Incredible location located right in the heart of Newport located right by the world famous Bannisters and Bowens Wharf. Super walkable to all the main attractions: Cliff walk, mansions, tennis HOF, wharf, and all the top restaurants and bars. Cozy spot that comfortably sleeps a couple or two for a Newport getaway.

We loved staying at this property, would highly recommend for 4-5 people. The roof deck was our favorite part!

The location of this property is simply amazing, you can get anywhere you could possibly want around Newport on foot. We got lucky with street parking and never chanced moving the car again! The house is great. Loads of space, very comfortable, and we got to see an incredible sunset from the roof deck. I would absolutely love to stay here again.

My wife and I decided to tack a few days onto the backend of a week on Cape Cod. Had never been to Newport and thought it would be a good choice. This being the peak of the summer season and induction week at the Tennis Hall of Fame, last minute options were limited and expensive. 26 Franklin was a fair solution. Pros/cons. Location - could not have been better; everything in walking distance. Side street location was quiet, with minimal traffic. No reserved parking with property. You might get lucky with street parking nearby or you might not. Property features - two floors (2nd and 3rd) above retail; stairs from floor 2 to 3 are very steep with narrow steps, use caution; furnishings/amenities functional, but dated; window unit AC unable to properly cool rooms during warm spell, even at night. Owner/manager communication - responsive, but not proactive; no welcome email and had to request access code on day of arrival. Technology - Wi-Fi setup super easy by scanning a QR code that connects your device to their Wi-Fi. Would be nice to have instructions on TV options - local tv for news? Pet Peeve - owner requires guests to 1) wash and dry all towels, 2) take out trash, 3) run dishwasher and 4) strip beds and remake with clean sheets. And we are charged a cleaning fee. After spending a significant amount on rental this sucks. Summary - OK in a pinch. Would I rent again with normal lead time? Nope.

We stayed at this lovely apartment for a wedding nearby, it was walking distance to everything and fully stocked with anything you could need. Check in was very easy as was communicating with the owners. We will definitely stay here again.

It's a great property with plenty of space, two bathrooms, and an amazing location. Couldn't have asked for anything better or more convenient. We didn't get to spend enough time on the roofdeck, but the limited time we spent up there was well worth it, and the views were stellar.

A few friends and I stayed here when in town for a wedding and it was just what we needed and more! Location was very walkable. Tons of space. AND a fabulous rooftop with bay views! Can’t recommend this listing enough. Will definitely stay again when in the area. Also, the shops downstairs are wonderful!

Rental process extremely easy. Great location for everything Newport offers. Roomy property and rooftop deck nice place to see the sunset.

Great location and spacious apartment - check-in could not have been more straightforward. Gregg and Kerri-Lynn were super responsive and kindly allowed some flexibility with luggage storage upon departure. The evening views and breeze from the rooftop deck were a highlight.

Two 30 something nyc couples had their own “lair” in this massive space. The location is right in the thick of it, if anything, a bit touristy? Check in/out so easy. Place was clean and great light. Lots of amenities in the unit. Parking is a little confusing- there is limited street parking available beside unit- but it’s hourly and you have to pay. Excellent experience!

The property was very large in a great location. Street parking was a little tough being so close to downtown, but once you park you can easily walk where you need to go

Gregg and Kerri-Lynn were very responsive. I met Gregg briefly, very nice person and good vibes! The location is very central to all the main Newport restaurants, shopping, and waterfront activities. It's just up the street from everything we did. But as close as it is to the action, it is very quiet and you feel insulated from noise and activity. It feels very private. The bedrooms are on separate floors and the common spaces are ample and comfortable for the guests we had. One night we had a total of six and there is a very functional queen air mattress. Parking can be a challenge: we were able to get free overnight parking and did a bit of jockeying of cars during the period where 2 hour parking is free. There is a good public lot which is 30 per day (cheaper than the $39 tickets for illegal parking)

We couldn't have asked for a better location for our girls weekend! We could easily walk to shops & restaurants. We'll definitely be back!
