, you can see and hear onto the side decks of two of the houses and they might see and hear you. This did not bother us but sometimes people want complete solitude and this is not quite off the grid. We did not use the downstairs apartment as there were only two of us. One other comment. The stairs from the downstairs are outside, they are the same stairs you use to get from the main living quarters to the pool, and they are a narrow spiral metal stairway, which might not be ideal depending on your mobility.

Our stay at Sea Palace was the perfect 1st visit/honeymoon home on St John. The views. The location. The hospitality. The cleanliness and layout of the house. We had the perfect combo of options to sightsee and chill. Coral Bay was the most amazing place for us, and renting a jeep was the right call. Paul was a top-notch property guru, and Sebastian the cat was the best hangout companion. We are already planning our next trip back, and are so grateful for this experience of a lifetime. You won’t be disappointed!

The rental was exactly as described. Beautiful views. Heavenly outdoor shower. The drive up was a little challenging, but my husband enjoyed it. The visits from the friendly cat, Sebastian, was an added bonus. The property manager, Paul, was very helpful. I would stay again if the opportunity arises.

Lovely home in a lovely location. The house was stocked with everything we needed for our stay, including beach towels and chairs. Paul and Greg had great suggestions for beaches and hikes. Salt Pond Bay and Hawksnest were our favorite.

Greg has a beautiful home and Paul is so accommodating and full of good tips. Sebastian-the resident kitty-is the perfect nightly companion! They provide everything in the home needed for a relaxing vacay! I think the “outdoor” shower was my favorite part of the house! The views were incredible, dat and night! St. John is an amazing island with so many wonderful areas to explore. We went to several different beaches and each one was unique in its own way. We also did a catamaran adventure on the Kekoa that was so fun! Thanks Greg, Paul and Sebastian for a memorable time at your lovely home and on the beautiful island of St. John!

7 th Time on St John. We live on St Croix so we only came for 6 days instead of 2-3 weeks, that was our only regret. Paul and Greg were gracious and accommodating, Sebastian was a hoot and of the biggest attribute- the mezmoring view of Coral Bay meant Sea Palace had it all. Thanks for the memories.

What a view!
This property was really great! Both the Greg (owner) and Paul (caretaker) were extremely easy to reach. Clear information posted right near the front door covering all the FAQ details you might want. Still have questions? Txt Paul. He was super responsive and often close by. The property was very clean, roomy and simple but elegant. LOVED the house!
Biggest challenge was eating. Supply chain challenges and labor shortages have restaurants limiting their hours. Difficult to find breakfast out so made it a the house. Recommend reservations for every meal. Even at the simplest locations like pizza restaurants and bar & grills.
On the flip side, the water was very clear so snorkeling was amazing. Salt Pond Bay was one of our favorites. Swim out to the reef just off shore. It was spectacular. Teaming with life.
Turtles at Moho bay but it is a busy beach so all else was scarce. We preferred to see them over at Leinster Bay near the Annaberg Sugar Mill ruins. Turtles, parrot fish, starfish and more.
We have been to St. John before but this was the best snorkeling we have had yet. The back side of the island has a slightly slower pace which is just what we wanted. On top of the beautiful home... just loved every minute. One of my favorite places on earth!!!

Sea Palace was Perfect
The Sea Palace was exactly as described. The villa was beautiful and well maintained. We were able to communicate with the property manager and he was very responsive. He even made sure we arrived safely after a long day of travel. We had been in St John USVI before so we didnt need the guided tour to the villa, but none the less Paul made sure we made it. He had the hot tub turned on and it was warm and ready for us. Such a great things after a long day of traveling. There were no issues with the villa and it was a beautiful place to spend our week of vacation. We will definitely be renting this one again

Trip of a lifetime!
So many amazing things to say I don’t even know where to begin! This property is equipped with everything you could need to enjoy a paradise experience and all you need to show up with is yourself and bathing suits! A quick trip to the grocery store before you get to the property and you wouldn’t have to leave the house for a week if you didn’t want to! Paul is an amazing property manager and is so helpful with wanting to make your stay as pleasurable as possible. Sea grape hill even has its own co-property manager Sebastian the cat who helps make you feel welcome roaming around the property keeping an eye on everything! The kitchen is huge and fully stocked with all cookware, plates, and utensils as well as spices and condiments in the refrigerator! Like I said in the title this was the trip of a lifetime and we are already looking at booking for our next years trip to this property! Absolutely amazing!

Two incredible weeks of rest and relaxation!!!
Location was great for the things we wanted to do and see. Snorkeling East End beaches. Loved the pool, spa and veranda for the days we just wanted to "chill". Villa had everything we needed including a fully equipped kitchen for cooking and baking and blending Pain Killers! Enjoyed evenings in the pool looking at the stars. Plenty of island critters of all kinds to visit and enjoy. Greg was very hospitable and steered us to many evening activities on the island during the off season.

The Perfect Spot
Seagrape Hill is the best house, in the best spot, on the best island! I honestly spent as much time enjoying the view from the balcony and pool as I did sitting on a beach. The house has every amenity you could need, and even some helpful extras! Greg and Paul are incredibly welcoming, kind, and responsive. I hope we get to visit again!

Absolutely magnificent!
When first pulling up a huge wind the hill on top of the mountain side energy I have to say I was a little frightened. We then pulled in to the place which is actually The backside of what you do not see in the photos advertise.. I actually said when we first drove up are we at the right place this is not what I saw in the photos.. lol let me tell you when Paul the manager arrived to show us around literally minutes after we arrived took us inside and showed us all around… we were breathless it was stunning! The private pool and hot tub is perfect! The view on the back of her veranda is breathtaking possibly the most beautiful view on the island… The outside shower and restroom facility plus complete bar was only a bonus… no need for AC during the day plenty of windows in the house and the beautiful breeze yes perfect… we only use the AC in the bedrooms at night time. When and if we are ever at Saint John we will definitely stay here again won’t have to look any further!

Sea Palace was the perfect destination for our honeymoon! Coral Bay is the quieter side of the island but we had no issues getting to any beaches/restaurants during our stay. The house was clean and everything we hoped for from the pictures. Paul the manager was very responsive and friendly. Would recommend to anyone!

As Good As It Gets
There's not a whole lot to say beyond what's already been said. My wife and I no longer feel the need to search for other properties on St. John. Sea Palace is THAT good. The breeze that blows through the house with the sliding glass doors and windows open is just amazing. Just look at the photos for everything else. The A/C inside gets the bedroom as cold as you want it - just make sure you turn if off and catch that breeze when you wake up. Greg is a fantastic host - quick to reply, easy-going and friendly, and usually nearby if you need him for anything (he owns several of the properties in this area). The only thing to prepare for is getting up Seagrape Hill. But once you've done it a time or two, no problem. Just take it slow the first time up and down, to get used to it (honestly, you'll have the same experience pretty much ANYWHERE you drive on St. John). I hate to rave too much, because I want to make sure we get our stay booked for next year. Highest recommendation - thanks, Greg, for a fantastic experience!

Honeymoon in Paradise
We stayed here for our honeymoon and could not have been more impressed! The house was beautiful with the most amazing views. We were minutes away from hiking trails, beaches, grocery stores, and restaurants. Each morning and was spent out on deck sipping coffee soaking in the beautiful scenery. The kitchen was fully equipped and great for cooking any meal. Greg made the check-in process extremely easy and was always quick to respond to texts. We would absolutely recommend this house to anyone and certainly plan to return. We had the most perfect honeymoon!

The view is spectacular and we had trouble rotating our evening happy hours around the property to ensure we took in every vantage point. Our initial reaction was feeling like we really didn't belong there as it was so nice.
As some have pointed out, the drive up is steep and windy, but it is fully paved and takes only a couple of minutes. While we had a 4x4, we didn't use it, and just took things slowly around the bends.
The location provides easy access to Maho Bay (our favorite) which then connects to all of the other amazing beaches on the North side. Staying near Coral Bay also provides easy access to some of the lesser known gems such as Haulover Bay, Salt Pond, and Watermelon Cay.
Greg was responsive via both email and text, and would have accommodated any Covid related changes should they have occurred. Should you plan to stay near Coral Bay, I would recommend you consider one of Greg's properties.

Paradise
This home was beautiful and the views were even better in person! We visited St John for our honeymoon. We spent a week in Cruz Bay and then headed to Coral Bay for a little more peace and quiet and that’s exactly what we got. The pool, the breeze, the view... can’t be beat. Left a few days early because of a tropical storm but we hope to return next year.

Amazing vacation and location!
This was our first trip to St. John, but we will definitely be back! Pictures do not do this property justice! It was amazing from start to finish! We were supposed to go with another couple, but unfortunately they were unable to go so we only used the top floor. However... if they had gone it would have been perfect because the bottom floor is it’s own private space.
Greg was super nice and very friendly... he met us for checkin and he covered everything and entertained all of our questions. He was available if you needed any additional help, but the house was so perfect that it really wasn’t necessary. Communication with him was a breeze!
The house was immaculate and stocked with everything you could need... the beach chairs, umbrellas, and snorkel gear were a bonus! The views are truly spectacular and the outside grounds were perfect... you could relax on in the shade of the covered deck, swim in the pool, or enjoy the sun on the outside deck and picnic area! This was truly one of the best vacations we have ever had and one of the best vacation homes we have ever stayed in!

This beautiful home is all about the views!!! Every morning began with sipping our coffee and watching the sunrise over the water. Every evening ended with sipping wine and watching the sunset over the water. The breezes were amazing as well making it so comfortable out on the deck or inside the home! Everything we could possibly want to do on the island was within 30 minutes drive. We visited nearly all the beaches and/or Cruz Bay on a daily basis. It was a fantastic time and loved always coming back home to Greg’s beautiful home.

We couldn’t have asked for a better place to stay for our wedding week in St John. Greg makes sure everything you need is taken care of and the views from every part of the property are incredible. We will definitely be back for an anniversary trip and wouldn’t stay anywhere else!
