Location is good. Close to restaurants and attractions.
No very clean. Rooms need new carpeting (heavy staining) and scratched walls need new paint. Bed extremely soft and uncomfortable. Extremely scratchy towels. Broken/missing switch on lamp, inoperable.

I stayed here to attend a half marathon in Wells, and liked that the Inn was close to the beach and the race location.
There were big, black carpenter ants crawling around the room and bathroom. There was no attendant to greet or check me in after hours. They left the keys to my room in the mailbox.

Room was clean and queen bed was comfortable. Good location between Ogunquit and Kennebunkport.
First off there was no way to control the heat temperature. The through wall HVAC unit had the knob removed from the temperature setting. So either it was on blasting heat or off. Consequently you could not just leave it run and had to keep getting up to shut it off and turn it on again when it started getting cold. There was only one light blanket with no extra blanket. Additionally room 101 is right in front off the lobby which is very close to the highway so it tends to be quite noisy. So between the heating issue and the noise not much sleep. There was a very small refrigerator in the room which we did not use. The rack was broken and there was water inside it. The knob for the temperature setting was missing so we had no way knowing what it was set at. The bathroom was nice except hot water would range between hot, warm, and cold. As such we were not interested in getting a cold shower surprise. There were two end tables by the bed. One was lopsided so you couldn't put something on it and the lamp wasn't straight.

The communication with the staff. I have stayed there a few times now and I will be booking with them again soon. Although there updating of the property it doesn't disrupt the stay.
Nothing really. Parking is a bit wonky but it is because of the land on that.

The room was as advertised, clean and ready. The owners are working hard during the off season to bring the facility up to a higher standard. There were a few cosmetic deficiencies but it looked like they have a handle on it. Overall very pleased with our stay and the help of the employees.
A microwave in room would be great. Would have liked to have coffee before we set off but can understand during off season you can't have everything.

The location was perfect for where we were going.
The floor was crooked and bed was on an angle because of the floor. It definitely needs upgrading.

I read mixed reviews and was skeptical. I started devising a plan b after I made and paid for my reservation. But didn't have to! It was a charming coastal retreat. Very clean, comfortable beds, good shower pressure and quiet. Parking right outside room.
Staff not always present but a phone call away and very attentive and helpful.

Inn was being renovated so there was only one way in and out. There were no lights in the back parking lot which seemed unsafe

The lighting in our room could have been better. The hair dryer wasn't great. There was no coffee in the morning when we left at 8:00.

The room and facilities were very clean. Nice to have a little balcony and ability to open the door for some fresh air.
Road noise was noticeable. The room could use some furniture: a cabinet or table even, so that the small fridge did not need to be directly on the floor and thus more easily accessible. Many places feature microwaves in the rooms but not here.

relaxed, homey atmosphere. location is perfect! easy walk to Mile Rd which takes you to the ocean. Easy walk to restaurants. Short drive to Racheal Carson sanctuary or Oquinquit shopping district the other way

Absolutely disgusting!!! Do not stay here. The original owners must have sold the place and it has fallen into disrepair. Any sense of charm has been stripped from the place. There is no resemblance whatsoever to the online pictures or reviews. Initial red flags were tattered open flag outside, ripped upholstery in the old couch in the lobby and the sign prominently displaying their No early check out or refunds for any reason sign. The outside balcony to the building was closed off because it was dangerous and falling down. We were originally given a disgusting room with filthy carpet and told the front desk man we could not stay here and that we were leaving. He said there had been a long term renter in that room and he knew it was not in good condition. Should have left then but he reminded us of the no refunds policy and he offered to show us another room which was much better so we decided to stay. Big mistake!!!! Upon further inspection there were holes in the curtains, you could not open the screen door because it was bolted shut and lead to the condemned balcony/walkway, it was in bad need of a paint job, mold around the sink. When we got back from dinner we noticed a BED BUG crawling on the wall!!!!!!!! We immediately packed up our stuff, put the key on the front desk (no one was there at 9pm) and had to find another place to stay. These owners are robbers. They need to shut the place down and fix it up before ever renting rooms.

The facility and room were clean. There were four of us, we rented two separate rooms. Our Double Room with two double beds was upgraded to a handicap room with 1 King and 1 Queen bed with walk in shower.
Our second room was supposed to be a One-Bedroom Apartment with Sofa Bed, 1 queen bed and private kitchen. It was not! It was a very small room with king bed. We had planned the larger room to get together in. When I questioned this at the desk, he replied they switch rooms, and they are all the same prices. He said they do not have a One-Bedroom Apartment with Sofa Bed. I replied it was on the description of the room I booked. My question is why is this room description even on the list and available when you're booking this property. Does booking.com not check what they are advertising? The building itself was locked after 6:30pm until 8:00am in the morning. Very inconvenient for coming back to the hotel from exploring the area. Our departure was before 8:00am and had to make multiple trips to get our luggage thus, unlocking the door to get out and back in again. I'm not a coffee drinker, but many complaints from other guests about no coffee until 8:00am, if you were lucky. I would not have booked this hotel without the One-Bedroom Apartment with Sofa Bed. Not worth what we paid for the two rooms!!!!!

The location was good. It was central to different parts of Maine and there were some good restaurant around.
The hotel was terrible and needs major repairs. The ceiling was falling out, cobwebs all over, the shower rod and curtain rings were rusty and orange, the AC was blowing black stuff on the bed. The bed was much smaller than a queen.

To use air conditioner you had to climb onto top of bed to reach. I’m 67. Tilt him I’m too old to climb like a monkey in the middle of the night. Insane. When I asked for a different room he refused and said I had agreed to the reservation. Only when another employee came in did she help me move to different room

The beds were comfortable
They were a bit disorganized. They had just opened that day. The WiFi was spotty at best. I asked about maybe getting a WiFi extender, but they didn't think one was called for. The signal for McDonald's was stronger at times, and that was located across the road and down the street. I asked about getting a partial refund, but was told that wouldn't happen. I complained each day about the lack of WiFi. After the first day, my TV wouldn't turn on. I told the guy at the desk and he tried to trouble shoot, but was unsuccessful. He said he would call the repairman the next day. I replied with the fact that I would be without my computer or TV for a whole day. He said I could change rooms. He didn't offer to help me move my things to the next room. The TV in that room worked, but each time I changed the channel I had to go up to the TV and point remote up under TV. I didn't complain about that. My other complaints were overlooked, so I didn't see the point.

Pretty, clean and safe room. They communicated well and allowed me to arrive late and left a key available. ( A little unsure of the safety of that??) but hotels do it at times. Sometimes in Europe, they often get mad if you want to arrive late and even don't try to accomodate you, leaving you without a room!!
The kid at the front desk was nice to visit with and gave me some great tips about the surrounding area. I would definitely return. Handy location!

Great location! Easy to get to, and close to the beach and great eateries. VERY clean, and FANTASTIC staff! They were so kind and accommodating and friendly....
Not much. The decks could use a paint job, and maybe a little updating in the bathroom (I'm really nit-pickin here, because the place was SO clean and comfortable)
