Absolutely fantastic couldn’t fault this at all. The host is amazing and answers so quickly, near restaurants and supermarket and 10 min walk to a lovely Sandy beach. Thoroughly recommend staying here.

22 of us stayed at the villa and had a great experience from start to finish! Jim was extremely helpful and communication was excellent throughout. The villa was clean and tidy and exactly how described. Would definitely recommend this villa!

We had a great vacation, enjoying the sun and the pool. The rooms were impeccable. Except that I noticed that there weren't enough towels in the rooms and fewer pots and pans for the kitchen.

From start to finish Jim was fantastic. I cannot fault the communication and help we got from booking to transfers to checking in to rectifying any minor issues we had during our stay. The villa was exceptional, everyone was amazed by the villa itself. We took into consideration that it was out of season so some aspects needed a bit of tlc which we understood would of been taken care of ready for summer. That being said our stay was great. I was able to message Jim regarding any issues and these were dealt with within hours. Unfortunately the weather wasnt on our side but that didn't stop the celebrations. We did manage to get in the pool on our last full day which put smiles on alot of faces. The only thing i would say that was a little more major was that one of the rooms in the basement was not able to be used due to damp and the smell from the bathroom but again we worked around that. I would recommend this villa. Thank you Jim and Airton for making our stay great!

We celebrated my husband’s 40th birthday with family and friends. The villa itself is great. A lot of rooms, very spacious. We were 28 of us, so everyone had enough space to chill if they wanted. The neighbourhood is very good, a lot of shops and restaurants around it. Heated pool was a great for our kids. But the villa needs a lot of improvements. Some of the shutters were not closing(maintenance guys came but could not fix it), some bedroom doors could not be closed due to the reason that the door was not straight (we used some folded paper to hold them). Some of the toilet seats are broken. The living room sofa has to be replaced or deep cleaned as it is in shocking state. The basement has a damp smell and also had cockroaches, what we believe should not happen in the luxurious villa. Double sliding doors in the kitchen damaged. Also, we believe that such a big the villa should have bigger bins/containers outside, as the ones that are placed now were filled within two days(it was 28 of us) and cats kept ripping the bin bags and dragging the rubbish out to the walkway. Every time we collected the rubbish into the new bin bags, they kept being ripped in the next 30mins by the cats. We have texted the manager to ask where the rubbish should be dropped off, but did not hear anything from him. We had some issues with a hot water. It kept disappearing in the afternoon, so we showered in the cold water (in November). With the improvements it would be a great villa.

Plus Points -very spacious villa, lots of room for everyone, also plenty of bathrooms. -Good location, easy walking to grocery store and Restaurants, Hop on Bus and shops -Nice pool area Negatives Points - needs some updates (living room sofas very stained, paint chipping on interior and pool needs a good cleaning) Smell in lower basement rooms very bad, couldn't use them do to musty smell.

Property is a great size and lay out and was fit for purpose for our golf trip and I would imagine for large groups on say a stag or hen. Due to this the property while clean is showing signs of wear and tear for example around the pool area and the indoor couches and sun lounger pads are in need of replacement. In addition the basement rooms feel stuffy and these rooms were the bottom draw. Overall we really enjoyed our stay and the property was good value.

We was a party of 27, age range 1-53! Jim was excellent, great communication from booking and during our stay. The Villa was lovely as described and in a good location. Any issues we had Jim was quick to answer calls and texts straight away. He also went above and beyond on our last day as we had a late flight. If there was anything I would change is the basement bedrooms, they are a bit damp and the shower pressure was low and showers weren’t always warm, there was 27 of us showering! Definitely booking again as soon as possible!

The villa was great, there was a large group of 30 friends and we had plenty of space. Reasons for not giving 5* is as mentioned in other reviews was the damp in the basement bedrooms which meant we couldn’t use one of the rooms. Everything else was great for large groups and taxi’s are easy to get using Uber

On the whole the villa is nice it just needs some TLC. Disappointed there was no manager to show us around. But once we worked everything out all was ok.

We were a group of 21 young adults and absolutely loved our stay! The pictures don’t do it justice. Everything was fantastic from location, to ease to the villa itself! Would 100% recommend.

Our recent stay at a house offered a mix of delights and disappointments. The pool, living room, outdoor spaces, and floors 1 and 2 were fantastic. However, the lower-level bedrooms had damp spots and an unbearable smell, causing breathing difficulties. We ended up spending a few nights on the couches to avoid this. We recommend staying only on the top two floors. The local manager was helpful and addressed some of our issues. With investment to remove the dampness, it could be highly recommended.

We had a good time at the villa. It is well situated and the space is great for big groups. The kitchen was well equiped in terms of eating wares for large groups which was nice. Yet as other have mentionned there is a mold smell in the basement.

Overall, it’s a good Villa for a group and we had a nice stay. Bedrooms are all en-suite and there’s 15 good sized rooms. The property is pretty basic in terms of design and quality - same as pictures. Close to shops and beach and taxis are easy to come by. things to know would be 1) lower ground fooor feels damp and one of the rooms has mould, 2) pool is next to a main road, 3) very limited hot water and pressure is terrible so expect cold showers, 4) WiFi only reaches ground floor.

Unreal from start to finish!

We were a group of 18 for a hen do and we had the most amazing stay! Jim and his team were so helpful with any questions we had before arriving and during our stay. The villa is in a great location and we thoroughly enjoyed our stay.

The property is spacious and with good facilities. It has a nice pool outside and a pool table and table tennis table in the basement. The hosts team managed to stock the villa with food and drink in advance for a small fee which was greatly appreciated by the team. The only downside is that there is a notable smell of damp throughout the rooms on the basement level as well as patches of bubbling paint/plaster.

Can't speak highly enough about this villa. It was spacious, well maintained, and finished to a high standard. We rented for a week for a stag group of 17 and it was exactly what we needed. Nothing but compliments from all of us. Jim and Miguel were super helpful and quick to respond to any questions that we had.

From initially making the booking right through to travelling out, Jim answered all queries swiftly and nothing was too much hassle to help us out. He provided cots and high chairs for our infants as well as making excellent recommendations for local caterers. The villa looks amazing in the pictures and is even more stunning in real life. Plenty of space and a 10minute walk to the beach. We were a group of 21 and everyone absolutely loved staying at the villa. Thanks again Jim!

We stayed here with friends for my wife's 30th Birthday. The villa was a great space with all of the facilities you need. It is in a good location with a supermarket and local cafes a few minutes walk away. There were a few things in the villa that needed maintenance such as around the pool area and the showers wouldn't run correctly if more than one was being used a time. Overall it is a stunning venue, the managers communication was fantastic and we would definitely return.

Fantastic property, had everything we needed for a long weekend for 24 men on a stag do. Miguel and John were a pleasure to deal with. V communicative and offered advise on golf/restaurants/activities.

When I found this villa for my hen party, I thought it would be too good to be true but it was everything I could have asked for and more. From being assisted online before by Jim and Miguel to arriving at the airport and being met with the property manager’s recommended minibuses - Tiago - (who the gave us numerous lifts over the time we stayed). We were checked in and shown around on arrival. The rooms were spacious, modern and very clean. The pool area was stunning as was the upper floor terrace. The only disappointing parts were the oven didn’t get very hot (but we only used it to cook pizzas for one night), the showers were either scolding or freezing (but there were 21 of us showering at similar times so it is what it is) and the master bedroom blind didn’t work so we didn’t have the beautiful view from our room that we could have had. Those things were very minor though and do not detract what an amazing villa this is. Location was fantastic too, 20 minutes from Vilamoura, 10 minutes from Albufeira and some local bars and supermarkets. We thoroughly enjoyed our time here and would recommend it and definitely stay here again!

We stayed here with a large group of friends for my wife's birthday. For such an occasion it is a perfect location. Many bedrooms, deck chairs, huge dining table inside and out, all the chairs, plates, glasses you need etc. Jim was quick to respond to questions, very helpful finding catering and flexible with checkout. Shops and restaurants close by. Beaches at walking distance.

We rented the villa for a 23 strong stag party. The layout of bedrooms on 3 floors ensured good nights sleep for all the varying age ranges in the group. Jim the property manger was extremely helpful throughout the whole booking process and came back to us very quickly if we had any questions. He clearly had local knowledge and helped us with transfers, taxis, places to eat and activities. We even had the fridges pre-stocked to keep 23 thirsty stags topped up with cold beers on arrival. There are some local bars, restaurants and a supermarket within a few minutes walk of the villa that are great for breakfast or snacks. The strip and old town are a short taxi ride away but can be walked also. Overall a brilliant experience and highly recommended!

Villa was a superb base, plenty of room for a family of 21. Only negatives a damp smell in the basement level and the WOS could do with a bit of TLC

Jim was fantastic and helped me through every step of the way. My family had the most amazing time in the villa. It is larger than it looks online and easily accommodated 18 of us. Every one of us had the best holiday, age ranges from 2 to 56. I would thoroughly recommend the villa and Jim to anyone. Hopefully we will be back one day :-) Thanks Jim.

The property is amazing, exactly as it looks in the images. Thiago was brilliant organising lifts to Albufeira town and airport etc and we found it all a very well organised experience. Would definitely recommend for a larger group looking for a good bit of space to enjoy the sunshine.

This villa is absolutely amazing! We were a group of 20+ girls coming for a hen do but the villa would suit families as well with its large pool and games room downstairs. Jim and Tiago were so helpful in the run up to our stay and whilst we were there. We also used a company called Very Into Partying to help arrange activities for whilst we were there, Lauren was amazing! The villa is in a perfect location, walking distance to the beach and short drives away from Albufeira and Vilamoura! We just wished we were there for longer!!

Jim was so helpful and accommodating throughout. The villa was absolutely beautiful, the pictures don’t do it justice and the location was ideal. We were a party of 25 Hens and used the villa as pool party, it was perfect for entertaining. I would highly recommend staying here and I would definitely come back here again! We've rented this (and the nearby) villa for a business trip last week. It was amazing! Both villas are very modern and clean. Everything was as described and both villas were very spacious. In particular, I'd like to point out that contact with Jim is very good and he is 100% trying to accommodate as much as possible. For instance, he was able to arrange airport transfers for us and had a lot of suggestions for things in the area. I've read something here in the reviews about vermins, but that must have been some time ago as all areas (including the ones in the basement) were very clean. Only tips / feedback I have: - The wifi is fine (coverage is good) but its not very fast. This was discussed ahead but it would still be a tip to improve. If you rely on internet, you can get some 4G - Wifi modules from portugalinternet, which helped us out a lot! - Water pressure is limited, if you are showering all together there won't be alot of pressure. Probably spread out over the day :)

I had the best hen do at this villa! There were 14 of us and the villa had so much space we could have each had a room if we wanted! The pool was beautiful and so big, the massive dining tables both inside and outside seated all of us which was great for big dinners and games! The bedrooms were big with lovely ensuites. The big supermarket is literally 5 minute walk down the road which was useful. We struggled getting ubers but the taxi companies were easy and cheap. The basement floor was fun with the pool table but I definitely couldn't stay down there because of the damp smell. None of us needed to though as there was so much space on the ground and upper floors. Overall we had a great time and will definitely be back! Miguel was great and always contactable too.
