Clean and quiet room in central location

Loved that it was self check in, made it easy to get settled in. Located on a quiet road, so had a great nights sleep! Central location meant it was easy to get to the places I wanted to visit in Brighton. There’s loads of restaurants & cafes nearby and also not far from the beach. I arrived a little early so popped in to drop off my bag and the staff were super helpful, popped my backpack in a safe place until my room was ready and when I popped back later to check into my room, my bag was inside my room. Loved that there were sachets of oat milk among the tea and coffee making facilities! Overall I loved my stay here , very clean and cosy, will definitely return in the future when I visit Brighton!

Nice stay in Brighton

- the owner/ host John is really nice - good location that is close to the beach and the city centre without much of the noise

- because it is an old building (Georgian??), insulation is pretty much non-exist, and you could feel the cold through the single glazed window even with the window completely shutted. While the curtain helps a bit, could still feel the cold. Maybe considering retrofitting to a double glazed window which should help a bit in the energy consumption from heater and energy bill

Central, comfy, chic and well priced.

Excellent location for ease of getting around Brighton. Nothing too much trouble for the hosts. Really comfy bed and the sheets were so soft and clean. Shower worked well. Will return whenever I visit Brighton.

It was fine

It was clean and safe

It was noisy as you could everything other residents were doing. Not good for people with mobility issues. It was either really cold or really hot. Bed was lumpy.

Had a lovely stay. The guesthouse has been nicely done up, and I loved the art work. The bed was very comfortable. It was very quiet, I didn't see anyone outside of when I first arrived at the property.

As I was travelling alone would have been nice to see hosts around to chat to, get some recommendations for the area. But certainly some people would prefer the quiet!!

Comfortable and welcoming accommodation in the heart of Kemptown.

Colson House is run by two very helpful and friendly hosts. The location is excellent, in the heart of Kemptown and really close to the sea. The room was smallish as expected but had a surprisingly spacious shower room upstairs. The house is characterful as are the rooms. The decor and furnishings are immaculate. No breakfast provided but Wolfox cafe round the corner on St James’s Street serves an amazing breakfast/brunch menu with great coffee.

Despite the large size of the bathroom the shower enclosure is really small. A couple of hooks on the door for wet coats would be useful.

Pleasant stay

Great location ,mins walk to Brighton beach and restaurants,shopping all close by and Famous Pier only 10 mins walk. Lovely clean small hotel .lovely welcome from David and even text me to ask when I would be arriving and to text anything I needed was nice. wifi worked well . It was a busy week as they had the mods festival on ( mopeds) and rates were at a premium ,lucky I booked months ago .

I hate complaining but I was in a small single room at top floor , ''mind you difficult with big luggage and if you have mobility issues with steep stairs'' , with the amazing weather in the UK it was quite warm at the top . The small fan provided was inadequate and I couldnt seem to open the windows I just needed more muscle power :) Bathroom was very small and shower pressure was on the weaker side .

Lovely guesthouse

Really lovely clean room. We had the room with stairs up to the bathroom which we loved as made the room feel bigger. Hosts were very helpful and friendly. We were given parking permits and managed to park just up the road. Location was great, walking distance to bars, restaurants and shops. 10/10, thank you :)

Simply the Best!

This is the best guesthouse I have ever stayed in. The hospitality of the hosts Billy and John makes you feel like you are visiting your best friends who become them:)) I will definitely go back there. Highly Highly recommended!

We had a lovely stay at Colson House. Some bottled water in the room would have been a nice touch especially in the cur

The location of this property is brilliant. The rooms are well equipped and clean.

We had to park a few streets away which isn’t ideal.
