Clean apartment in a more quiet but still central location in Venice. Very large and comfortable unit. Proximity to restaurants and grocery store allows you to make the most of your time in Venice.

the location was great, on the canal rio marin, the water taxi dropped us off in front of the apartment and picked us up there. the supermarket was on the ground floor. the apartment had a kitchen 4 bedrooms 2 baths and a living room. the owner luca was very attentive.

We highly recommend this apartment. The view of the canal was stunning! The apartment is so charming and had plenty of space for our family of 6. Location to the train station was so convenient. Remember the apartment is on the 4 th floor with steps only. We would absolutely stay again.

When you're traveling halfway around the world, it's important that you can trust your host. Luca was fantastic. He met us at the bus drop off and walked us to the apartment. He was flexible during check-in and check-out, and was easily reachable. 10/10 host. The property met our needs well. It sits right on a canal has great views from the front balcony. There were several good restaurants and a grocery market nearby. It's also very close to the train station. The apartment was well stocked. The property was large and easily fit our family of five. The AC was a little complicated to use and you had to be aware of your power/hot water usage (which is pretty standard in many EU rentals). Expect to do a lot of walking. The property is a decent walk to the Rialto Bridge, city center, and Piazza San Marco. It's manageable but something you should know. I would recommend the property based on the size/comfort and the host.

This was the perfect place to stay! Right in the heart of Venice! We loved the canal view. There’s a small balcony where 2 or 3 can stand to watch the action below, with a glass of wine or morning coffee. The owner was super nice and helpful! The place is very clean and adorable!

Spent a week with my husband and two adult 20-something children in Luca’s gorgeous apartment!! It is even lovelier than the listing makes it seem. Comfortable and well-kitted out with everything we needed. And the view of the Rio Marin canal was the icing on the cake! We spent hours over the course of the week watching life along the canal. Communication with Luca was the best I’ve ever experienced in two decades or renting properties. And his niece Benedetta gave us a great welcome and helped us settle in in his place when he had to be away on the day of our arrival. We hope to visit again!! Thank you Luca!!!

Lucca's family home is ideally situated in Venezia, and Lucca is a wonderful, warm and generous host. He and his niece Bernadetta met us at the station and brought us directly to their lovely home. We spent several days exploring the city, and returning to share meals around the big wooden dining table. Lucca made himself available for our every question, and had lovely recommendations for our visit. We highly recommend this rental, and we hope to return one day soon.

Everything was great about this stay. We really got a chance to relax and enjoy the city. Great location for a family!

The host, Luca, was a delight and met us at the canal, right outside the building. His description is very accurate - it really is 6 flights of stairs up to the 3rd story - so please be aware of that. But the location is fantastic! We don't like being in the most touristy section when we travel and this apartment is located in an actual neighborhood. The local supermarket and bars are used by actual locals. It is Venice so, by nature, very touristy but you could actually sleep with the window open with only the occasional "street" (canal) noise. During our stay, we would leave all day, walk to our destination then return for a quick change before dinner at any of the many nearby restaurants. Each day, we saw hundreds of tourists lugging their luggage through the island and felt so fortunate to have found this apartment. We literally pulled up from our water tax, disembarked and carried our luggage up the stairs, only like 10 feet away. We didn't realize what a luxury that was until we saw other people wheeling their luggage through the streets, up and down over canals and over cobblestone. Suddenly, the 6 flights of stairs didn't seem so bad! The kitchen was well equipped for our needs and there was plenty of hot water - even for our 3 teenage/young adult daughters. If we ever go to Venice again, Lucas' apartment will be the first place I try to stay. :)

Great property off the beaten path. Central location easy to explore from. Luca was fabulous and met us and walked us through every aspect of check-in. The apartment was spacious and beautiful. Would recommend highly to anyone coming to Venezia!

The appartment is centrally located, very spacious and offers all you need. There is a supermarket in the house which is very useful. Lucca, the landlord, is very friendly and gave all the advices and infomation we needed. It was easy to get and stay in contact with him. We would rent instantly the appartment once again.

Communication from booking was excellent with the owner. He even met us at the train station and arranged a porter to haul our luggage across the bridges and up the stairs. He spent time to explain all the features of the apartment. The apartment is close to the train station and water buses. It is about 1/2 mile to the Rialto and another 1/2 miles San Marco Plaza. There is a very good Conad Supermarket directly below. Restaurants are plentiful and you can find them near and far. Beds were comfortable and kitchen had everything we needed. The air conditioning works well considering the hot humid weather. The accommodation is good value for the money

This property is located in a great area. There is a grocery store downstairs, and a bakery just across the canal that has great baked goods and coffee! Through the ally is a square that has good restaurants. The proximity to the train station is a plus! Luca made a suggestion to hire someone to take our luggage which was well worth the cost! He helped with securing someone. It’s important to know that there are 4 flights of stairs. Luca was great to communicate with. I would recommend staying here.

Lovely, clean, spacious apartment with beautiful views! Friendly and helpful owner. The grocery store below the apartment was convenient. We also enjoyed the pastry shop across the canal.

Thank you Luca and Venice, our 2019-2020 holiday was superb. The accommodations are as represented on the listing site. Future clients should be aware of the noise factor of the canal and the position of the building near a grocery store. We travel with noise canceling earphones and were not inconvenienced. Another note would be physicality and luggage - six flights of Italian stairs and no elevator. Truth - we did not have an issue with the stairs. What is misrepresented is the superior service and attention of the owner/manager.

The com was good with the owner and the apartment was clean and in a good area. However as it is close to a supermarket and on the canal it was v noisy at night and first thing in the morning (7am). On check out we explained to the owner that we had accidentally broken a side light which we then paid to replace . Unfortunately the owner then accused us of breaking a couple of glasses and a bowl in the apartment. This has left us very disappointed and we wouldn’t return to the property.

Luca was a great host. Easy to connect with and very responsive. Luca even organised is niece to meet us at the train station to guide us to the apartment which was a short walk from the station and water bus stops. The apartment is well appointed with everything you need and in a great location. This is a big apartment by Italian standards. Very comfortable for a family with lots of room. Also, far enough from the busy tourist spots but only a short walk when you are ready to tackle the crowds. The local area offers great restaurants and bars...and there’s a local supermarket downstairs. Very convenient. Living on the canal during our stay only added to the experience we wanted...to live like locals. I highly recommend this beautiful apartment. Thank you Luca!

We really enjoyed the location as it is in a quieter area right on the canal within easy walking distance to the train/bus/ car rental areas and there is a supermarket right downstairs. It was really cool to have Views along the canal from the windows and small balcony. There is also a really great restaurant directly below and a coffee/pastry shop within a 2 minute walk. Lots of space to spread out in the apartment. Easy walking distance to lots of great sites in the city. Luca was a great host with good communication and easy check in/ check out.

Luca was the perfect host. He was so welcoming right from the beginning! Booking was easy and he answered all our questions. His apartment was immaculate and the perfect location to experience Venice. Easy walk from train station. We would highly recommend his place! Plenty of space for a family of five. We have teenage children so the stairs up to his apartment was no issue at all but it is worth mentioning that it is quite a few flights of stairs so may not be suitable for families with young children. If we return to Venice one day and I hope we do, we would definitely stay at his place again.

What a treat to overlook a picturesque canal in Venice. Luca's apartment, full of history, was spacious and comfortable for our family of six. The location was convenient, close to train and bus station, and to vaporetto routes. We even took a gondola ride from the nearby bridge. Conveniently located near the train station and away from tourist congestion, this property is a great base from which to explore the wonderful island of Venice. Close to everything you need — but away from the crowds. There’s even a small grocery store in the adjacent building. Three comfortable bedrooms, a fully equipped kitchen, two full bathrooms, and a sitting/dining area to relax as you see everything this wonderful island has to offer. Luca was a great host with helpful insight and knowledge of the area. I highly recommend this property. Be sure to use a porter service to get to/from the train station and the apartment. It’s only about 20-30 Euros and well worth it. Luca can provide a name of someone trustworthy.

Luca’s apartment is great for grown families. Plenty of space for privacy with great common spaces overlooking Rio Marina canal. Grocery store next to apartment is Very convenient. It is 72 steps up to front door so not good for older folks, but for most people it is worth being on third floor for some natural light. AC and washer/dryer are great features. We would definite stay here again. Small cafe across canal is great for small bits. Trip to Murano was worth it. For our 2 week Italian vacation, Venice and this apartment was a highlight.

Luca, the owner, was very easy to work with and always so helpful in his responses to my many questions. My family and I enjoyed the spacious apartment in a prime, yet much quieter, location in Venice. When we return to Venice, which we will, Luca's place is the only apartment I look forward to reserving again.

Our stay although short was perfect. The apartment had all the necessities our family of 5 could need. All the rooms had AC and everyone loved the location. There was a local market just down stairs at the canal level should we need to buy any groceries. Lucas was very informative and provided a lot of helpful information. We took his recommendation and utilized a porter service to help wit our luggage when we left to the people mover for the cruise and we were so happy we did. Our original connection flight was delayed so much we missed our connection but Lucas was very accommodating to our new arrival time. We loved the unit and wished we could stay longer. Highly recommend.

Our family group of four arrived April 4 and were greeted by Luca at the train station. He walked us to the apartment, provided a tour of the living spaces, and recommended several lovely places to eat. We enjoyed the local bakery every morning. There is also a small grocery store on the ground floor which is well stocked with everything you need. As many reviewers mention, there are many stairs to climb to reach the apartment. We had carry on luggage and had no difficulty. Luca did recommend using porters located at the train station. I would also recommend porters if you have young children or lots of luggage. We enjoyed having a place located in a neighborhood with less noise. Very easy to get to our tours. Also want to mention that you can purchase tickets for the water buses by the train station. A daily pass is 20 euros and is unlimited for 24 hours. We toured outer islands and stopped at San Marco for our tour. Would stay here again. Still many things to see.

Luca was an extremely helpful and attentive host. All the arrangements worked perfectly and he even remembered to tell us that the clocks were changing. The apartment is lovely and feels very authentic - it belonged to Luca's grandfather. The location is very good - close but not too close, to the station - and far away enough from the madness of St Mark's to be not completely overrun by tourists, We heard mostly Italian spoken in the streets nearby. There are very good restaurants close and the Conad supermarket below is also very good. Two things to note - there are 72 steps up to the apartment - no problem for the reasonably fit - and the canal can be a little noisy first thing in the morning with deliveries. We had a wonderful time and would absolutely recommend this apartment. Mark Padmore
