Just be aware that there are a few steps to each villa and the breakfast area. Not a problem for us.

The panoramic view from the villa was amazing. We sent many evenings watching the sunset from our front porch. The villa was comfortable and clean and staff did a full clean on a daily basis. Breakfast excellent and the pool overlooking the beach was warm and a great way to wind down after a day of snorkelling.

The pillows were a bit hard and uncomfortable.

The location is right across the road from Lipah beach, a perfect spot for snorkelling. The breakfast was decent to start the day. Pool was clean and beautiful view.

I feel like it wasn’t worth the price / the wifi was almost non-existent for my stay / the restaurant is open only for breakfast / the tv didn’t work / shower pressure wasn’t the best and hot water ran out / tons of mosquitoes in the room / smell from bathroom filled the room

Great location with beautiful views and easy access to the beach. Plenty of good eating places around if you arent driving snd the staff were so pleasant and helpful. One of the nicest properties we have stayed in for the price after coming to Bali for 35 years.

Well appointed 2 bedroom villa with fabulous views over Lipah Bay and the Bali Sea. The infinity pool that looks out over the bay is wonderful. There are 2 good restaurants within 50-60m that look directly over the bay and serve good food and drink. You can go snorkeling directly from the beach and there also outriggers that will sail you to other snorkelling spots and to the ideal spot to watch the sunset over Mt Agung. Will be back again!!😊

Very nice location, direkt at lipah beach. From the terrace you have a very nice view. It is good that it’s not directly in Amed, so a bit outside from the hustle and there are still a lot of warungs around

our bathroom smelled very bad, it seemed that people peed in there. The staff was very helpful and cleaned it, it was still a bit smelly but better

absolutely stunning accommodation on the hill side. it is a little out of Amed but the location is still a 10 min scooter from the center and has the better beach right out the front with amazing snorkeling. still has lots of great restaurants near. pool is very clean and has an excellent view. Breakfasts were big and delicious. nice and quiet, we had the top villa which is for sure the best if you’re okay to climb a few stairs. outdoor shower was a highlight.

Location was great!!staff was welcoming.Breakfast was served,limited options but exceeded expectations. Rooms were pleasant,all amenities satisfactory. Must stay if visiting Amed.

Breakfast was great. Staff were fabulous. Location was sensational. Very relaxing place to stay. Loved every minute of the pool and massages by the pool.

Location, cleanliness and tidiness

Everything was great especially we loved the 19l water dispenser - no more plastic bottles fridge with ice cubes

the steps were a challenge - but we were up for it - well worth it for the view

The view is amazing and the apartment was large looking right over the pool. What a wonderful place!

Just a couple of small issues with the facilities - issues with bathroom sliding doors, leaking pipes. But the staff sorted the issues quickly.

The facilities were gorgeous and warm. The staff was friendly and available. The food was delicious and the portions were generous.

The Wi-Fi was a little bit off but other than this everything was nice.

- Helpful and friendly staff - amazing view - the ocean, lagoon, mount Agung - good breakfast (with an option to have it at own villa terrace). - close to good restaurants (vienna cafe etc.) - very close to the only(!) part of the Lipah beach that is empty from the fishing boats - own kitchen - easy to get to the villa, only few stairs to go (we had villa #1) - private parking - babycot was provided

- some of the sliding doors are very hard to move. - lamps inside are not giving enough light - Scrummbled egg comes without any side dish (vegetable, or sausage, or bacon, or beans), only with a toast. And was very salty for us. And pancakes are very good! - toilets were not absolutely clean and a bit smelly sometimes. - the shared pool has very weak light in the evening. - kitchen doesn't have a microwave, and the pan was very old.
