Nice stay, bedroom was clean one bed was a bit hard the other was fine. Hotel was in walking distance to everything we needed and right at the edge of the beach access which was convenient. The only down fall is you can hear everything from the floor above.

Very disappointed... started well as the Edgewater has a great location by the beach and near the pier. My trip was going great until the second night...I was assigned a ground floor room and had no issues with noise the first night. But on the second night there were several people in the room right above me who woke me up and kept me up with constant stomping around, slamming doors and moving chairs and tables around in their room. They sounded like a herd of buffalo...I couldn't get back to sleep and the night attendant did little to help. The location is the best part of this property and I can see why people choose it... but I highly recommend you specify a room on the top floor to avoid what happened to me.

It's a basic and clean hotel. Our "partial views" balcony was a very small opening across the parking lot between the hotel and another hotel. Breakfast was individually wrapped bagels and pastries with fruit. It's sad to see how much plastic is used on simple bread items. In the afternoon, snacks were individually wrapped cookies. Would be better to offer reusable soap dispensers instead of individually wrapped soap bars and one-time use shampoo/conditioner bottles. Close to the beach and convenient to downtown Pismo Beach restaurants!

Loved the location of this property! Just a short stroll to many restaurants and even shorter stroll to the beach! The free breakfast in the morning was great and the staff were all very friendly.

Room was very clean, loved the partial ocean & pier view from the step out balcony of the room. Staff were friendly. Towels and bedding weee clean. We had connecting rooms which was a fun feature as we were traveling with friends. TV, hair dryer, coffee machine worked well. Breakfast was not great, only packaged items plus fruit, coffee/ tea, milk. Breakfast could have been better. Hotel has its own beach access (about 40 stairs).

Very clean room, super friendly staff. Walk to beach and downtown. Would definitely stay here again.

As far as inexpensive hotels go in pismo this is my favorite. The location is the best, it opens right up to the beach. Easy parking and easy check in. The pool is heated and is right in front of the beach. The staff have coffee ready all the time in the lobby and the breakfast is ok. It's some simple stuff but it's good. There was fruit, packaged oatmeal ands some pre packaged bagels that were actually good. Local stuff. This is the first hotel i look for when booking in pismo.

The hotel looks like it needs some major repairs and upgrades. Breakfast is juice, oatmeal packs and plastic wrapped muffins. Bathtub had mold and pubic hairs.

The Edgewater Inn and Suites is in a great location in Pismo Beach. It offers great value for money and a decent breakfast.

Ada room has a sink, no vanity area to put your toiletries. Room has an odor, maybe musty smell. The room was clean, the bed was comfortable, can’t say about the pillows as we bring our own. No outlets to charge your phones on the nightstands. It was an easy walk to the pier and all the restaurants. Continental breakfast was good. Would not stay here again.

Location is great. Staff was very friendly. Room was basic but was clean. Only downfall was the queen beds moved very easily to the touch, they are on rollers.

Great for being close to the beach. Walls are pretty thin and the rooms could use remodel, and a through dusting. i was in the King Pool which was great as we were on the first floor. Floors need a good scrubbing as my feet would get dirty very quickly, they did provide a broom and dust pan for cleaning up any sand you bring in. Towels were ruff as well but because of convenience it’s a great place to stay, but again if they could update the rooms and maybe deep clean the rooms a little bit better I would give them a 5/5.

The hotel is definitely an older hotel, but it was right on the ocean, there was a pool and hot tub that while we didnt take advantage of it, we could tell that other people really enjoyed it. The room was clean but there was definitely an odor - it might be normal for an ocean front older hotel because we had a similar odor in a totally different town mile away. The breakfast was very grab & go.

It was very good but I did find a couple roaches in the bathroom one morning. I did ask for a late check out which the lady told me that was okay and then upon checking out that morning I was told that I guess they'll do it for me. The lady shouldn't have said I could check out late if I was questioned in the morning about it. She said she would leave a message for the morning crew but apparently somebody dropped the ball

The room was spacious. The bathroom was very dirty when we arrived. The couches were stained.

Love the location. Steps to the beach! Easy walk to restaurants, bars & shops.

Property needs updating, paint outside USB ports in the room but overall convenient location and stay was good

It was an ok budget stay. Looks better in the pictures they provide. Bring your own pillows. Worst pillows I’ve had. You can hear everyone moving in there rooms. Painted over mold in the bathroom. Overall just a ok budget hotel. Wouldn’t pay more than 125-50 a night. We managed to get 2 nights for 230. Pros are they Good got hot shower water, nice tv with Netflix,etc. small provided breakfreast to start your day. Swimming pool and hot tub.

Sliding door was off track , couldn’t close door.

We lived the edgewater Inn it was so convenient close to shopping and it was right on the beach. The satff were super helpful and very friendly. The continental breakfast was a plus. We will definitely return to this property.

1st time stay at the beach. Convenient Definitely want ti come back . Close to beach entrance and walking distance to pier and places to eat. Kids enjoyed heated pool.

This is a pet friendly hotel with a great location. The staff was friendly and accomodating with early check in. Short walk to get the best cinnamon rolls and everything in walking distance.

Nice place, rooms are small but very clean and quaint. Breakfast is grab and go and had a good variety of items to choose from. Free parking, steps away from the beach. Walking distance to everything. Will definitely stay there again when in town.

The room was very clean, but they really need to do something about the water. The bathroom sink water smelled really bad, didn’t even want use the water to brush my teeth. The blanket was so rough feeling, really need to use fabric softener or something.

Rooms were clean; outside could use a little update. Staff was extremely friendly & helpful!
