I shared a wall with The neighbor next door. She complained the entire time I was there and then they kept my deposit because of noise and charged me extra for a broken door handle that I did not break. The door was broken when I arrived.

My wife and I enjoyed our stay t 16 FILRentas in Tulum. The house is in a residential neighborhood within walking distance to downtown Tulum (in fact we walked into town every evening for dinner). Since it's in a neighborhood, you will hear the normal noises, such as cars driving by, dogs barking, and so on. The neighborhood is much newer and nicer than the neighborhoods in downtown itself. The house itself provided everything we needed, the kitchen was well stocked with anything we needed for cooking, the little patio was nice (with a clothesline to dry laundry; there is also a little sink on the patio for that), and the bed was comfortable. The bedroom also had A/C which was very valuable! The only thing we would have liked was a filtered or bottled water supply. Since that isn't provided, you will have to buy your own bottled water. Tulum itself and the surrounding area is great, we enjoyed the local beaches and several Cenotes. We ended up hanging out most often at Tankah Beach, which is basically empty, and has a great little restaurant right on the beach. Our experience getting in and out of Tulum Beach was really difficult, but the house includes the use of two bicycles which would probably make that situation easier since you wouldn't have to try parking a car. Please note that we were there during New Year's week, which was a peak visitor time. Filipo was very responsive, I don't hesitate to recommend this property.

My husband and I stayed here in December 2018 over Christmas holidays and we loved it! The decor and furnishings are modest but comfortable, we slept great on the bed, and the A/C unit in the bedroom was especially appreciated. Really all in all we thought it was pretty cozy and had everything we needed, including a tire pump for the bikes! The bicycles provided by the owner were AWESOME and we loved having them to get around. Everything we needed was super close by - the grocery store for example is only a 5 min walk, the beach and ruins is only a 10 min ish bike ride away - you really couldn't ask for a better location, plus it's in a quiet part of town so that also made it nice for sleeping. The owner is great to deal with and super responsive. Todd here.Bed was comfy, AC was amazing, WiFi was good signal and allowed us to relax. Kitchen was decent size for what we needed when there. Groceries right by allowed us to be frugal on food but frivolous on sightseeing. Perfect for an adventurous couple as your options are ALMOST limitless. Perfect for couples who want some routine too i suspect. Proximity to town and Matcha MaMa Coffee! are important! I would return.

This unit is nicely located to access everything in Tulum and the surrounding area. It was clean, well kept, and had nice furniture. Great value in my opinion as it was comparable price to many of the hostels. My girlfriend were able to easily make it into town on bicycles provided by Fillipo and could drive anywhere we wanted to see/go very easily. The neighborhood was nice and quiet for the sleeping hours.

It is right at the crossroads of town, so west to Coba, north to Akumal & Xparks, east to beaches and south to Sian Ka'an are all easy drives. Evening expeditions into town by walking or bikes was fun. There is a grocery store 2 blocks away. We were a mom and 2 daughters, so the one room and pull out couch worked well for us. We are also not foodies, so eating in left us with extra money for shopping in Tulum - kitchenette is equipped well. The house itself is rather plain, not decorated or homey, but we spent our days out and returned to rest and eat. We liked the friendly neighborhood too.
