The breakfast is prepared by 2 nice people, it is good! You can reach the Tulum ruins by a longer walk, and there are beautiful beaches in the area, our favorite was Playa Paraiso.

The hotel expects online check-in, but at arrival the room was not ready, we had to wait 45 minutes. The boss gave us a bottle of wine, which we appreciated. The room is small, there is no furniture to place clothes, you have to get dressed from your suitcase. The room was not cleaned during our 4 days stay, I don't expect some huge effort, but the very minimum is to empty the bin... I did not complain, I threw out the rubbish myself. Late night the iron door of the parking place was constantly moved by the ocean wind, and it made a loud disturbing noise, I went down and fixed it with a stone. At midnight the door was closed, but it still made loud disturbing noise constantly, I had to go down again to fix it with some small stones. There is no paved road in front of a hotel, on the other side of the road a hotel is under construction, which is noisy. The beach is far away by foot, which is true for all hotels in Tulum city. Bicycle rental is 10 USD/day/person.

The hotel looks relatively new! Every room has its own balcony! Fancy swimming pool on the roof top. Fantastic breakfast.

Despite the hotel is new there’s a water problem (weak pressure, drain issue). Quite expensive.

The staff are super helpful and friendly. Breakfast has a small but good selection. The location is in the heart of downtown Tulum and walkable to great bars and restaurants. They also offer a bicycle rental to see the city.

The rooms were smaller than we imagined, hot water in the shower had an inconsistent schedule. Apart from this, we really enjoyed our stay

location- we enjoyed that it was nearby everything and could easily walk downtown. they also have a good breakfast and staff will help with anything you need.

-No cleaning of your room unless you hang the cleaning sign on the door handle -No ventilation in the floor hall which made it very humid and hot -No ventilation in the bathroom which made the bathroom very hot and stink of vomit when the bathroom door was closed -The towels were stinking of vomit, I had to ask for some new towels, which I got -No soap by the hand wash, I had to ask for some soap, which I got -Because of the low number of cooks and the high number of hotel guests waiting for their breakfast plate, I waited for more than 30 minutes until I was picked up by a tour guide for a trip to Chicen Itza , so I didn't get my breakfast. -Bad internet connection -When I checked out, the receptionist didn't even look at me and did not say good bye and thanks for the stay

The service was awful. There was always a problem or issue and the service was unable to fix anything or give a proper solution. We were constantly asking for things missing in the room like towels, water, shampoo. The hotel doesn’t provide hair dryer for every room but you have to ask for it at the reception in exchange on an ID, still they ran out of them. The cleaning was ver very poor.

poor noise insulation, you can hear everything from the hallway and from surrounding areas. you need earplugs to be able to sleep. shower head was blocked with limescale, water was splashing everywhere and only half would make it through. I did tell them about it but they haven’t done anything while I was there.

a little bit of a trek to the beach however perfect location as the path was leading straight down to the beach and the town was great. few building sights around the area but nothing too disruptive

Issues with the balcony door not closing. The Manager said this was an issue with all the rooms. if you have kids wouldnt recommend this hotel due to health and safety. On our second day the electricity and water went and we couldn’t even use the bathroom. They Didn’t offer any solution and had no choice but to check out to the fact that I need access to the toilet at all times due to my medical condition. The manager was not helpful in resolving anything and they kept saying its not their fault. They refused to give me a refund for the day I didnt stay. I have submitted a complaint to booking.com. The hotel didnt have a generator unlike other hotels. I would not recommend anyone to stay in this hotel as the treatment we received was completely unacceptable.

Location was good. Close to bars and restaurants but quite area. Helpful staff. Clean rooms.

Towels were not particularly clean and they were very old. No additional hand towel and when we asked we never got one extra. Slightly overpriced but hotels on the area are mostly overpriced.
