Clean, comfortable and quiet. Good continental breakfast. Friendly and welcoming host.
Rather small en-suite, but clean and adequate. It would be helpful to have a clearer sign at the roadside to indicate where the property is - quite tricky to spot, the road is fairly narrow and traffic moves quickly making it difficult to slow down to read house signs.

This is a House. we had the ensuite room which was excellent The whole place was exceptionally clean bright & spacious Views of land around the house is lovely and peaceful. Patio area at back for seating. Bedroom was spacious and had everything we needed, toiletries kettle cutlery plates if want to eat in room and fridge and bed was very comfortable excellent night sleep. BreaKfast is continental had good selection and plenty of it. Our host Leigh was lovely, very welcoming friendly helpful & sociable.
I would def stay again and totally recommend 10/10

Leigh was a wonderful host who made sure we were well looked after for our 1 night stay. The property is beautiful and extremely comfortable. We had a wonderful sleep and the breakfast to match. Really felt at home and would certainly stay again in the future. Thank you X

Our host and the facilities of a clean , neat and tidy house.
Old Ferry Boat Inn was a good place for supper
we had difficulties finding the property as post code and telephone number did not work. Finally used Google. the sign on the gate was 20 feet from the road and the B was upside down!

A peaceful, beautiful farm location offering all amenities required for a lovely night away. The host was really lovely and attentive to ensuring we were comfortable. Breakfast was fabulous.

Leigh is a great host, very welcoming. Our room had everything we needed & more; tea/coffee, fridge with fresh milk, bottled water, chocolate bar and drink for each of us. Hairdryer/ironing board, plenty hanging space, lovely soft towels and impeccably clean. Continental breakfast most plentiful with views of the countryside from the dining room.

Leigh was lovely and sociable and accommodating from start to finish, breakkie was great and good views over the farm land at breakfast.. super clean room, Will stay again if I am ever at another wedding at three rivers golf club...

Lovely clean bedroom, fresh towels and even toiletries to use which was amazing as we did forget to bring these! Ensuite spotless. Bed was comfortable and sheets clean. We appreciated the fresh milk and water left in the fridge (and the other drinks too!). Shower was hot. Leigh has thought of it all.
Continental breakfast in the morning with plenty of choice. Perfect location for The Three Rivers golf club where we attended a birthday party.

Leigh was a very polite and lovely host. She couldn’t have done enough for my partner and I to make us comfortable. Our rooms were clean and comfortable and we had a great sleep!

Absolutely perfect the lady was so welcoming and polite this isn’t a house it’s a home a warm loving comfortable place to stay its is kept immaculately clean,we slept absolutely perfect I will definitely return and the breakfast was brilliant,could not ask for anything more I would chose this definitely again to stay

Every thing about Barn Farm Guest House was superb. Cleanliness was fantastic. As for Leigh the host extremely friendly couldn't do enough for us.

The owner was super welcoming, its a nice big house with plenty of parking. The room is big enough though I think the bed is 4'6", maybe 5' . All amenities you would need for a comfortable stay and a nice continental breakfast - we were in a rush so Leigh packed us some croissants and fruits which was very much appreciated.
