Good location, liked the small villa vibe.

Nice little vacation oasis. I like that it was a full villa I could stay with my friends together. Quiet convenient.

The shower needs a bit of a scrub.

Hidden gem for family group looking for comfort and fun

The place is a little gem hidden in the busy Tulum streets. It’s quiet, the room is very big, it has everything you need inside! Each room Ba sits private balcony. Our kids slept in the mezzanine and loved to have their own little area. The beds are super comfortable (and I’m a difficult one!). The pool is a big bonus as Tulum is very hot and only beaches. Better to rent a car and move around with the car. Private parking available for free. There is absolutely everything next door: amazing breakfast places, beautiful trendy restaurants, supermarket, bars etc. The owner, Ali, is amazing. He’s friendly and really care about his guests. He gave us the best tips about Tulum, without him it wouldn’t have been the same. We even had a dinner together with him and the family! You can even rent the whole place and privatise it if you are a big group, price is super affordable for the quality! Next time in Tulum I will return at Alicat villas! Thank you Ali!!

dirty bed sheets. dirty curleries, plates and glasses. bad wifi signal, from 3 networks we were able to take wifi from only 1 and wasn’t good

Very nice stay, good for the eyes everything is beautiful

plantes, pathway to the apartment, all in wood, nice ceiling high.

bathroom was not in very good shape. Water pressure at the shower.

Really good option in Tulum

Very nice and big room, 10 min walk to the city center. Due to this fact it´s in a very quiet and safe surrounding. Friendly and helpful staff and everything clean. Definitely a good Option!

A little bit far away from all the action, but nice, well preserved villas. Bike or scooter / car is recomdnded. Verry easy check in and check out. I really liked it there.

the accomodation was perfect, if you have a car it is easy to go everywhere. the place is quite, bed is comfortable, huge bathroom, shower also with hand shower with hot water,

The owner is great! He provided very helpful instructions on Tulum—restaurant, fun places, groceries.. also Ali was so kind in allowing our early check in. The room is very well equipped and spacious, clean, good hot water, great wifi, everything is so nice!

We really enjoyed our stay.

The property is beautiful. My son is learning to swim and really enjoyed the pool. The kitchen is well equipped with plates, cups, utensils, etc., though the coffee pot lacked filters. AC & WiFi worked well. Water in the shower was nice and hot. Convenience store is right next door and was very . . . convenient.

Great value, and great for instagram pics!

We were a group of 12 and all slept comfortably. Only the king beds had 2 girls in them otherwise everyone had their own beds. More than 12, some girls would have had to share the double beds. It's a good 15 min walk to town and taxis know the street which is great. Some cute breakfast places very close as well. Very cute place as far as photos with the girls goes, and Ali was very kind to set us up with a large table outside for when we had a chef come in to cook for us. Overall, happy with our choice to stay here for my bachelorette. :) Thank you for accommodating us, Ali!

This place is great value for money. With that, comes a few quirks - no kitchen sink in the kitchen (of 2/4 rooms). They're really kitchenettes. I'm sure Ali will have it sorted by now but we did have multiple leaks while we were there - from the ceilings and leaky air-conditioning that leaked onto a bed. Location wise, It's a bit of a walk into town, but as I say: this is great value for money and we were happy here. It was quiet, so though the Google images show construction nearby, it didn't bother us (much is finished or finishing). We were here for 4 nights, and a second towel would have been nice but again, it was fine - just know that you get one towel each for your stay.
