The hotel is located near the sea. It's also near by to the street with restaurants. The owner and his wife are very hospitable. Breakfast is nice.

The isolation between rooms and floors is not great. I have been waken up couple of times during the night by neighbours upstairs. The beds are on the soft side which wasn't great for my back.

Although we only stayed for one night so we could attend a local event, we could easily stayed for longer. The hosts greeted us on arrival and showed us to our lovely room which was warm, very clean and the bed was very comfortable. In the morning we enjoyed a lovely breakfast before we departed. The hosts were lovely and very welcoming. Will stay again when back in the area.

Everything, only stayed 1 night but Arthur and Debbie were exceptionally welcoming, warm hosts. Breakfast was cooked to order and very tasty, if you didn't want cooked there was cereal,, plenty of tea coffee and juices, very good value. Loved the honesty book for the lounge bar, basically a front room but functionable

Room was nice had everything we would need with a very large bathroom, breakfast was tasty and plentiful, tea & coffee facilities in room.

The only thing I would say was when any of the toilets was flushed in the building there was a very loud noise which did wake us up a few times

Lovely friendy couple.Excellent brekkie.Had 10 choices of cereal.Then a hearty fry up.Good coffee.And its one of the biggest single rooms ive stayed in( bed very soft).

If im being picky,maybe overpriced by £5-£8. But then it was bank holiday.

Ideal location, friendly owners, good variety of cererals, cooked breakfast freshly cooked to order. Room tided very morning

Debbie & Arthur - the owners were absolutely amazing! The breakfast was lovely and it is in a fabulous location just 1 block off the seaside.

location a short walk from the town centre so nice and quiet. lovely clean room (10) with sea view - very comfortable bed. soft big towels exceptional breakfast 😊 hosts were lovely parking for free on road outside

Not much - location was the only plus point

Pretty much everything - the staff failed to tell me that they would not cater for my dietary requirements, so I had no breakfast either morning I was there and the staff were remorseless about this, while taking full payment for the room. They did not know what vegan meant and made no effort to find out. Do not stay here if you have food allergies or dietary requirements. They could have told me after I booked that they would not cater for me and would make me feel bad for having dietary requirements and I would have booked somewhere else, but they wanted the money & made it look like they would cater. The water pipes in the rooms were malfunctioning and full of air or something, so they were ridiculously noisy - unacceptable. The shower went freezing cold. I did not feel I could talk to the owners about anything. Other places, you can talk to management and they usually try and sort things out. The people at this establishment make no effort to help you put even when they can see you're unhappy and short-changed. They're the type that blame you for their having provided substandard accommodation. I had a really miserable stay here.

Room was v nice and clean. The owners were v nice to. Remembering our names each time saw us and our breakfast preferences. Even that we had black tea and didn't need milk for drinks in a morning . Had a small bar with honesty book for drinks to pay at end of stay. Hotel was in a nice quiet part of yarmouth but still close to centre so got a good night's sleep

Shower water pressure was very weak, presumably because we were on the top floor. Everything else was perfect.
