My husband and I had a fabulous stay. The cottage was exactly as advertised. Although we didn't prepare meals the kitchen had everything you could possibly need if you wanted to. Very comfy king sized bed. Beach towels and chairs were very appreciated. The owner was very responsive and helpful up to and during our stay. Just a short walk to beautiful beach and easy access to dining options. Our stay here helped make our anniversary trip very special.

We loved our stay at the Koi Palms Cottage. It was in a great neighborhood location where we could walk to the grocery store, the beach, and restaurants nearby. The bbq grill was great for cooking, and the cottage had everything we needed for our stay. Can't wait to come back!

AMAZING! We had waited two years for this trip and it was beyond worth the wait! The location is perfect - in a quiet neighborhood and only about a 5 minute walk from the beach, and 5 min drive to grocery store and local shops. Tricia and her husband were very helpful in relieving the stress of travel and having groceries already available for us before we arrived. They both gave us the best recommendations to food and activities we would not have found otherwise. The cottage itself was the perfect size, private, and the coy pond was very relaxing. We will definitely be back and highly recommend!

This was easy to book and We loved it! The place was immaculate and they thought of every detail. We walked a few blocks to the beach every day and enjoyed The residential feeling and the activities available. My favorite place in Hawaii so far (this is our fourth trip and we have been to waikiki, north shore, kauai, maui, and the big island). We definately want to return!

We loved the cottage so so so much. We stayed for our honeymoon, and it was the perfect spot—just steps from the best beach in the country, a short walk into an idyllic little beach town with everything you might need, and just half an hour away from Honolulu. We loved exploring the town and the island from here, but you don’t need to go anywhere if you don’t want to. It is a wonderful place to hang out, nosh, read, nap, and just relax in between your O’ahi explorations. We would love to come back, and expect to before long.

Tricia and Eric are outstanding hosts. My wife and I are world travelers and have stayed at over 100 properties on other travel sites. This was our first VRBO and it was amazing. The property location is a short walk from one of the very best beaches on the island. Kailua is not to be missed, not too far away from Honolulu, but far enough to be more relaxing and have its own great vibe. The neighborhood also has Mountain View’s and is lovely for morning walks with coffee. The cottage is fully equipped with all the amenities you or your family could possibly want. Furnishings are high end tommy bahama style and both the king mattress and pull out sofa are very comfortable (we slept there for a week). I can’t recommend your stay here highly enough.

We had a wonderful stay at this property. It had everything you needed to feel right at home and was a short walk to the beach and restaurants in town. The owner was great with communicating all the details we needed and we really enjoyed our stay.

The property is just as described. The cottage is in an excellent location and just 2 blocks' walk to beach access. The cottage was very clean, well organized, exactly what I hoped for. Easy to cook up breakfast in the morning, lots of ice for the cooler to take with us, kitchen equipment great, washer/dryer perfect size. Loved the beautiful shower -- very nice! We enjoyed the outdoor space in the evenings after beaching all day or other excursions. Very relaxing vacation! Our host(s) were very welcoming and helpful with information about local restaurants -- definitely enjoyed Los Garcias and Buzz's Original Steak. We hope to stay here again.

We loved our stay at the Koi Cottage. A wonderful place where you can fall asleep to the sound of the trickling water from the Koi Pond. King bed was very comfortable and there’s a double headed shower to enjoy as well! Would definitely recommend!

This property rental was everything we had hoped for & was perfect for us. Located in a quiet neighborhood, close to the ocean & a relaxing retreat. We were surprised to see a bowl of fruit & treats provided for us. We had our own private entrance & porch. The owner provided us with a cooler & beach towels to use. The town of Kailua had nice restaurants & shops that we also enjoyed. We had a wonderful experience & hope to return one day!

We have been renting Koi Palms for over a decade.. we have Ohana in Hawai’i & returning each year to Koi Palms is our greatest pleasure knowing that our “home” is waiting for us just as we left it; Trisha & Family have become part of our Ohana..Our comfort is knowing they are there for us.... there is no place else we want to be...

Tricia Gerum is a gem as the owner and hostess. The one ample sized bedroom with an excellent king size was just right. There is a sofa in the living room that could accommodate 2 more guests. The entire abode, including the kitchen and bathroom are thoughtfully and tastefully furnished. We used the beach equipment stored in a small shed next to the house...you could not wish for a better beach - a pleasant 2 1/2 blocks away. Thank you; loved your place.

We really enjoyed staying here! Looking out the window at the koi pond was beautiful and hearing the water was peaceful... It’s walking distance to a gorgeous beach without all the people. A perfect getaway!

We really enjoyed our visit in Kailua at Koi Palms. The house is clean, well appointed and well decorated. We enjoyed sitting on the patio and listening to the Koi Pond. We got a special visitor on our last day when the owner's turtle came for a visit as we ate breakfast outside. The AC kept everything really cool at night and even with the AC off while we were away for the day, the place didn't get overly hot. We walked to town for several meals and that was quick and easy. We appreciated the beach items they included, but ended up renting snorkel gear because their snorkel gear was pretty warn. We loved being in Kailua and the house is in a really nice neighborhood. The owners left a few welcome items for us and that was really sweet. Nice, spacious bathroom and really well set up kitchen. Great experience overall!

We loved our stay at the Koi Palms Luxury Cottage. It was perfect for the two of us. The location was unbeatable: short walk to Kailua Beach. Three-minute drive to great shopping and restaurants. The Cottage was perfect.

I rented Koi Palms for my honeymoon and it was perfect. It is located perfectly between the beach and town stores. With a max walking distance of just under 1 mile. If you want to snorkel you can walk 2 miles to Lanikai beach. The property feels very private with a private entrance and lots of plants to screen you from the main house. When you walk through the private gate the bbq and shed with the beach stuff are to the left and the lanai (the patio and front door) is to the right. Through the front door the kitchen is directly in front of you with the couch, bathroom, and bed room to the right in that order. One bedroom wall is shared with the house so you can hear the people in the main house briefly talking or shuffling things around. There was little to none main house noise. It did not keep me from enjoying my honeymoon. It was very clean and cozy. They had a welcome basket for us on the first day with fruit, coffee, and flowers. I would definitely comeback here again.

Everything was beautiful. Finding the location was easy. The rooms were clean and the bathroom was stocked with everything we could need. Our stay was short so we didn't use the kitchen or laundry, but they seemed in good order as well. The only thing that left we wanting was that there was nothing left for us in terms of food. The owners graciously offered to pick up items for us ahead of time, which we would pay back later, but other cottages I have previously stayed in come with a small welcome basket of bagels or muffins, jam, fruit and milk or juice. I think this small addition would make the cottage absolutely perfect.

From book in to check in it was a smooth process. Tricia was so professional and courteous. She even extended a discount for military which a lot of places do not do. We always try to stay in Lanikai but Tricia's place is immensely better. Same type of neighborhood and same distance to the beach which actually is longer so not as crowded. House is thoroughly upgraded and has top notch bedding, towels and kitchen ware. Big big plus is split system A/C units--one for living room and one for bedroom. Also beach equipment is new and not decrepit like other places we have frequented. We will not stay elsewhere from now on!

Koi Palms is located in a quiet and clean neighborhood. The cottage itself is clean, nicely furnished, and just right for two with everything supplied that most people would need. There was plenty of room to have our friends over for dinner and cards. The owners were friendly and accommodating without being intrusive. We enjoyed our short stay and would certainly recommend Koi Palms to family and friends.

Very well maintained and had all the needed things to enjoy our stay and have our daughters and their spouses there for lunch. Easy for us and our family to access the island.

We had a wonderful 4 days in the Koi Palms Cottage. The owners Tricia and Eric are very friendly and professional. This cottage has a private entrance, very clean, quit, beautifully decorated and has everything to make your vacation unforgettable experience. This cottage located near the wonderful Kailua beach. If you are reading this then you probably already know how great Kailua is. And one reason for that is they have regulated vacation rentals. The legal ones are in or attached to a home where real people live. This is a great measure to preserve Kailua but it can make it challenging to find somewhere to stay that is bigger than a studio and has privacy. The Koi Palms fills this need- it has a private entrance, a sitting front room, a kitchen (or as close to a kitchen as the regulations allow) and a separate bedroom- all well maintained and furnished and equipped with quality and attention to detail. Oh and did I mention the location? It simply can't be beat. Walk to downtown, walk to Buzz's, walk to a great quiet beach access point. Perfect. The owners seem to do their best to respect the privacy of their guests, and maintain a calm, quiet environment. The unit is well equipped with beach gear, and the kitchen is set up to be bale to prepare some meals as well. We had asked if they had a larger fry pan and they went out a bought a brand new one for us to use. Much appreciated. The only surprise was that there were no toiletries- not even hand soap for the bathroom which might be expected at this price point but other than that it was near perfect (my wife wished there was a magnifying make up mirror in the bathroom, but that might be pushing it!). We love this remarkable cottage. It is lovely inside and out. The location is so easy for beach and anything in town. The hosts are so helpful and wonderful. It’s our favorite place!

This is our second stay at this property and found it just as delightful as it was the first time! The only difference being the uncooperative "weather"! Even indoors because of pouring rain and higher than average winds the environment was totally relaxing! We will stay here again!!!
