The family that owns this property was amazing. We loved the house, the view and the beach!

The views were incredible, we saw so many dolphins and seals! The tide would go out by the afternoon and there would be perfect beach and sand to play on. We spent most of our time on the deck, having the ocean right there was incredible. The house is so much bigger in person, so clean, fully stocked, and the location was amazing! Cannot wait to come back!

Our host was great! The house has a library of books, games, a puzzle, televisions, they made sure we could keep ourselves entertained. Amazing ocean view. We would love to visit again.

Beautiful Beach House! Lots of space Great location. Kitchen was fully stocked with utensils for our family. Grandkids.enjoyed pancakes with a view! We enjoyed the sunsets!! Did I mention the view??

On the beach! The location and views are amazing. We had stayed on Beach Road before, so we knew what to expect with the wet beach. We scheduled our activities around the tide report and were able to enjoy the beach every day that way! The bed/bath count was perfect for our 6 (teen and adult mix) with plenty of room for everyone. I’m sure the home is in constant need of maintenance due to the location, but it does need some updating, a deep clean and organization. All in all, we loved the area, and the owners were very easy to work with and accommodating. We had a wonderful time and made family memories. Thank you, Patrick, and Joe!

Great property, great location! We had 4 couples for my sister’s 50th bday weekend. We all had comfortable beds and nice sitting areas to enjoy each other’s company. Hung out on the deck a lot and bbq’d and had a great time! As expected, the home has some wear and tear from being literally on the water. We knew it was dated from the other reviews so it wasn’t a surprise. There are a few other things that need to be addressed that aren’t aesthetic like some sketchy electrical and plumbing. We all had a fantastic and memorable experience!

Location was excellent venue for our family get-together in conjunction with a wedding. Everyone enjoyed the beach and sounds of the ocean. Large dining table with ocean view great for family board games late into the evening. Kitchen well-equipped for family meals. We would be happy to return.

We had a wonderful family gathering in this home. This was a large, comfortable home for our family of 6 to gather (2 couples and 2 early twenties adults). Great to have 3 bathrooms with showers and plenty of quality towels. The home included multiple gathering areas, including the outside deck. Great to have the nice washer/dryer as well. Owner was extremely prompt in responding to questions. One suggestion: We loved that the light switches were labeled! It would also be helpful to have a book that included instructions in operating some items, such as the ice machine, dishwasher and the living room TV (we could get the regular TV but couldn’t access the apps). For people unfamiliar with the area, having suggestions for restaurants and activities would also be appreciated.

Our family had plenty of room to spread out or to gather in the kitchen/living room/dining area. Great deck for hanging out with a cup of coffee, or at the umbrellaed table for outdoor meals. From the deck we watched folks cruise out from Dana Point Harbor in their fishing boats, excursion boats, sailboats, jet skis, and parasails. The highlight was around 8pm on our last night during high tide and sundown. A dolphin pod cavorted just 25 feet off the deck. Amazing! We all enjoyed our stay, Patrick. Thanks!

Our family of 10 (ages 11-77) really enjoyed staying here. The location right on the beach was perfect for everyone’s interests. We enjoyed playing on the beach, lounging on the deck, going into town, and relaxing. We even saw many dolphins from the deck! We will definitely return again!

We loved everything about our stay. Patrick is a wonderful host. Very easy going and great to communicate with. The home was clean, quaint and very comfortably accommodated our group of 11 adults and teens. We love this location on the private beach road. We had stayed at another property on the same road/beach a few years back and it’s easily one of our favorite locations on the Southern California coast. It’s very quiet and private, yet close in proximity to so many activities/stores/beaches. And of course, the beachfront view can’t be beat. We loved relaxing and eating on the huge deck. We were a little sad we couldn’t enjoy that aspect more as it rained so much while we were there :( Unfortunately we can’t control Mother Nature

Check in process was super smooth. The host communicated through the whole thing. Here is a list of pros and cons about this rental: Pros: -On the beach- literal ocean front -Spacious - nice seating options inside and out -The view -Huge windows to take in the view -Private Cons: -Dated bathrooms -Beach not usable at times depending on tide -Train track very close to property can be noisy (one night during our stay in there was beeping from the track from 12-3 am) This was a great house for our family getaway. However, if I were to come back to the area, I would rent a house with a beach that is usable all day.

Exactly how I imagined from reading the description and reviews. The house had everything you need for day to day use. The reviews warned about high and low tide. High tide was till about 1:30pm and then we were able to walk and play on the beach for the rest of the day. We walked down to the San Clemente Pier, definitely worth the walk. The entire back of the house is all windows, what beautiful views! We saw lots of wildlife, dolphins, sea lions, birds, sea life, it was just beautiful. We had our own private beach with the friendliest neighbors. Of all the beaches we’ve been on, this was one of my favorites. I’m so glad I could share such a beautiful experience with my family.

Great location but the interior is a little dated but worth the price.

This is our favorite place to stay on Beach Road in Capistrano. We love sitting on the deck to watch the beautiful ocean, the pelicans flying by, the waves crashing on the shore, and the amazing sunsets. The home is well furnished and perfect for our family.

We had an amazing family vacation at this beautiful oceanfront vacation home! The house is so spacious and everyone was pleased with each of their rooms and the many amenities that were offered. We had everything as outlined in the description of the property and a spectacular oceanfront view. We plan to visit again in the very near future. The neighbors were so nice and friendly too which made our stay even more enjoyable! Thank you, Patrick for your impeccable attention to detail ~ everything was just perfect!

There were some disappointments in the beginning: No blender, not beach chairs one electrical outlook did not work. We called Pat McNulty. With in 2 hours we had a brand new high quality blender, 3 sturdy brand new Tommy Bahama brand beach chairs, delivered by his brother Joe. We could not get the TV in the library to work, so the next day Patrick himself arrived with a new HD 4K flat screen. As some review pointed out its a bit warn. The McNulty's explained that try to keep after it, but the Ocean air makes it tough and we caught them at the end of the season. The Ocean roar is amazing ,you are right on it....great for catching to sound of the crashing waves but too rough and too near the rocks for small children to play on the beach. This might be the 10th time we rented a VRBO in CA. These are best owners

It worked for our family. The only recommendation would be to fix small things that are broken, make sure porch furniture cushions are neat and tidy and do other cosmetic updates. Overall we had a wonderful experience and loved the space for our family. Patrick was easy to work with and we loved the view, size, location and privacy.
