Cleanliness, friendliness, good room
Loud noise at night from nearby discotheque
Not enough breakfast options

The room design is nice
1. The hotel is right next to a night club, THERE IS EXTREMELY LOUD MUSIC EVERYDAY UNTIL 2AM, do not count on sleeping before 2AM.
2. There was a problem with the water (no shower, faucets or way to flush water in the toilet) during the whole day.
3. The most terrible customer service we ever experienced.

The staff was exceptional and very friendly. My daughter and I used the hotel's bikes to bike to the Mayan ruins and then to the beach, which we highly recommend since without bikes, it is a very long walk from the entrance gate to the ruins/beach. The location is a very good spot, very close to many good restaurants and shops.
It was a little loud sometimes at night because of the night club down the street, but it didn't really bother us much.

The room was great - the AC working was a plus point - Location was perfect as it was a street away from the main strip. The only drawback was that friday night onwards - there was a lot of noise in the neighbouring area - either people were singing Karaoke but it went on for a while till almost 2 am.
Overall, thank you all so much for your wonderful hospitality - the place was amazing and centrally located. It was really nice to stay at the Latino Boutique and you made our stay very comfortable and memorable.
The bikes were broken when we wanted to take it for a ride and didn't get fixed during our 7 day stay which a bummer as we would have loved to ride the bikes around town.

We enjoyed our stay for the comfortable room and the nicest stuff. there was also coffee in the morning, option to use the place’ bicycles and a nice pool.
The room was a little dark, we were on the ground floor and the only window faced the common area.

I called the day booking to ask if their single beds (I needed to separate beds) were on the ground floor since I was traveling with my 81 yr old mom. Staff replied yes and I booked the room. We were both super surprised because the "twin beds" were actually 2 doubles, the room also had dining and kitchen area, a hammock to hang outside if you wanted, pool towels, shower towels, TV, plates and glasses in the kitchen, microwave and a closet. Room was larger than expected and the hotel was very quiet. We went AFTER spring break and our room was in the back so little to no street noise. Plenty of places to eat since it is a block away from the main road. We were not there for the beach - just passing. It was great!
all was good.

Pool could’ve been cleaned a bit better but we didn’t use it anyway

Everything was as according to the hotel description. The design of the room was beautiful especially the mural.
There was a gentle whiff of sewer when I was on the terrace, it may have come from adjoining properties.

This is a darling hotel. It's off the main avenue and very easy to walk to from the Ado. The staff at the desk were two young folks who made me feel very welcome and answered lots of questions I asked about local attractions. The room was spacious, with lots of seating, a desk, outlets, a fan with a remote for three speeds, an excellent ac, storage, large tv with Netflix, plenty of lighting and outlets, a hammock I could string up, nice bathroom (though might be a bit small if you're 6 feet or larger bodied) with a overhead shower, all the toiletries, shelving, strong water pressure, and towels for use in the pool or to take to the beach as well as use in the room. The room was on the first floor (Pitahaya) and overlooked a hallway that is arranged around a central courtyard and a cute small pool area. The upstairs level has an open seating area and kitchen counter, while the downstairs pool also has seating and kitchen area with microwave and a filtered water canister one can use to refill bottles or the large water jug in one's room. Access to rooms was with metal keys while access to the main door was a code, and post midnight access involves ringing the bell to have the night desk let you in. The wifi was strong (just make sure to type the password exactly--i overlooked the capital letters but they quickly pointed out what I mistyped). I was a solo traveler and felt very safe. It's really quite perfect.
I couldn't figure out the hot water in the shower (C or F were both cold) but it's so mild even in thei winter that it wasn't a big deal.

One of the best stays in Mexico. we had the best shower after a very long time. everything was clean and smelt good and fresh. the two cats were adorable! we didn’t use the pool but it looked nice/ the fridge and the microwave was so handy. we were helped by the loviest person during check in who helped us organise and book our dinner and give us options! the location was also good super close to restaurants and bars and there are shops around. you can hire bicycles and motorbikes. will be back again !
everything was amazing and we had a great stay. It would have been easier if they had more English but we were fine regardless.

The room was beautiful, spacious, huge tv with Netflix’s. great shower, comfy huge bed. The jacuzzi and hammock outside were great and got the sun at the end of the day.
it was in the busy area so quite noisey at night, but I still managed to get to sleep so wasn’t that bad.

- amazing hotel with great value for money
- we really enjoyed our stay which is why we ended up staying one night longer than planned
- very clean rooms with comfy beds
- very nice and helpful staff
- one street away from the main street in Tulum so great location
- this hotel might be not an option if you're allergic to cats since the hotel hosts two cute cats who might end up sneaking in your room if you leave your door open and don't pay attention (if that happens the staff will help you quickly)

great location, helpful and nice staff, comfortable and large rooms with great decor, nice bathroom / shower and overall feeling of the ambience. the cats , tino and Catalina, were definitively the best attraction. they have bikes for renting free of charge which is handy to go to cenotes or beach or circulate in downtown.
I like it overall but I got the front room - which was always noisy due to the bars around. but that’s one of the reasons the hotel location is good and with air con didn’t bother me much.

Rooms very nice and clean. The hotel cats were so cute and fun to play with in the mornings! Coffee in the morning was nice. We were there on a weekend and live music played in a close bar until 2330ish. I really liked sitting on the communal balcony area and listening so this was a plus for me. However maybe not everyones enjoyment.
Daily room cleaning (I think) was mandatory, which I find unnecessary. As others have said, doors are made with wooden slats and are not insulated from noise. It was quiet enough to sleep from 2330 when the bars stopped however so no major issue for us.

Amazing new hotel! The best location close to many cool bars downtown Tulum. They even provide bicycles for the guests.
All was amazing!

I loved everything about this place! free parking, spacious rooms and gorgeous bathrooms with nice products. They are located in such a convenient spot right near great restaurants, cafes and the coolest bar is just down the street! 100% recommend this hotel!

Great location, friendly staff and very friendly cats. The cats will follow you into your room and insist on you playing with them, my favorite was Cata a tuxedo cat with one eye. They also have bikes to loan out, I didn’t see this on the site’s info.

Centrally located an clean. Wifi was down due to extreme rainfall, but they made a commercial effort to compensate (without us asking)
Extremely noisy. Feels like you are sleeping above a night club.

The location is great, rooms are spacious and well decorated. We had a hammock on our terrace which we loved. The pool is small, but perfect for cooling off after a day on the bike in Tulum.
They let us store our bags and freshen up after our tour on our last day in Tulum for free.
The sheets could have been cleaner.

Upon arrival they carried my bags up to my room, and there was parking the first few days.
The wooden room door has a design feature where it‘s not solid all the way through. This means all noise from outside the room feels likes it‘s in the room. Very loud.

The staff was very friendly, courteous and helpful. The hotel offered light breakfast. Kitchenette with microwave, mini fridge and coffee in the hotel room was awesome!
We so wanted a very warm shower but the water didn't get warm. It was bearable
