Staff were very nice and extremely helpful. Great location to hop on the bus and travel to locations if you choose not to walk. The room was clean, slept in comfortable beds and the pillows were comfortable too. We highly recommend Fraoch House to stay while in Edinburgh.

Fraoch House is a sweet place. It's older and has charm. Matthew the host was solicitous and eager to please. We had breakfast one morning and it was excellent. Our room was adequate. Lack of a plug convenient to one side of the.bed and.odd chairs that tipped over when we sat in them were drawbacks. The location was a disappointment. We didn't realize how far we were from everything. There is good bus service, but if you prefer to walk to attractions it's quite a slog. If you have a car it's no problem.

Very enjoyable stay; excellent room & facilities, well treated & close to all Leith has to offer while the city centre is a no. 11 bus ride away, a fiver day pass getting you the tram as well. Worth the £12 for breakfast, lots of alternatives within walking distance but what you get is worth the cost!

Was not clean and I hot a skin infection.

We couldn’t have been made more welcome. We were met with tea and shortbread on arrival and nothing was too much trouble for our host. She was so helpful suggesting places to visit and eat. Breakfast was excellent and she even refused payment for the second morning’s breakfast, as Scotland had won the rugby and we were there to attend the match. When one of our party had a minor accident she was so helpful looking after her. Would definitely recommend this hotel

Great place for a great price. Staff was exceptionally friendly and helpful, the room was clean, sizable and well equipped, and the location while a bit far from the city center was directly across from a bus stop into the city. Breakfast was also standout, and I’d recommend getting it as the nearby cafes are mediocre at best.

I had a great stay at Fraoch House! Comfortable and very clean room! Very friendly and helpful staff! Great location, quiet neighborhood but with many amenities nearby. Short distance from the center on foot, but there is also a bus line that stops in front of the hotel. Excellent value for money!

Really happy with our stay here. Cost about £12 in a taxi from Waverley Station. Warm welcome from the host who offered us a cup of tea on arrival. Room had plenty of space for clothes and storage and a spacious bathroom with comfy bed. Great for the bus into town or a 20 minute walk which we preferred. Would happily stay here again!

A beautiful house that retains many of its original features. A tremendous host who did his best to accommodate all our requests. A superb breakfast aswell. And convenient for Leith and Edinburgh, very much recommended.

Our accomadation was perfect. Only gripe was thought i had payed for breakfast for the 2days we stayed but told becauase we had booked with expedia breakfast wasnt included . Bot confusing as i assumed was included in price of my booking

Fraoch House was an incredibly welcoming stay. Matthew was nothing but helpful from before to after my stay. I want to come back to Edinburgh just to stay here again!

The house was a very pleasant place with a friendly but unobtrusive staff. We were welcomed with tea and biscuits in the cozy sitting room and then pretty much given the run of the place. We had a key to our room and to the front door so we came and went as we pleased. The only negative thing was that they ran out of hot water one morning. Brrrr. I would definitely stay there again.

Although we only had a short stay we were very impressed, the staff were very helpful and welcoming and the room we stayed in was very comfortable and stylish.

Room was very cute, and the bathroom was spacious! Breakfast was delicious with wonderful fresh fruit, yogurt, salmon, eggs. Service was wonderful, and they were very friendly. Would highly recommend!

On reading previous reviews, I thought I would give 'Fraoch House' a try. As it was my first ever visit to Edinburgh, I was presently surprised by the lovely Coffee and shortbread welcoming both my wife and I received on our arrival. The personable welcome we received was perfect and we were assisted in every aspect of our visit with our queries on local amenities etc. The Breakfast was sumptuous, the room was very comfortable but needs a small bit of tlc in places and the property is conveniently located near to buses and trams etc. If I return to Edinburgh again it will definitely be to 'Fraoch House'. Thank you to the excellent Staff for all their help and friendliness.

Amazing stay here. Was greeted by the nicest host. My room was more spacious than expected. Everything was clean. I would certainly stay here again.

We were unable to stay at Fraoch House as our car broke down on the way up to Edinburgh due to no fault of our own.As soon as we realised we would not be able to get to Edinburgh I called Fraoch to explain the situation.Unfortunately the owner did not offer any refund which was extremely disappointing under the circumstances and added to our distress.It would have been good if we had at least been offered a credit note to use in the future :(

Very pleasant stay, clean room and a great breakfast.

We had to ring the bell 3 times before entry and the whole hotel was in need of an upgrade the wooden toilet seat was split the curtains hanging from rail. The tv was in front of the dresser mirror instead of hung on the wall.the room was cold in evening as no heating on I went and knocked door but no reply . Though there was heating in hallway. I personally think it needs a woman’s touch as no pictures in room or anything to give it warmth, also one of the decorative cushion was split all down one side. We had to leave after one night, we were sent a voucher to go back but never would. Very disappointed ☹️

We loved our stay at Fraoch House. Matthew was the perfect host he contacted me prior to our stay to everything would be perfect for our arrival. The room was spotlessly clean and beautifully decorated. The location was ideal and the breakfast was outstanding. We'd definitely stay again.

Greeted by Matthew with offer of tea or coffee on arrival. All staff were really helpful & friendly. The room (standard double) was spacious & clean, bed & pillows very comfortable, shower hot & reliable. Breakfast was great, cereal, yogurts, fruit cruets, croissants & a choice of hot meals including full Scottish, all very tasty. Will be back again!

A very nice stay and given that our daughter is at university in Edinburgh, I'm sure we shall be back. Even if she weren't, we would choose it agaiin if we were to visit Edinburgh. A very comfortable room; a clean and wel equipped en-suite. The television incorporated a DVD player and there was a very good selection of DVD covering all tastes from Art House to multiplex. The breakfast copuldn't be faulted. Overall, a definite 5 stars. I dropped one star from a category because the bulb in the light above the key safe by the entrance door had gone, which made it a little difficult to read the numbers
