Todo! Mi mejor alojamiento en México. La habitación era perfecta, espaciosa, con todo lo necesario. WiFi funcionaba bien, tenía cocina, refrigerador, tv. La terraza de arriba muy agradable ! Si arriendas auto hay opción a estacionamiento afuera, en la calle. Si arriendas bicicleta se puede dejar adentro. La ubicacion es muy cerca del centro de Tulum y del ADO, a 2 min caminando, lo que fue genial porque no hay ruido por las noches y se logra descansar muy bien! Gary y Miguel muy amables los dos!
Solo recomendaría a los futuros huéspedes pagar con efectivo ya que yo tuve algunos problemas con la plataforma de wise, así que lo mejor es llevar efectivo, sin dudas!

Die zentrale Lage war super. Es ist sehr ruhig, die Taxizentrale ist gleich gegenüber und viele leckere einheimische Lokale sind gleich nebenan.
Wir haben uns immer sicher gefühlt, das Zimmer war immer sauber und die Kommunikation, sowohl mit den Inhabern als auch mit dessen Angestelltem, hat super geklappt. Alle war super nett und hilfsbereit.
Das einzige, was mir zu der Frage einfällt ist, dass die Messer etwas schärfer sein könnten, aber das ist nicht wirklich schlimm. Es war wirklich alles toll.

We loved it so much we extended our stay! This place is a haven in Tulum. It is so close to the ADO station and the amazing main strip, yet completely quiet. It’s also perfect for staying cool on the super hot days - lots of shade by the pool and great aircon. Gary and the team are so helpful and friendly- there for anything you need! Also such good value for money. Our stay was part of our honeymoon, and we weren’t disappointed.

We enjoyed our stay at this hotel. The staff was exceptionally friendly and provided us with helpful suggestions for dining options in the area and transportation. The room was quite spacious, with a nice kitchen and the bathroom had a nice shower. We recommend.
The pool was a bit disappointing, but since Tulum has so many nice beaches you won't probably use it anyway.
The location could be better, it is a bit far away (it is good if you're renting a car because there's a lot of parking space). We got around using colectivos and bikes.

Unser Aufenthalt in dieser Unterkunft war außergewöhnlich angenehm. Der Gastgeber war überaus höflich und immer bereit, uns wertvolle Tipps für die Region zu geben. Bereits vor unserer Ankunft erhielten wir eine Nachricht mit verschiedenen Möglichkeiten, die Stadt zu erkunden. Die Sauberkeit des Hotels war hervorragend, die Einrichtung gefiel uns außerordentlich gut und das Bett war äußerst bequem. Alles in allem war unser Aufenthalt hier mehr als zufriedenstellend. Wir können diese Unterkunft wärmstens empfehlen!
Eine Türe ins Bad/Wc wäre noch gut.

I have been here before and loved it but booked somewhere cheaper this time. I immediately canceled the other location and booked this (lucky they had space). It’s clean, safe, and at quieter end of tulum. It’s beside ADO, bike rentals, gym tulum and there is a good /cheap fruiteria down the street on other side ado. Great kitchen and super clean fridge. Free water refill. Hot water shower and toiletries.

En la reserva se indicaba: ”Pagarás por adelantado un 50% del precio total después de hacer la reserva”. No fue así y tuve que pagar el 100% allí. El dueño me dijo que pagase o bien en metálico o bien a través de una app llamada Wise que debía de instalar en mi movil, opción que descarté por compleja y menos económica: finalmente saqué el dinero de un cajero automático en Tulum.
Hay propietarios de pisos o apartamentos que –habiéndolos contratado a través de Booking- no quieren usar el pago con la tarjeta de crédito que está registrada en Booking como garantía y método de pago porque les quitan una comisión del 5%. Y así, la comodidad de ellos se convierte en incomodidad para sus clientes.

Very comfy bed and a nice room layout. The host has worked in hotels and hospitality before and this shows in the way the room has been laid out: electricity sockets in the right places, quiet fridge, nice bedlinen, clean white towels, filtered water provided downstairs. This solid level of consideration stood out to me - hosts have clearly designed the place to have the optimum usability. It was very comfortable to stay here.
Would recommend adding a washing machine in the complex (there are multiple units rented in this building). Not sure if possible as water and electricity are expensive in the area. Anyway, a laundry place is located nearby so that solves the problem, but having this on site would make this place 10/10.

Die Lage und Gary der Gastgeber. Er war sehr hilfsbereit.
Der Geruch im Zimmer war nicht gut. Es roch modrig und feucht. Die Zimmer sind sehr hellhörig. Unser Zimmer im Erdgeschoss war sehr dunkel. Im Badezimmer fehlt definitiv eine Tür. Man hört alles wenn man im Bett liegt!

Eine super schöne moderne Unterkunft. Die Zimmer sind groß und wie kleine Einraum Appartements gestaltet. Wir haben uns hier auch selbst Frühstück gemacht. Draußen kann man gemütlich sitzen. Ins Zentrum sind es nur wenige Minuten zu Fuß. Der Kontakt mit dem Vermieter hat auch wunderbar funktioniert. Ganz lieben Dank für den schönen Aufenthalt!

The kitchen it was small but functional everything that you needed! The bathroom is cute I really like the styling of this unit.
Close by a lot of bike rentals it is on a quiet street amongst locals

The flat was spacious and very clean and Miguel was at hand for anything we need, including recommending good restuarants. There was even tea and coffee making facilities available by the poolside and lots of brochures for things to do or places to visit. Water was provided free, you can help yourself to it. Wifi was super fast and free.
It was conveniently located near the town and was in quiet and safe neighbourhood.
It was amazing value for such a lovely, well equipped flat and we were very happy staying there.

Limpieza, ubicación, aire acondicionado.
Se fue el agua en nuestro segundo día a las 14h cuando habíamos vuelto de la playa. Estuvimos sin agua hasta el final de nuestra estancia. Nos fuimos el día siguiente a las 8am cuando aún no había agua. No recibimos ningún tipo de disculpas ni alternativa ni compensación del propietario, que no encontró ninguna solución.
Además, nadie nos avisó de que el pago con tarjeta era tan complejo, había que darse de alta en una web, procesar tus documentos allí y hacer transferencia internacional con comisión.
Por estos motivos, no lo recomiendo absolutamente.
**Añado más detalles después de leer la respuesta del propietario, que no es del todo sincera: no fueron sólo unas horas durante la noche. Estuvimos desde mediodía hasta la mañana siguiente. Quisimos ir a comer al apartamento sobre las 14h, ducharnos y cocinar, y no pudimos hacer uso de ninguno de esos servicios por los que habíamos pagado. El baño se podía usar, claro, el wc sí, pero sin agua, tanto el wc como el lavamanos, ni ducha, nada de eso funcionaba. Esto implica los olores y demás incomodidades que os podéis imaginar en un viaje en pareja utilizar el mismo wc y sin agua ni cisterna en funcionamiento durante todo ese tiempo. Además, no pudimos ducharnos antes de nuestra partida como dice, ya que teníamos una excursión contratada a las 9am y cuando me marché a las 8am todavía no había agua, nos tuvimos que ir sin duchar, y estuvimos un día entero sin poder asearnos adecuadamente, en una ciudad donde el calor es muy fuerte y húmedo. Me parece muy mal que el propietario minimice esas incomodidades y no sea honesto al indicar las horas que estuvo el edificio sin agua. De hecho, intenté hablar con él para solicitar una devolución parcial por pasar un día de nuestras vacaciones sin agua, y no obtuve ninguna disculpa ni comprensión al respecto.**
