This property was a great place to stay! The check-in process was easy and the accommodations were clean & comfy. It's a good central location for car trips up the Maine coast, and to Vermont, New Hampshire and Massachusetts!

Couldn’t say enough about this location. To step outside to the beach and have all shops, bars, restaurants right there was unreal. Beautiful condo huge deck & great indoor pool! I wouldn’t stay anywhere else on OOB 5 stars for me!

I was here with my older parents daughters and grandchildren. Everything was like the post said. Condo was clean and very comfy. It had everything we needed. The staff and the resort was very helpful and nice especially Tom. Thank you for a wonder Weekend. We will definitely stay here again.

The communication from the property owner and the on-site property manager was superb. Room was great!

Very spacious and tidy. Right on the beach made itideal for walks along the ocean. It was off season so very little was open, but it was a short ride to Portland. It was a great home base and a quiet retreat to return to after a day’s adventure.

On this girl's trip, 4 sisters/cousins gathered to celebrate the bride under the theme of "she found her lobster" (hear Phoebe from Friends). The unit at the Grand Victorian was clean, spacious, and just the space we needed to be able to relax, catch up, and celebrate our bride just as we had hoped. The kitchen had abundant counter and floor space making it easy to prep meals and drinks, the 2 bedrooms and 2 bathrooms were designed so that none of us were ever crowding out the others as we were getting ready to go out for the day, and the porch was long enough and had seating so we could all enjoy the evening sunset together. Check-in was easy as the groundskeeper stayed in communication with us day of, and gave his number to call in case of emergency (never had one though). Our parking spot was numbered so we never had to worry about finding a place to park regardless of when we came back onto the property. This location was most ideal as it is only about 22 min to PWM and maybe 25-30 to the downtown Portland wharfs. Would definitely consider staying here again if we come back to this area.

The condo was a good location for our day trips to Portland, lighthouses, coastal villages and inland sights. Not much in OOB in October--including slim pickings on restaurants--but that was fine. "The Shack" restaurant has great seafood so we ate there one night and did some take out from them other nights. Condo was clean, quiet and no surprises as the listing is very accurate.

The rooms are very large, modern kitchen. Very close to beach, restaurants, bars.

This was a wonderful rental, perfect for our group of six people. Everything was as advertised, it was a comfortable, well maintained and very clean. The location is perfect, close to the beach and downtown activities. The owner was very attentive and easy to work with. We are already talking about going back again.

The reason for the 1 star review is this. The refrigerator did not function such that we had to take our foods and frozen items to a second room to prevent them from spoiling. The owner was informed of this but did not correct it.. There were no sheets for the hide-a-bed in the living room. There was so little toilet paper that we had to request it multiple times from the front desk . The front door lock stopped working and had to be drilled and replaced. This delayed us several hours for planned activities.

Nice, comfortable condo. Wheelchair accessible throughout although the bathrooms are not equipped with grab bars or shower benches or anything like that. Yes staff was extremely helpful and accommodating. We were thrilled that there was a beach wheelchair to borrow. Great central location, close to everything and right on the beach.

We will definitely stay here again. Our condo was very clean the beds were very comfortable. There are a lot of shops and restaurants close by, and the beach was right out our door.

Great experience overall. The location is perfect. The owner was accessible and communication was very good. The place was very clean. One very disappointing thing was we didn’t realize the “master suite” is the room with 2 queen beds. So we had no choice but to give the kids that room which has the master bath in it and access to the balcony area!! We were so bummed. The king room is a small bedroom with a bath across the hall. So my kids got spoiled big time. That should be very clearly written in the write up. Also, TV’s were super small and ancient. For us, I’d rent at this location again, but not the same set up where we don’t get the “master bed and bath” to ourselves.

This place was excellent all around!! The condo itself was beautiful, clean, and more than enough room for our party of four adults. The check in process was easy and informative! The condo itself was in the optimal location for anyone trying to enjoy OOB and all it has to offer! Steps from the beach, the pier, the shops, and palace playland. This condo also comes with two parking spots which is very rare in OOB. All around wonderful experience and will certainly be looking to book again for future family vacations!!

We were refunded the cleaning fee after words with owner, should never have been necessary. Would not stay there again. Have stayed in same building with other owner - very clean and helpful and much cheaper.

My husband and I, our two small children ages 4 and 5 along with my parents traveled to Old Orchard Beach for a family vacation. Overall we had a great stay, the owner was very kind, the condo was immaculate and it was oceanfront, a few steps from the beach and in the heart of the town! For families with small children, this condo was not friendly for kids... there wasn’t a deadbolt (Or high chainlock or any second lock) on the inside of the door, so my 4 and 5 year old (one has autism) was constantly just opening the door and running into the hallway. We had to barricade the door so they couldn’t escape. This unit is directly next to the elevator. Also same with the double doors in the back room (the room with two queens) and the living room doors. They could just open the door and run onto the outdoor deck-the living room door is harder to open but my kids figured it out. Being on the 3rd floor I worried a lot! My children LOVED the trains going by, they counted each one every day. The one at 10 pm and midnight though would startle and wake us all up every night though because it is extraordinarily loud as this unit is all the way at the back of the building on the street right next to the tracks. I will also say that frequently we heard fights, yelling, cars revving engines, and obscenities in the evening night time. It is a very loud bustling location so if you aren’t bothered by that then this will be a great spot! As far as accessibility for handicapped-the unit has two parking spots for guests. One in the lot, and one in an overflow lot which you have to park about 0.75 miles away. My dad is handicapped so we gave him our spot and then it was about a 10 minute walk to our car which was tough with two small kids. Also, when you enter the building there are about 5 steps to get up to get to the elevator. There is a lift for luggage/disabled but over the course of the week it wasn’t working most of the time. The building manager was very friendly and would fix it without issues. That being said-you couldn’t ask for a better location with it being right on the ocean. I have gone to OOB with my family every year since I was a child. I will be back! I just will probably pick another unit closer to the front of the building for a more serene experience. We had a wonderful stay regardless...and we made many memories. Thank you for a great week!

Place is exactly as described online. Very clean and everything one need for a comfortable vacation. Easy communication with owner who was attentive and responding on time. Would recommend this place.

Great condo with everything we needed! It was clean and nicely decorated...very comfortable! Grand Victorian is right on the beach with indoor pool and right in the heart of the action! Great vacation!

As advertised, great location, our fourth at this facility. All we hoped it would be.

We stayed here in September and it was much quieter than during the summer.. However the rides were not open (even on the weekend) which was a disappointment. Several restaurants were also closed (including Dunkin Donuts) but we managed to find enough. Nice to have an indoor pool.

If OOB is you desired vacation destination, this is the best location for the action and entertainment.

Positives - easy walk across small parking lot to the beach, next door to amusement park, lots of nice shops in and near the condo complex including the Old Orchard Beach pier, excellent management at the facility, easy to work with owner of condo, 1 parking space on property (great to store all your beach stuff in that car for easy access when going to beach) plus one other parking space off site, spacious condo that slept out large family of 8 with ease, 30 min from Portland ME airport, easy drive to other Maine beaches (Wells, Ogunquit, York...30 to 45 min depending on beach) Negatives - “negative” is too strong a word here as I expected these things given the location of the condo. But if you are expecting a quiet place, realize this condo is literally in the heart of the commercial district. With all the positives listed above come the negatives of a lot of people as well as the sounds of night life. Live music, active train, and night life sounds were particular prevalent Friday and Saturday. The ocean view is across a parking lot and over a restaurant. Overall, we really enjoyed this unit. Our kids were always so tired from all the events of the day that the night sounds didn’t impact sleep at all. If you go in with the right expectations you will love this property and working with this owner / management team.

Aside from loud music from across the street on Saturday night this place was amazing. Close to everything!
