The room was clean and the bed was comfortable. The border biscuits in the room were yummy. An excellent location for the city centre just a short bus ride away or a 45 min walk. The garden at the back of the hotel was vey nice, there were tables and chairs if you were staying in warmer weather you could sit outside. The continental breakfast had a good selection of things to choose from. The lady in the breakfast room was polite and helpful.
The bedroom and the bathroom could be spruced up a bit, it is looking a bit worn and the hair dryer was very hot.

We got to check in early, and the key was left for us.
We unfortunately didn't get breakfast due to the limited time available. Also the staff knocked on our door at 10am, to tell us check-out was 10:30am. We were still sleeping and would have preferred they wait until 10:30am to knock on our door.

I asked for a quiet room, room allocated was very noisy with traffic noise all night and people moving up and down, closing doors, couldn't sleep all night

Loads of emails, WhatsApp messages with updates, key entry WiFi etc, Friendly staff, excellent location, bus stop right outside for a short journey into Edinburgh.Small retail park a 10 minute walk away. Great location
We stayed in Room 1 which is literally just inside the main door. If other guests don't close the main door when leaving your room is literally a shoulder barge away from being burgled.Judging by the state of the lock this may have happened previously. Radiator at the bed was filthy, had an accumulation of years of dust inside in it - allergy sufferer's beware!. The radiator in the bathroom could only be described as disgusting! Yellow, stained,rusted - bogging! If you're not going to replace it at least give a paint FFS!. No blackout curtains fitted and the roller blind we did have was sitting propped up in the corner of the room by the TV!. Shower temperature was very temperamental, fortunately it was very warm outside when we visited but I wouldn't want to be having a shower in the winter!. Cushions on bed burst and lamp shades don't sit right. The place is really in desperate need of renovation.Parking for about 4 cars so if you arrive late expect to drive around the local streets to find a spot. A lot of these things are easy fixes but please temper your expectations if you're planning on staying

no attendant on arrival. couldn't find room. had to ring for further directions to room.staircae was dirty and worn. had to sleep with windows closed on a hot night to stop traffic noise.
breakfast was adequate but a cooked breakfast on offer was not offered on our stay.

Host is very friendly, great communication and very accommodating to request. Nice quite area, close to the city centre. Bus links from outside the accommodation straight to Edinburgh city centre which is very handy. Pictures true to what rooms are like. Lovely stay overall

Our rooms were never cleaned, only once when we went to the reception to ask for it. When I told the woman at the reception I did not have a hanger to show I wanted my room cleaned, she had no idea what I was talking about. When the cleaners came, they only gave one new towel while leaving the other towels in the room. We also never received any new bedsheets. We had to survive on two rolls of toiletpaper, and when we went to ask for more, there was no one at the reception.
The room itself is reasonable enough, but it just seems like it almost never gets cleaned. There is mold on the ceilings and floors, the carpet is very dusty, and the bathroom has a very foul smell. The ventilator in the bathroom is extremely dusty, and turning it on didn't prove to be very helpful.
The toilet also did not flush, unless trying it 5 times in a row, and even then it would not always work (this was not your average toilet, you had to pull a lever to flush, which would release some water, but not nearly enough to actually flush away anything).
If you are sensitive to noise, this room is also not for you. You can hear any noise from people marching through the corridors to hearing the snorting of other guests, which was not very pleasant to say the least.
On the website it said there would be a flat-screen TV in the room. While there was indeed a TV, it turned out to be the size of a large iPad, and it was lagging so bad that watching anything was basically impossible.

It was filthy, mould ridden and stains all over the room. Pretty certain it was blood stains all over the lampshades, curtains and carpets. Shower is full of mould. Carpets ripped. Didn’t see a single staff member the entire time to be able to complain. I tried to complain to booking.com but no-one cares. I wouldn’t spend £5 a night to stay here neverMind £188. It was only booked to be close to the children’s hospital due to an emergency but basic cleanliness was not met. Absolutely vile and disgusting place.

It was close to the centre of Edinburgh, parking was easy access.
There was no hot water in the shower. The room was very cold and even with the heating turned up at its highest, the room still remained cold. The room we were assigned was at the front of the building, our room didn’t have blackout blinds and when cars went past their lights shone into our room. Didn’t have a good nights sleep at all.

Absolutely nothing!!!!!
it was filthy, threadbare stair carpet, definitely a trip hazard, stains on bedroom carpet, woodwork was filthy in all areas, black mouldy shower cubicle and dirty! wet towel lying in bathroom floor. (that was the room that was ‘ready’ for guests. curtains hanging of rails. smells were awful as you walked in front door, musky, damp and just disgusting!
No way was I staying here after my Dad recovered overnight after heart procedure before we came home again!! I went in to look after arriving early and on seeing outside I felt the need to look further…..I’m glad I did!!! I’m now fighting to get £311 back from guest house as it was pay up front!!! Booking.com seriously need to pay a visit!! I will be fighting this as it’s not acceptable to keep someone’s money when property wasn’t liveable!! Cleaner and a young girl from reception were aware I wasn’t happy but young girl not even admitting to speaking to me or showing me rooms!!! guest house accepted my money from Booking.com the day after we were meant to depart……..knowing fine well we didn’t stay!!!

Location for the purpose of our trip... We were 5 minutes from our venue.
The room was dusty, the decor was drab and tired. The radiators were rusty and dirty. There was mould on the windows of one room. Thin quilts on beds.
The breakfast area was just as bad decor and cleanliness wise as the bedrooms and it was cold. The housekeeper kept clearing our table while we were still eating.
She then hovered by our room door waiting for us to leave, even though we were leaving within the check out time frame...

the shower cubicle silicon sealant black with mould hot water in shower only warm, had to ask for towels.
entrance and stair carpet dirty and badly worn with holes on the stairs.
did not have breakfast as had no confidence in the hygiene of the kitchen.

There was nothing to like about this property. In fact it was a health hazard. Black mold was on every wall in our room, the floor was filthy, the beds were damp, the loo in the so called en suite was loose which is where the awful smell was coming from.
The room was also freezing due to a window being open which we were not able to close. We did not stay here and choose to sleep at the airport to connect with our flight. Please do not use this so called guest house. Absolutely the worst place ever.
