Avoid this “resort” at all costs! If you’re thinking “oh wow the prices are too good to be true” you would be absolutely correct. I booked my stay from 11/23-11/27 for a family members birthday celebration. When you pull up to the resort everything seems great, grounds very well maintained. That’s where the quality ends. Be aware they charge both $50 per day resort fee and $25 per day for parking, also $50 per night for incidentals. That is an extra $500 in fees upon check in. The resort is broken up into 3 different buildings with each having their own parking garage. The layout is confusing and exhausting. It has an old housing project vibe to it. No windows and just long smelly hallways with trash scattered outside rooms. Everywhere you turned you got hit in the face with either the smell of marijuana or the smell of mold. Each party I stayed with was placed in different buildings and it took at least 10 minutes to find their rooms. It made hanging out with family exhausting. The elevator in our building was broken and I had to haul all my families belongings up and down 2 flights of stairs each time we wanted to leave. The pools are cold and not heated. Pool towels are provided in your room only and must be returned. A staff worker told us they house FEMA hurricane victims which is the cause for the poor quality. The food there is overpriced and bad. Our stay was so bad we decided to end the trip early and drive home. The only positive is that we were refunded our stay.

Very spaciois apart-hotel with all the facilities. Generally very comfortable. Lots of facilties to make/bring in your own food. Possibly the decor could be kept up a lottle better as there were chips etc in the furnishings.

Resort and service in general was good. Water park and pools are nice. Food in restaurants is good but not much variety. It was our first time in Terraces, which is a new building at the resort. It’s a bit far from the water park considering it’s the last building. We had one bedroom room but space was small, for example, we couldn’t sit comfortable in the dining table. Kitchen is really small. Pillows were not comfortable (and not offered in different sizes). We found some silverware dirty in the kitchen. Coffee to be prepared was not available in the rooms (compared to most hotels).

Our son has special needs but gets very excited by all things wet: pools, splash pads, bath time, etc. So we chose The Grove over the Great Wolf Lodge since it’s closer. I was concerned a few days before our stay when a cold front started to come through. So on the last day I could cancel without penalty, I called and the staff member assured me that everything is kept at 83 degrees all day. I kept my reservation. I shouldn’t have. All the pools and most of the waterpark were not heated at all. The only part even slightly warmed was the lazy river and big kid slides that my son was not tall enough to ride. The toddler splash zone was so cold that my kids lips were blue and he was shaking within minutes. Also, even though our booking stated we were in The Grove when I arrived for check-in, we were told that we were actually in their newer building The Terraces. The desk agent acted like this was an upgrade. Terraces is further back and not attached to all the resort amenities like the Grove is. We had to either walk about a half mile to the Grove, drive, or request a bellman to drive us. Also the bar and restaurant in the Terraces were not open. While the hotel is only a couple months old, there was a cockroach in our bathroom, the decor was very bland, and furniture very cheap. At checkout, I was expecting the desk agent to ask how our stay was so I could over feedback, but instead he did not say hi or make eye contact, and pointed at a box to drop the keycards.

Ok stay. 5 out of 10. The resort is divided by how much people pay. If you are using this service and are “gold” or platinum and think you are getting a nice deal.. you are not. You will be place in the discounted section of the hotel which is older and some under construction. I could barely come out of the room this morning because workers were taping everything top to bottom to paint. There was only one elevator working for wings B and C and I was placed on the 7th floor which is the top floor. So I took the stairs a lot because of long waits for the elevator. Room was decent and spacious 2 bedroom suite equipped with washer and dryer plus full kitchen. Everything at the resort is extremely expensive. Water bottles are $7. I paid 75$ for 3 drinks they automatically add gratuity. Cabana prices vary depending on the day. I paid $240 to celebrate my daughter’s b-day. It had a tv in it a table and 4 chairs. They included 4 waters. The arcade is decent not policed very well. There were kids climbing on the basketball machines to get the balls to shoot them without paying for it for hours and no one said anything. The food is mediocre for what you pay. The lazy river was very crowded and kids were fighting in it. Bodyguards were definitely overwhelmed. I’ll definitely be checking out a different resort next year.

We are a family of 5 that had a 2 bedroom condo with pull out couch. The room was very clean and staff was extremely helpful. We had an 8 night stay and maid service came in on day 5 to change out sheets and towels. The full kitchen and in room laundry came in handy. The water park was a lot of fun, the kids loved the lazy river, waterslides and splash park. The property and lake Austin were also incredible. We got to see turtles and other wild life. We had a rental car, the parking garages offer parking on the same level as your room for floors 1 through 5 (there are 7 floors total). Spaces were big enough to park a half ton truck pretty easily. Lots of spaces available. Disney parks were a 25-30 minute drive. Universal was closer to 45 min away. Lots of services in the area, grocery stores, gas stations, restaurants etc. We really enjoyed our stay at the Grove.

We stayed at The Grove 2 yrs ago and it was wonderful. This time around it was a lot more shabby. Seems like the resort has taken a beating in the last 2 years and not been able to recover. We were missing some amenities in our condo, we couldn’t get extra pillows, the bathtub was filthy. We ask multiple times for a new remote for one of the bedrooms as it wasn’t working. They reset it and it worked for a night then back to not working. We gave up on asking for help as it was either slow or non existent. Probably won’t be returning which is unfortunate because we loved this place two years ago when it was fresh and new. Oh also, one of the hall doors had a big piece of wire sticking out that my husband cut himself on. We told someone about it and the next day is was still there waiting to filet someone’s finger!

Overall our stay was great! The condo was comfortable and spacious! It was wonderful having a living room and full kitchen to make it feel like we were not in a hotel. The kitchen and bathroom supplies were lacking. We each received 1 set of bath towels. There were no kitchen towels. There was 1 dishwasher tablet but no dish washing soap/sponge. There were 2 beach towels for each of us which was nice! The pool and water park were fun and large. We were there during the week in the off season so there were plenty of chairs, etc but we heard it was much busier on the weekend. My biggest complaint was the hallways. They were rundown and it was confusing to get around at first. Better signage would be nice. The restaurants had limited menus which each having the same food but what we ordered was ok. The lobby store had a good selection of supplies/food. The shuttle to Disney only goes once per day which didn't fit our schedule. Overall it worked so good for our family vacation with multiple families! I would recommend it and go back in the future.

I’ve stayed so many times and it has been amazing and this time we stayed in the terraces and no one to attend us people had to grab the phone from the front desk to call the grove next door.. I asked for bed sheets I was given wrong one no body wash I had to wait a day and a half for it … no paper towels no one to ask for towels or anything for the room my tv never worked and they said they didn’t have anyone to fix it until next day and no one never came to fix it

Out stay was for one night. Overall it was pleasant, but checking in was a cluster. Front desk was understaffed. 2 receptionist for a Saturday night. One was helping the Halloween event for kids and the other for checking in guests. I stood in line for about 30 mins before being seen. The room itself was nice, clean, and cozy, however the blinds in the room were off track. The grounds was clean, the staff was pleasant, the waterpark was excellent. Great food and vibe. I would definitely stay again and longer .

Steak at the onsite restaurant was excellent. That is it. This was the worst check-in I’ve experienced in all my travels. I understand they were having a family friendly fall festival however the reservation desk was understaffed with ONE poor kid handing out candy while more than a dozen families stood in line to check in. 1 1/2 hours before we were seen and got our room.

Plenty of space in the condo and the layout was great. The showers and sinks drained slow but overall the rooms were clean. The pool water was cloudy in both the small kids pool and the lazy river the first couple days we were there. The service at the pool restaurant was extremely slow. I was very surprised at an additional fee that was added at checkout for checking in after 12pm. I would’ve thought they would’ve said something when I checked in.

This is a large property that it seems they are having trouble maintaining. There are LOTS of things that need repair and touch up. Our first room had a water damaged window sill where ants were coming in. They didn’t have any more two bedroom rooms, so they upgraded us to a three bedroom free of charge. The common are doors need painting, the carpet is dirty and the hall baseboards are awful. I posted a photo of a railing in an elevator that was falling off with screws exposed. Every time I tried to call the front desk, I either sat on hold for 15 minutes or no one answered. I walked down to the lobby late a night in search of bottled water. The front desk staff advised after 10pm there is no where to purchase any beverages or snacks on the entire property. They did give us late check out free of charge.

Little staycation, overall good amenities and big rooms, we had a 3/2. The water park closes early, the bar/restaurant closed an hour before the waterpark. Check in was dreadful as there were only two people working the counter. Overall fun but the limited staff, even at the waterpark (2 slides but only one open) made for long lines. Probably best to stay at a place that keep the water amenities open later for the kids

We asked for extra towels, they told us we have a washer and dryer in the room and we should wash the towels... i. On vacation i am not washing anything lol but overall i would stay here again oh food was expensive and didn't taste good sorry my kids didn't eat it after spending so much

The check in experience was somewhat lengthy, but i think it was because the attendant was new and had to keep deeking help from another employee. The set up is great as you park on the level where your condo is. The halway smwlled rather dank and our room smelled like someone burned toast just before we arrived and it stayed in the air for days.

Terrible experience. Initial room had stains on the curtains, cracks in the furniture, a ceiling fan that didn't work and looked like it would fall down, smelled like smoke and was dirty. Then we were moved into a new room with no towels, no kitchen supplies and when asked for these things to be restocked was told it might be possible. Had to ask both housekeeping and the front desk multiple times just so we could cook our lunch. Overpriced, no staff, no accountability, no standards.

Beautiful property!! Apartment like rooms, they offer washer and dryer in unit, big bathtub, stand up shower. Balcony is covered to keep mosquitos out.. kitchen, table for dinner. Water park was very fun for the kiddos, there’s an arcade and a market for all necessities! Even a Starbucks!! Just book it, you won’t regret it.

We have stayed at the Grove several times, most recently about 2 yrs ago, and were shocked to see how much it has slipped in terms of service, facilities, maintenance, upkeep, eye for detail. In general, I have to say its no longer worth the price of a stay, which is not cheap. Our family of 6 arrived to find only 2 bath towels in a 2 BR/2 BA unit. No problem, I'll call housekeeping to bring more. Except 2 calls to housekeeping went unanswered. Two calls to Guest Services also unanswered. Had to walk down to the Reg desk and the gentleman at the "Owner" desk went personally to get me the towels. Next, the unit has no broom, dustpan or vacuum to clean, Housekeeping does not clean until you leave, and we had to way to not only clean up after ourselves, but the mess the PREVIOUS residents had left, like fries on the floor. There was no bedding for the sofa bed for the grandkids to sleep on. Both showers dripped loadly and constantly. One shower had no body wash, so we had to share one.There were no garbage bags in the kitchen. In the kitchen, there was no kitchen towels and really insufficient pans, plates, etc. No baking sheet for the oven to bake cookies, etc. The Halls from the elevator to the suite were scuffed, water damaged, badly scraped - in need of paint job desperately. The waterpark with the slides - filthy water! Seriously, who puts MULCH next to a pool? the water had mulch floating in it and other debris and looked cloudy and unappealing.

This was my second time staying at this hotel. I was excited as it was for my 30th birthday and it was a reasonable hotel when I stayed two years ago. Hotels.com shared that altogether, with the $100 deposit and taxes, my total would come to $471. When I got to the hotel to check in, they told me that was wrong and I was charged a total of $472 before including the $100 deposit. I shared what my email stated and they said Hotels.com had the wrong price. Whatever, money mistake, not happy about it because that’s a whole $100 off, but fine. We get to the room and in one of the bathrooms, there was a very large hairball in the shower that surely didn’t belong to the person I was with because, well we just got there. In that same bathroom, none of the toiletries were filled. In the other room one of the lights didn’t work. In the other bathroom, the shower head wasn’t fully working and there was a weird hole in the wall in the shower that made me very uncomfortable, which I ended up covering with a towel for the duration of my stay. Overall, the hotel did the job: provided me and my brother a place to sleep during our vacation. Based on the last minute price change, the lack of preparedness for our arrival in the room, and just overall being unsatisfied, I don’t think I’ll be choosing to stay here my next visit to Orlando.

We were really excited to have a weekend getaway for my birthday. Upon arrival we were impressed by the entrance and the landscape as we entered the premises. As I checked in at the front desk, the lobby looked very new and modern. The staff seemed nice. Once we got our room number we parked in the assigned parking garage, but couldn't park on the same floor level as our room due to it being at the very top and the parking garage didn't offer any covering on the top level. Upon entering we encountered a very bad musty smell which then led to a very foul smelling dirty diaper aroma. We quickly took the elevator up to our floor where we were met with more musty wet carpet smell. I took note of this and thought this could be a red flag. After entering our room, we were impressed by the spaciousness of the rooms. Once we started getting ready for the evening we noticed there were a few towels and washcloths but not enough, so I called to guest services to see if they could send some additional towels and some hand soap. They informed me that they are "ecofriendly" and don't provide additional towels and washcloths. We would have to wash the ones we had. The handsoap would be brought the following morning and looked like it came from the dollar tree and had been stored for some time. The pools were nice but the pool chairs were moldy. The food offered at the poolside grill was expensive and not impressive in taste, for the cost we will be choosing another hotel next visit.

This was a family trip. Everyone enjoyed themselves, the condo was nice, but they are stingy with the towels, wash clothes and toilet paper. The pool towels they want you to keep them for the duration of your stay. The washer and dryer in the unit is a great convenience, but only for light weight garments the dryer is not the traditional. The supermarket on the premises is extremely overpriced. Aside from those things I would stay there again, my daughter and granddaughters loved it.

I was originally supposed to stay at this hotel for 9 nights, but I only stayed 1 night. I booked the terraces, but was switched to the grove due to renovations. At the very last minute, I was switched back to the terraces. When I arrived to the resort, I was dropped off at the grove. I was told that I would have to walk to the terraces to check in. They don’t offer any shuttles or transportation to guests. I had luggage, I can’t imagine a large family having to go through that. The staff has golf carts to take themselves around, but nothing for guests. A staff member kindly walked me to the terraces, and checking in was smooth. However, the terraces are pretty secluded from the rest of the resort. Outlets weren’t working and neither was the tv. The resort is also pretty far from just about everything. I would suggest getting a rental if you choose to stay here. The property itself was clean, but I don’t think it was worth the price I was going to pay for 9 nights.

When we got to our room after checking out, we walked in and the room smelt like DOG and there was TRASH and DIRTY TOWELS on the dinning room table. We will never stay here again. They changed our room and that rooms floor was filthy and smelt like dog as well! Disgusting and no one cared or apologized or discounted the stay. Horrible.
