The room is very nice. The ad does say I include complementary luxury beach chair service with rental. When we went to claim our beach chair we were told that this owner does not include it so we had to pay extra for it. When I asked the host about it I was told you have to pay for the service. Also, the building is being worked on so there was not pool open during the visit. We were never notified about this before hand.

The property was amazing. We enjoyed our stay. The only concerns we had was the amounts teens crowding the area. Police officers had to be called to disperse crowds and clear the area.

Owner was very helpful and accommodating. Oved the condo and especially the view!

We loved our week stay here! We enjoyed playing games on the balcony in the morning and spending the afternoon down on the beach! Great location, friendly host, great views, and plenty of space for the 6 of us! Heading down we were afraid the spring break crowds would be too much, but we were pleasantly surprised to be a quieter part of the beach!

To begin with, our host was incredible. Anything we needed, they responded quickly and cordially. The property was just as described in the listing, spacious, accommodating, and with the most beautiful view! It was so nice to have a separate space for everyone in our party (especially since we have two teen girls!) - the way the condo is set up is perfect, each bedroom has a full bath and each "suite" is private enough that you don't have to worry about being on top of one another or disturbing anyone. The balconies are PERFECT, the views of the beach are epic! The condo is stocked with everything you need for a more-than-comfortable stay. We fully intend on staying again! The location is too good, the views are too perfect, and the memories are too valuable! We loved this listing and we highly recommend it! Thank you to Jan, our host, for aiding in making my wife's 40th birthday celebration unforgettable!

The unit was very nice I thought the balcony was bigger all the unit was perfect. However I don't really like the condo complex there's no hot tub it just seems like there could be more amenities

We gathered to celebrate my late Wifes birthday. Her favorite place was PCB, so it was fitting that we celebrate her day there. Awesome CONDO from easy check in, cleanliness and view to include amenities. Definitely recommend.

I could just sit forever on the balcony and soak in the beautiful view while listening to the waves gently lapping on the beach. We really enjoyed our stay at this condo and the layout was fabulous for our family. We enjoyed the fact that each bedroom has its own en suite bathroom. The kitchen was well stocked and the entire condo was very clean. I loved the condo was well decorated and not overly beachy with lots of palm trees, flip-flops, seashells and other tacky knick-knacks. Jan was amazing and easy to work with. We loved how close the pier was and the location was convenient to grocery stores and anything else you might need. I was also impressed with how well the overall property of Sterling Reef was maintained. Each day we saw someone putting out pine straw, blowing off walks, sealing tile, cleaning the elevators, painting, etc. I've never seen a property so well maintained. Would I rent again? Without question, YES!

The condo was perfect for our family of 9 including our 3 young grandchildren. Everything was nice and clean and the large balcony was a big plus. We would definitely stay here again

Property was very comfortable and quiet. The view from our balconies were amazing. Love that the temperature could be controlled separately throughout the suite. This unit was perfect for our family everyone had their own space and we were not on top of each other.

The property was fantastic and was at a great location.

The views from the balcony and master bedroom is breath taking. There were a few hiccups with our stay. 1: I would say the owner probably needs to hire a new cleaning company; when we first arrived first thing I noticed was the floors were still pretty sandy (which being at the beach and the color of the tile, I didn't dwell on that too much) and dirty as you quickly noticed your feet were black when walking barefoot. 2: AC not working properly and it was HOT!! BUT when contacting the owner she was extremely nice and tried everything in her power to accommodate us and get the AC working correctly and quickly. She offered to have the cleaning company come back out and clean, but I did decline as we were tired from the long 13-14 hr drive and already started to unpack our stuff. I kinda feel like the cleaning company is using dirty mops & maybe water also and you could tell they are not dusting after every stay as there was accumulation of dust on the ceiling fans and dressers. Other than these two issues our stay was great! You cannot beat the views from the balcony and that VIEW from the master bedroom is absolutely breathtaking. The owner herself is probably the best I have worked with, she was truly sorry for the AC and was in constant communication with us daily with letting us know the updates. The size of the condo is perfect for a family and the extra bedding just in case you needed it. Will definitely stay again

Our stay was absolutely amazing! The condo was very spacious and accommodating for our group of 8 along with breathtaking views!!! The beach chairs, sand toys, and boards were a very nice touch as well for the kids (we bought some before arriving and left them for the next family to enjoy)! Communication was with owner and manager were stellar as well! Book it, you will not regret it!

Another Wonderful Stay at PCB!!! Condo was nice and plenty of room for 8 people. We had a hiccup but it was taken care of timely and check in was easy!

It was a very spacious and well kept condo

Area was great. Close to everything. The condo itself wasn’t as clean as we thought it should have been when we arrived. Utility room doors were filthy. No sheets in the condo for the pull-out sofa bed. Had to buy our own sheets because it took 2 to 3 days for maintenance to bring them. Patio doors were very difficult to open and close. The lock off door does not close. All comforters were found in the master closet on the floor and not on the beds as instructed. The sofa was in terrible condition. Hopefully, these items will be addressed for your next guests.

Upon arrival we had to wait 20 minutes past our check in time which then the cleaning was still being performed. I noticed a big Janitorial black mop being used, after finally getting checked in we noticed, ALL the floors were quite greasy, blood stains on the comforter in the bedroom off from kitchen, greasy smears on the headboard located off hallway in separate bedroom known as inlaw Suite which also had 1 inch dust on the fan above the bed, the livingrooom couch cover had either blood or jelly on it. the kitchen refrigerator had missing rails on the door and inside freezer was dirty the top of it had grease and dust ( wasnt cleaned in awhile) and garbage can was not wiped down. We made our way into the Master bedroom to find the dresser, nightstand and Tv had not been wiped down which had residual and dust all over. The madter bath has a chip in the floor. The unit has a set thermastat and you will freeze so be sure to bring some form of long sleeves to wear in the condo. The patio doors fog do badly along with the master room big window it makes it hard to see out, ohh the sliding doors be prepared to have muscles because they are like sliding bricks that want to jump track, i contacted the owner Jan who wanted to interrupt our vaction time by sending the cleaning guy again (of course we declined) we were already late getting into it. owner said shed see about getting little refund back , its been over a wk, i also have text messages with all pictures that i took!

We had the best time in PCB and a great reason is the location of this property. The beach section that we can access is by far the cleanest and best looking section. The currents were not as bad in this location as other ones. The views of the place are epic and pictures will never do it justice. We were very comfortable with the space and amenities and we were a large group (8). There are multiple places close by for entertainment, groceries, food, etc. Jan and Robert were awesome at answering questions in a timely manner. Definitely a place we will keep in a short list for when we come back.

The condo could have been cleaner, we had to wear shoes inside or our feet were black with dirt. Some furniture prices are worn down/ almost broken and some wear and tear is clearly visible throughout. Location was amazing and we had a great time in Panama City beach. If you have elders in your party they will have a hard time using this beach, long way to the water in soft sand. Kitchen was well stocked with cookware and utensils. It was amazing to sit and eat dinner on the balcony and watch the waves.

Everything was great nice room and beautiful views. Just wish we would have came about the end of July. We stayed from June 3rd -10th and the ocean was cold and the pool was extremely cold. Lesson learned will be coming later from here on out. Oh and there are only 2 elevators for this condo so expect long waits on the elevators.

This condo was clean, updated, and had everything we needed for our annual girls trip to PCB. It was spacious, and had a great view. Definitely recommend!

This room fit our vacation perectly, not only the room and huge balcony, but the location is perectly centered on front beach road. You are within minutes of food, fun, and Walmart for everything you could need. The views are wonderful from the 10th floor. Two master bedrooms with own bathrooms was perfect for my family to get ready for dinner and the beach, there is even a third bedroom with bathroom we didn’t use but was there. We will definitely be back with our kids as this condo is perfect for a family of 5 and up!!! Thank you Jan!!

The place was very clean. The location is amazing. It was the perfect situation for my family of four and my mom and dad came too. The double masters was great for us. Communication with the property manager was really good. We would definitely stay here again.

I really enjoyed my stay but upon check in My wife and I had to purchase a mop and bleach because housekeeping did a terrible job on floors. Great place but needs better cleaning staff. The floor under the couch had not been swept or mopped in quite some time. Also The sheets on master bed were put on upside down and wrong, Integrity in what they're doing is what's missing

We absolutely loved our stay here. It was clean and the perfect size for our family of 9. One of our first reasons for booking this was the view and it was incredible. We met Robert at check in who was extremely helpful and let us know if we needed anything to let him know then later received a message from Jan making sure our check in process was smooth. Everything exceeded our expectations. We are already trying to plan a trip back and no place else we would rather stay.

Had a great time. Going back soon
