Ideal location and warm, friendly atmosphere

Personal, homely, modern whilst maintaining the historic element of the house. Fabulous location- 2 minute walk to the harbour, beautiful view and on the river. The staff were brilliant - friendly, care about their guests- really accommodating. I always judge a hotel by the bathroom…. Perfect!

A great place to come back too at the end of two long days walking part of the South West Coast Path.

Lovely B&B. The room was very clean and comfortable with a very nice shower room. Tea and coffee facilities were in the room and included a selection of teas as well as coffee and decaf coffee. There were biscuits and some fudge on arrival in the room and good quality shampoo, soap and hand lotion in the bathroom. The breakfast was superb with a big choice including vegetarian and gluten free cooked breakfast options. The B&B is in a great position, with parking available right outside on the road or in the car park, both of which are free overnight. All the staff were lovely and made us feel very welcome.

Lovely B&B with a quaint little bar and really friendly hosts. Breakfast was available as a takeaway option which was just perfect.

Welcoming homely all round excellence

Everything Eyvone and Richard gave us a lovely welcome the room was beautiful the four poster bed was so comfortable the room was exceptionally clean The breakfast was tasty and filling and Caroline was so friendly and chatty My fussy Aussie mate loved the whole stay she even highly recommends any Aussie mates coming this way Orchard House is the place to stay

Welcoming, comfortable and would stay again.

Our two rooms were comfortable, clean and very quaint. The location was in the centre of Lynmouth, a small fishing village on the north Devon coast, ideal for staying to do local walks or just to relax. On the South West Coast Path, so ideal if doing that. Lovely full English breakfast with cereal and fresh fruit as required, toast and tea/coffee as required. The hosts were very helpful with sorting parking for our car while we were walking the Colridge Way. Very happy with our stay.

Perfect for our needs and I would recommend to any walkers.

Our hosts Yvonne and Jason could not have done much more for us. They were very accommodating, nothing was too much trouble and the offering of a lift to the start points for both days of our coastal path walk was very much appreciated. The bus timings just wouldn't have given us the time to do what we did and a taxi would have been much more pricey.

Just the best in every respect.

The owners, Yvonne and Jason, and their staff are very friendly and welcoming. The owners were so helpful in making our stay absolutely fabulous. By going the proverbial extra mile (or two even!), they made our planned itinerary for 2 days in the area so much easier to achieve. I cannot recommend them highly enough. There is a very comfortable lounge that we enjoyed of an evening and a well stocked bar which was reasonably priced. There is a TV, various games and books/maps that we could use freely - it felt very like being at home. Breakfast was incredible with a vast choice and no limits on what you could have. This set us up very well for a full day of walking. The room was clean, warm and really comfortable. The property was so quiet and we slept incredibly well. The bathroom was very clean and quality shower gel, shampoo etc was freely available. Lovely big towels and a very enjoyable, effective shower. The property is ideally located for the town and the South West Coastal Path, Two Moors Way and other trails. I would definitely stay here again - and would recommend it to friends and family. Parking is either outside on the street. (2 hours and no return within 2 hours) or directly opposite in a very reasonably priced car park (just £5 for the whole day 10am - 6pm. Free outside of those hours).

Fantastic Hosts, very friendly, great breakfast.

Excellent location for shops and walks. Parking great. Bathroom was modern. Twin beds comfortable. we had everything we needed.

Not much to complain about. Our room was on the smaller side which we didn’t mind - it suited us as we were only staying one night.

Like a holiday with Mum and Dad from the late 1960s

Exactly as expected for Lynmouth. Old school - like late 60s / 70s family holidays - but that’s what we thought it would be. Late check- ins are odd. Maybe it’s a Devon thing but the hotel is literally locked up for new arrivals until 16:00. Hotel really isn’t the right name for Orchard House - it’s more B&B to be honest as there are literally no facilities. Hot tub was lovely but an extra to pay (£5)and it is literally overlooking the pavement in a very small garden. However you can use up to 9pm @ night and it was set up for us by the owners at 8:30 so can’t complain.

Lynmouth - it’s not good. Nothing much to do and very overpriced. Lots of restaurants all serving the same poor quality food for rip off prices and the places shuts down at 5pm.

Disappointing

It was well located in the centre of town and was quiet. It was clean and the facilities were in good working order.

The room was very small. We were walking the coastal path on the hottest weekend of the year. On arrival we explained that we would need to leave very early the next day to try and beat the heat of the day. Breakfast was served later. The owner offered to leave us a croissant and fruit on the bar for our journey. When we rose nothing had been left out for us. We managed to find dried cereal, which was all we had to sustain us for the 13.5 mile walk to Coombe Martin. Disappointing. There are no amenities on route.

Would stay here again

Four poster bed very comfy, sea and river view. Excellent breakfast. Historical building, decor in keeping with the age of the building. Friendly and helpful staff. Enjoyed our stay very much.

Great stay in a historic house!

The staff were absolutely amazing! This historic house has its quirks but overall we greatly enjoyed our stay. We'll definitely be back!

Enjoyable stay. Nice guesthouse in a great location, but I wouldn't take a dog again if I returned.

Nice hosts particularly Yvonne who was very welcoming and helpful, lovely building and room. Location great right in Lynmouth. Breakfast was very good.

Not a major issue but if you have a dog which we did, you are asked to sit at a small table in the hallway by the front door for breakfast and with other guests wheeling suitcases past you on checking out, we did feel a bit awkward. I couldn't really see any reason for doing this. If the building was bigger and could facilitate a proper separate area then fair enough, but it isn't, so I think either be truly dog friendly or say no dogs.
