Location was excellent. Our room was spacious. People were very nice.
Our friend's room was very tight and had a drop down entering the room which could be dangerous. Parking was a little difficult. The breakfast was a disaster. Our meal was served but we had to wait 5 minutes for our eating utensils. Ran out of coffee and had to wait 10 minutes for a new pot. The waitress never brought out creamers even after we asked twice. We had to ask for toast, which was brought out after we were done eating.

I think the breakfast could be streamlined some for efficiency. Maybe don't book as many tables at once or only offer a buffet style with scrambled eggs and some baked goods. It was way too much for one person to handle especially with a party of 6 at the center table and three other tables of 2 waiting. The food was tasty enough, but some table were waiting for food for quite some time.

Always a warm welcome at the Newport Inns on Clark St. Friendly staff and good breakfast. Good location for our needs, off street parking and good value. Best thing to do is call the Inn directly and ask for the room you want, booking.com makes it confusing as to what you are getting. The inn keeper works hard to make sure guests are accommodated, so just call him directly.
In keeping with the age of the buildings there are lamps and not over head lights, the rooms are dark which is only a problem when looking through a suitcase, we could have used a few scones or more lamps. Our king bed was two twins that kept separating, it was comfortable, but needed one of those belts to tie it together.

Central and fairly quiet side street location with parking comprising 3 (or more?) adjacent historic buildings.
Check in and our room were not in the pretty, dark-colored building (No. 28) we saw in the photos on Booking.com but in another old house across the street.
Nor was the room anything like the photos; Despite being upsold on check in an extra $20 per night to a King room it was still small, with no closet or hanging rail, just some hooks on the bathroom door, a coat stand, a chest of drawers and two chairs
The small bathroom had a dated jacuzzi tub with shower over and stained ceiling tiles.
There is a self-serve coffee/tea station in the ground floor common area but no in-room facility, nor is there a safe.
Breakfast (cooked to prior order from a small choice and available at the time you specify when you make your order) is served in another building along the street in a simply furnished room.
At best this can be described as a historic if quirky old B&B; at worst rather tired and in need of some refreshment.
Our room was not serviced during our 3-night stay, nor did anyone knock on our door or offer to service it, although some towels and toiletries were laid out in the lobby suggesting perhaps you are intended to help yourself?
At this price point we had a certain expectation but although the welcome was good and helpful, the place seemed clean overall and the bed and pillows were comfortable, we were disappointed that this was far from the "boutique" accommodation we'd anticipated from the photos, website and cost; frankly it does not live up to the price.
Although an entirely different type of hotel, by way of a PRICE comparison we spent the subsequent 4 nights in an ultra-modern, very well equipped suite of more than twice the size, in New York's Upper West Side, a stones throw from Central Park (see thewallace.com ) for NO MORE COST cost per night!

The window in the room was sealed shut and covered in plastic sheeting so there was no possible way to even open it a crack. The room was very stuffy, making it difficult to sleep. And even more disconcerting, in this time of Covid, fresh air is essential in mitigating the spread of Covid.

Location, location, location. This is one of the few places in downtown Newport, RI where you can park your car and walk to everything. The breakfast was delicious in a fire-placed dining room and the staff were friendly and accommodating.

Great location and what a gem! The Clarkeston inn had a lot of charm and the manager Otillia was the best and very accommodating to things we needed. We enjoyed Neil’s breakfasts, being close to great restaurants, comfortable bed, great water pressure, having a fireplace in our room to make it cozy and playing cards in the parlor/ dining room. This house is from the early 1700’s so don’t expect perfection but you will get the feel of living back in time. Great house!
You may hear footsteps from the floor above, but nothing too bad. Stay on the third floor if this is an issue.

booked my parents what i thought would be a nice romantic b&b king bed room with fireplace. They informed me they were given a horrible room in an old dingy attic with queen bed and that it was the worst place they’ve ever stayed at.
