Parking was big hassle behind the hotel with very hilly street. 13 EUROS per day and staff will not help to take your luggage to the reception you have to climb the steps to go up and no bell boy or any help. Breakfast was ok not great for the price but location is good. Room was very smelly I asked to do something but nothing was done and room number 511 no windows only sun shades

Hotel has a great location for walking to the Promenade and shopping area. The buffet breakfast and dinner was fantastic - great variety of fine tasting foods.

Very friendly staff. Large rooms with ultra-high ceiling. The hotel was built in 19th century. Overall excellent service. The only problem were mosquitos that made it impossible to sleep during nighttime.

I didn't get to stay very long, but the hotel was really lovely. The room was spacious and clean and the rest of the hotel was very grand. The staff was super helpful during check-in and directed me to better parking options upon arrival. Wish I had more time but had a great experience!

One of the best our holidays. Near to the sea. The hotel is in the best place in Opatija. Very kind people working in hotel. Fresh food. I recommend!

Bit of a disappointment on multiple fronts; Firstly the day before we arrived I noticed a fare drop of $100 for our exact same room. I contacted Expedia who tried to get the hotel to respect the rate, but they claimed no one was there to do so, so upon arrival I asked them to lower the rate. Danja at the front desk was not very welcoming nor friendly which is a shame. She asked her manager Luca and he gave us a quick no without any real consideration. He could have easily offered us some cocktails or treats but chose to simply not do the right thing. This hotel was once clearly a beauty but sadly is pretty rundown (broken windows, chipped paint, streaks on walls, exterior damage/not clean) and in need of some TLC. The location is great, parking a huge hassle, breakfast buffet pretty good.

Wonderful place with a great feel. The staff is friendly and helpful. Breakfast was AMAZING! The ocean side of the hotel is also the street side so great views with a little noise.

Renovated 1886 palace hotel. Soaring ceilings, thick walls, quiet rooms, great service, good AC .Centrally located and reasonably priced. Huge breakfast choice. Would definitely stay again.

Unfortunately the Heritage closed early for the season. So they put us in the Hotel Palace Bellevue instead. Sadly it didn't feel the same standard as we expected from the heritage. But breakfast was fantastic.

pleasant staff, but the services and equipment of the hotel does not correspond to a 4 * hotel, I would rate it as such a better three-star hotel ... the price per night certainly does not correspond to quality, and we had a room of a higher category...

Hotel is an old mansion - individual rooms are fine but the common spaces are a little creepy. Our A/C didn’t work properly and they tried to reset it a few times remotely. As it was late and we had already had a long drive, we did not move rooms but it was offered. They will park your car for about $20 but there is a paid lot across the street that they recommended to me. They did not offer help with the luggage. It wasn’t amazing but I’m sure you can do much worse in Opatija.

Very nice rooms with little extras like coffee machine. Very friendly staff and delicious food (booked breakfast & dinner) - would highly recommend :-)

Avery good and interesting stay.Franz Joseph had stayed here and the decor was very impressive.The dinner and breakfast were served in an impressive ballroom.A little difficult to find even though right in the center as very busy and one way streets in Opatija but well worth the visit.The hotel staff parked the car for us.

Amazing building from the days of the mansions of the Viennese elite beautifully renovated. Food was superb (chose half board option). The location was great, very close to the Lungomare seaside promenade.

I thought this was a solid 4 star hotel. It has a good location. It has a good complimentary breakfast. It’s across the street from the water, not on the water. The pool is indoor not outdoor. I was happy with my stay.

Excellent location, the hotel provides one of the best breakfast we had in Europe - champagne also included - with a huge variety that satisfies everyone.

Very pleasant and helpful staff, good breakfast although the orange juice tasted as if it had been watered down sometimes and a good variety for evening meal.

Really enjoyed all about the property and the location is perfect.
