The room we stay was half basement. It was big but dark, outdated and little bit creepy. We saw two big mosquitoes on the ceiling. Anyway, we only stayed for one night.

Good price for a good sized, fairly clean room. The only qualm is that the shower cubicle could do with being re-grouted and re-sealed.

Obnoxious receptionist, outdated decor, shower hot water difficult to achieve, should not to be advertised by any booking network.

I have booked this place to stay 3 of us , and booked 1 room with 3 beds with a front door wiew and large window due to my husbands sickness , we have been giving lower basement floor , which has no signals , no internet, no window to open, incase of fire we have to run upstairs if we find the way , plus all the beds are bended so old , the furnitures are so old , after complaining what i have booked , the guy gave us the lower ground floor bedroom with front door wiew, which was ok to be in, but still the beds were all old and making noise if u want to turn your left or right , so noisy beds and old furnishings since 1980s , for the price not worth more the £50 per night , tv doesn't work , some of the side lamps doesnt work, was there just for decoration kinda..

The hotel itself is quite run down but the room was clean, fresh bedding and towels and good shower. Tea, coffee and milk provided. Good place for a short stay if you're on a budget

Really liked staying in a quintessential "Scottish" house/hotel. It was quaint but updated. Had a good night's sleep 🙂 Staff was helpful.

The check in was terrible, we are arrived 30 mins early and not able to store our luggage while waiting for the room ready and the room very tiny.

Spacious room, clean. But there were no microwave and fridge which is very inconvenient.

The proprierter was helpful in suggesting where we park our car. The property was just a little tired but perfectly adequate for our one night stay. We walked to a top class restaurant although some may find the distance long.

This place was not as pictured at all. The room was tiny, there was no fan and the window was hard to open and we couldn't close it not matter how hard we tried (it was in the roof). This hotel has so much potential as the back of it has beautiful stain glass and stair case, which would elevate the feeling of the hotel. It's like they purposely want it to feel dated and run down.

Property was close to eveyrhing we wanted to do. They extended our stay with no issues and check in was quick and easy.

I had one night in a single room while in Edinburgh for work. The room was small but immaculately clean and was en suite. The staff were friendly and helpful and it was very good value for money.

They really need to take the dankness out of the basement rooms, & replace the very hard mattresses. The floors are the coldest known to man. But staff was very helpful.

The place is quite and close to the Castle Good restaurant to go The little Charter Very good fine cuisine and very nice peoples As for the very good whiskey to bring back You have to go to Robert Graham Ltd for the best selection
