My family owns Vrbo’s across the US and 1 in the UK. All are rated highly & we are superhosts. For the caliber and cost to rent this home, we were very surprised by the cadence in which one property manager communicated with us the morning of checkout; telling us there was no miscommunication about a late checkout when there clearly was, then doubling the late checkout fee we had already agreed to multiple days beforehand, telling us if we leave any time past noon that we will have to pay for another full day, and the whole time not able to answer my phone calls while we were texting back and forth. They accused me of harassing them, threatening them, and lying to them. This was right after I politely told them that I will not be leaving a kind review. They also told me that if I write a review on their property that Vrbo will take it down and that my account will be suspended. $1k fee for smoking after implying that it was ok, a $500 fee for playing music past 10pm, and a $400 late checkout fee. All of this ruined my wife and I’s second day of being married - everyone staying in the home was panicking trying to clean but also leave before noon so that we didn’t have a chance of getting charged another full night by these rude hosts. I would never treat a party of high paying customers like this. Regardless of any fees, miscommunication or poor customer service: There were no hand towels in the bathrooms, there were no instructions for the hot tub that we paid extra for, there was no shampoo in any of the bathrooms, the outside of the home was filthy (struggled for two hours cleaning ourselves), the outdoor shower did not work so we had to bathe with a garden hose outside, there was no warning on the freezer in the pantry (mistook it for a fridge and all of our drinks were ruined), the home was 78 degrees when we got there on Thursday (took over an hour to finally cool down), the ice machine was broken at the bar, and they also left their gate wide open without any prior warning which could have caused a security issue. We also ran out of trash bags and could no longer throw away the remaining trash when cleaning up. Oh, yes and my brother’s fiancé almost stepped on three screws laying around on their deck by the pool. During our wedding rehearsal party the pool man came and no one could swim for two hours after that. I love the epic beauty of this property. I don’t appreciate the predatory behavior of these hosts. Be careful.

Great experience with a group of long time friends. We really enjoyed the location, facilities and the spectacular view down the Colorado River.

Our group had an excellent stay at this property. The home is as-advertised in the photos and the views are stunning. Communications with management we're also great. We had some initial issues with the hot tub and the property management team was super responsive and has it resolved as soon as they could. Would definitely stay here again.

The property has beautiful views and lots of space. It is very clean with many supplies for a large group. We couldn’t get the chandelier lights to turn off and the upstairs master bedroom’s door wouldn’t close. This bedroom also has a glass door and the chandelier lights would shine through. Luckily, I had my sleeping mask.

This home exceeded our expectations x1000. The home was inviting, and a true oasis in the middle of the hills. Every bedroom had an incredible view of the woods, pool, or lake below. The beds were very comfortable. They had every amenity we could need or want. There was plenty of space for our group and yet many options to come together in dens, the kitchen, or outside. We didn't want to leave, and will be back again soon!

Beautiful home with amazing views. Everything you could need. Short drive to boat dock. All rooms were very comfortable. The kitchen was great for entertaining. We had a great week here!

Great stay in a great house. Perfect for our 4 teenagers! We want to come back when we can stay longer!
