Wouldn’t of minded if we had known about what I stated above we would have stayed elsewhere

Revamped rooms were nice & location was good

Roof under construction Had to go to another location to eat at night when we thought we could of booked at the hotel Very small bed don’t think it was actually a double

We were a bit perturbed when we arrived to find builders replacing the roof but still enjoyed stay

Fabulous location, room looked out onto sea and river. Staff were friendly. Food plentiful and good.

Unfortunately builders were replacing roof whilst we were there and we had scaffolding around our window and it was very dusty

Very Good

Our room was very clean and lovely warm and meet our expectations.

Only 1 thing going through to our room there was a slightly odd smell

Location was excellent , bedroom size good .

Check in was chaotic. No info in the bedroom on wi-fi etc . Only one tea bag in room .... dinner was fine but limited menu and then two dishes were unavailable

Lovely we would go back.

Rock house is perfectly located to access all that Lynmouth has to offer. Really friendly staff. Our room was great with amazing views of the sea. We only stayed two nights Friday and Saturday but to our surprise our room was cleaned on the Saturday while we were out. Breakfast was lovely on both days. It’s true that there isn’t many parking spaces but we didn’t have a problem parking.

TV didn’t work we had to retune it but the signal kept dropping out.

Absolutely lovely place we would definitely recommend

The staff were friendly, located in a beautiful place, the shower was superb and the bed comfortably.

Can’t think of anything we didn’t like.

Excellent location for pretty seaside town

Fantastic location, close by the river with footbridge for quick access to town. Great views from the room and nice bar and garden. Clean room with smart modern shower.

Room and bathroom quite small. No food on Sunday evenings though sister pub close by is open and also provided breakfast.

Lovely hotel and good breakfast selection.

Great location at the end of the SW Coast Path as you enter Lynmouth. Friendly and helpful staff and the double aspect bedroom was a plus with a nice view out to the beach.

Good location to use as a base for exploring the area.

Superb friendly and attentive staff. Good food reasonably priced. Good selection of beers and wines. Superb location and views of river and coast from our corner room. Lovely large beer garden. Good pillows. Heating very effective. Newly done bits of room like wall paper very good.

Dirty and stained divan bedbase with broken/missing metal fittings which stuck out and caught my leg. Poor quality (or old) mattress. Turning over accompanied by loud twanging of springs. Shame you couldn't open windows beyond a crack but many cobwebs and flies etc in them anyway. Had to ask for a plug for the bathroom sink! Air vent in bathroom thickly coated in dust. Chaotic parking in tiny car park. The one major thing that could really raise the hotel would be a lounge for guests to relax in; there is no where, apart from standing in the very public bar.

great location, parking a little tight. After a mix up trying to check in, I cannot fault the service of the staff, the quality of the food and drinks and a wonderful view from our room.

Adequate

Breakfast was great considering lack of staff. Whoever owns the place should have it up and running, Had to go to the sister hotel for evening meal for first night most staff amiable but one not so much when we had the dog. Didn't think as dog friendly as portraied ,been to a lot better don't think there sister hotel is as dog friendly as they say do not think I would book again.

Love Lynton in summer use the area regularly but would not use accommodation again

Breakfast was not nice, dry cold toast, cheap sausages and not much selection on buffet

Superb location

Superb location virtually on the beach. Nice staff. Beautifully warm room for my January stay. Breakfast was over in The Rising Sun as it was out of season.

Great location, but no staff..

Great location and staff at the other hotel were very nice.

there were no staff on site we had to go to another hotel to check in and to eat meals. Some distance away, not great in 2 degrees for seniors. Prior notification would have been nice.

Best location in Lynmouth.

Decent room, warm, great location, parking.

The hotel has no staff, you have to check in and take breakfast at a nearby Pub. No problem for us but anyone with mobility issues should consider this.

It was a shame that breakfast was in a nearby hotel. The breakfast provided there was adequate although lacking a range of fresh fruit.
