Fantastic stay as always.

Room had lovely views but decor a little dated, staff excellent

Very friendly welcome when we arrived. Nothing was too much trouble. Breakfast was plentiful and the staff were helpful. The room was very spacious and pleasantly decorated with complimentary water, tea/coffee biscuits etc.

We just stayed one night. The family room was large, with a large bathroom and small sitting area outside. The beds were comfortable and clean. The room was in the basement so it can smell of humidity, probably the reason why there's a permanent parfume diffusion. The hotel in very close to the Brighton pier but very quiet.

Comfortable and nice stay for the BH weekend. Staff at reception and sister hotel( where bfast was) very helpful and nothing was too much trouble. 2 min walk to the beach front and close to all the major attractions and fun things including a Zip line and the i 360. Parking in a challenge but again staff guided us well

The whole experience was more than excellent. The hotel and its sister hotel was exceptional. The facilities were very good in both hotels. The staff in both were very courteous and very helpful. Nothing was too much for them. You could see them interact with everybody the same. We would certainly recommend the hotel to anybody, and are already thinking about returning next year.

Close to loads of bars and restaurants

Nice hotel but would not call it Luxury! The bedside tables were badly stained,the fridge door was cracked inside,it was also a surprise to find the fridge in the wardrobe so you have warm clothes! Also could do with more storage for your clothes.On a positive note the bed was very comfortable and the breakfast that you gave in the sister hotel The Charm! two doors away was excellent, the staff are all excellent too,nothing to much trouble!

The view was to the back of other buildings rear parts. Each time someone was flushing the toilet I can feel the smell in my room. It was noisy, hearing people upstairs or in the corridor. There is no air conditioner, so with the open window I heard the night noise. So it wasn't easy to sleep. The night was not hot, so in the room it was bearable temperature. The hotel is tired. The bed was not comfortable. I needed to sleep in the middle of the bed not to feel that I will fall from the mattress if I move to the left or right.

Lovely little boutique hotel near the seafront with absolutely lovely staff.

A beautiful and pristine B&B. Iced tea in a jug in reception. Super friendly staff. Lovely spacious, bright and clean modern yet classic room. Beautiful breakfast. A fabulous B&B.

Amazing staff who all make you feel very welcome and go the extra mile.

We have stayed here many times as we love the Seaspray and the breakfast is very good. The location to all that Brighton has to offer (for us) is Fantastic.

Great hotel, friendly staff, clean. A few things needing fixing but overall, a very pleasant stay. Location excellent.

What an absolutely excellent hotel ! Run very well .We had a room at the rear and slept well.The breakfast was delightful.Great location 7 mins from sea lanes ,The jungle crazy golf and The pavilion. Thanks

Amazing warm welcome. Fantastic location. Needed a fan as it was a hot night and this was provided without any issue. Let us leave bags on check out day as we wanted to wander around Brighton for the day.

Great property in an ideal location to explore Brighton, we struggled to park the car but eventually found one, room very nice, beds comfortable.check in was easy and hassle free, tv signal not great but I suppose you don’t come away to watch tv; defo come back here again

It was a beautiful property lovely room ,but therr was some dirty cotton pads in the holder. However the rest of the stay was lovely.

Stay was excellent its our forth visit to sea spray and stayed on nearly every room staff are readily available if needed but not in your gace so suits us fine will definitely be returning come the summer 😊

Lovely hotel in Brighton with friendly staff!! Super close to the seafront, pier and town centre! Comfortable bed and rose petals added to the bed as requested. Will be staying here again in the future 😁
