Very spacious and great location! Little dated but will stay again! Clean, well stocked, great check in service and the location was fantastic for us. Only thing and, and I am sure it couldn't be helped was the garage maintenence and having to either park outside or in the far garage. People would block the front entrance a lot loading and unloading, but that can't be helped. Plenty of luggage carts. Great stay!

I was greatly impressed by the overall experience. Only downside was the showers wasn't always hot. But other than that it was great!

This condo had all the basics. However, some furniture is worn. The chair cushion in living room has springs busted an they poke ya when sitting in it. All the beds are hard, lumpy and some have springs you can see. Kitchens utensils are limited for a large family. However it was nice to have plenty of coffee cups. There is a gap in front door and door to balcony in living room. The wind was really strong while we were there. You could hear howling where it blew through the gaps when you closed them all the way. We ended up cracking the door open to not hear it. Most condos we stay at have some beach items to use. This had none. I know that is not a requirement but it is appreciated when ya travel with little ones. We always leave any extras behind when we stay at condos. Helps the next people that come in. However there was a note that states, anything left behind is tossed. We also found out if 3 people take baths, the fourth person doesn’t get much hot water. They were working on the units upstairs so we were unable to do laundry the entire stay. I had to call and complain the last night there in order to get to use it after 5:00. Which meant most of the last night there, we were doing laundry. Its an ok condo and does the basic needs. We prob will try to find another next trip.

It is very big has great views from 2 separate balconies and was clean and had only one slight maintenace issue. The icemaker had frozen up but my husband know how to thaw it out and we did not have to call for anyone to help fix it. The property management company was very responsive to our emails. The resort has great amenities- 3 pools and we will stay here again.

The unit is very large with 3.5 bathrooms, 3 bedrooms a bunk area and plenty of room for our large family. The location is great with lots of onsite amenities. It was clean and we only ahd one small maintenance issue and the property manager took care of it the first day. We enjoyed the private master bedroom balcony and the main balcony off of the living room. The resort has 3 very nice pools, a Starbucks and a Sky bar. Thanks Bob, we will be back and stay here again next year.

We had a wonderful week long stay at this property. Great staff, good amenities and awesome location to everything.

We really enjoyed our stay Emerald Beach Resort. The condo was all we needed, lots of room for our large family. This unit does need a little touch ups like new carpet and living room furniture but it was ok. Need new shower curtains and master bathroom has cracked toilet seat we called about but was not fixed when we left. Pinched three of our rears . We were pleased with pricing and call facility is awesome. Will definitely stay at Emerald Cove resort again.

Condo is as shown in picture. Owner always responded to my question. My only complaint is lack of working elevators. The tower outside of unit had two down the whole time and other two were spotty. One Lobby elevator was down also. This is not on the owners of these units and maintenance worked hard to keep the two working elevator’s running. Loved location and what the property had to offer. This rental provides 2 beach chairs. Don’t waste your money on extras!!! Go to gift shop and purchase an umbrella and put it closer to water!

The floors were gross. Like feet turn black gross. Kitchen was stocked well other than no big sheet pan or scissors. I cook a ton so we brought it own if those. The furniture in living room could be updated. We enjoyed the amenities of the resort. Loved how close we were to walking distance to everything. Loved having beach chairs included. Over I would rate a 4 out of 5 and we would stay again. Oh fix the dishwasher! Positive the ice maker worked!!

Overall the experience was enjoyable. The condo does need some attention. Had to clean a bit when we arrived. The dishwasher was broken and held together by duct tape. Patio furniture was broken and the patio door would not completely close the entire time so with the extra windy week there was a constant whistle coming from the door. Knives were broken and the pots/pans really need to be replaced. The entire condo could definitely use a coat of paint and the living room furniture needs updated. The screen doors on the living room balcony were completely broken. The complex sent a couple workers up to attend most of the issues we found even though we were really just making them aware of the damages as to not be charged for them ourselves. For the cost and the location my family made it work but the owner need to be made aware of the state their condo is in.

We enjoyed our stay in this condo. The condo had plenty of room for our 6 adults & 3 kids. The location is great. Never a wait for an elevator or parking spots. The only thing I think this condo could use would be some updated living room furniture.

A group of us stayed here for spring break and the best part about this place is how close it is to the beach. The view is absolutely incredible! The only problems that we had were that we had to wash the sheets to some bedrooms because they didn’t seem to be washed prior. The condos were absolutely great location wise though and we didn’t run out of things to do even at the condo! I recommend staying there and I would stay there again!

We had rented a one bedroom in a different complex and was informed the day of our expected arrival. We were definitely in a bind. Thanks for the solution and a three bedroom condo was a great plus. We had an issue with the front bath toilet running continually and no light over the stove but that was quickly handled same day.The location was all we could ask for and the building's amenities were very satisfying.Unfortunately, the replacement condo was a great disappointment. 1. The carpet was badly stained and dirty looking.2. The overall appearance of the walls was dingy, the couches were so worn that I could not sit on them in any comfort and had a terrible time getting up and off the seats.3. The dishwasher's front panel is broken and held in place with Duct tape. 4. The kitchen was fairly well stocked but there were no table knives or teaspoons, which I remedied by buying cheap at Walmart. Also, a cookie sheet would have been nice.We firmly believe that had this been a first choice I would have called management and demanded a replacement. Fortunately, we made do with what we had but I felt so uncomfortable that I did not invite anyone to come to my "home".I really believe that if I was managing this unit I would strongly urge the owners to do an update which would enhance a renters visit to Panama City Beach.***I would rather not have this review placed on- line as my complaints should be addressed between the property management and the owners***

We loved the location but the room was dirty, box springs were upside down on one side of bed, sliding doors in living room were coming apart, chair in kitchen was broke, chair in living room was broke and whole Condo needs painted. I realize all these things are costly. Overall, we had a great vacation, I just wanted the owner to be aware of the issues before they get worse and maybe talk to house keeping about doing a better job. I think some people that have stayed have been careless. It is a great location and we had plenty of room. Washer and dryer work great and we would have swept & mopped but those are broke as well. A little bit of TLC and this place could get a 5 star review. Have a great day!

The coffee pot did not work, the knives were broken and there were only a couple, there was no pot holder for the oven, the can opener was so disgustingly rusted I couldn’t use it. My husband had to vacuum out a whole canister of sand out of the dryer because clothes were not drying, so that’s fixed for now. The couch was stinky. I’m not usually too picky, but when you spend what you do for a vacation you expect to at least be comfortable. And not have to go buy can openers and coffee pots.

Beach was clean, white sand with super easy and private access. View was beautiful. Sunset views every night.

The property that we stayed in was in a state of disrepair. The bathroom door in the master bedroom was hanging by one hinge. The master bedroom closet had a big hole in the wall. The unit was not very clean and smelled when we arrived. One of the toilets did not work very well. We would not stay in this unit again unless it was repaired.

The overall location and set up of the property was awesome! However, we had an issue with some type of leak. We had 12 people in the condo, 6 of which are very young children, they brought up 6 different machines to “dry” this area out that were extremely loud, in the way of family dining, and kept blowing the main breaker. They also had multiple people entering and leaving our room that we knew nothing about. It was an awful experience. The only response we got when telling them about this was “well leave the machines where we stuck them and don’t touch it.” Needless to say we will not be booking back through this company again.

We had a great time at ECB. The unit is close to the elevator and large enough for our group of 11. Plenty to do for the big kids and littles at the resort or close by. We loved having morning coffee on the balcony and sipping wine at sunset. Beautiful views from the 20th floor. Room was missing an inside latch on the front door that would have made us feel more safe at night and could have used some mattress toppers as the beds were very firm. Overall, it was a great stay and we will definitely come again.

All and all was a great condo. But there where no ramps leading to the beach which was tough with coolers & carts. Condo was roomy but could use some updates.

Reviewer Comments: We checked out of this condo this morning and I would like to speak to someone regarding this condo the condition of it, the safety of it, and how extremely disgusting it was when we checked in. We couldn't unpack until we cleaned. There are holes in the walls, extremely big holes too, water leaks on the ceilings, the baseboards were DISGUSTING! The carpets were so dirty we couldn't even walk around the condo bare foot or our feet turned black on the bottoms. Not to mention in the description it states a "fully functioning" kitchen but yet this condo is supposed to sleep like 10 but there wasn't even enough plates or Silverware to feed that many people. The shower curtain liners had MOLD and MILDEW on the bottom of them. Myself and my whole family ended up at the doctors today and have severe sinus infections, ear infections, and pneumonia in which my doctor stated that the mold in the condo is probably a huge factor. I have taken pictures of everything and if this is not handled properly, taken care of, and made right than I will be contacting an attorney with the pictures I've taken. I paid $5100 for this condo for the week and it was NASTY!!! And ran down!!! Not to mention we are all sick now and were totally fine before we ever stepped into this condo. I need someone to message me back ASAP.

We go to Panama City beach every year. We have NEVER experienced what we went through this year… After driving 10 hrs to get there ready to rest and enjoy our vacation… As soon as we opened the door the place had a nasty smell… we walked in to the living room and I can’t describe how filthy the furniture is… the living room furniture is so dirty to the point u can’t even touch it. one of the blue chairs you in the picture the back is broken. the dining room chairs are wiggly and nasty as well. The carpet was not vacuumed as we found sunflower seed shells on the floor. stains on the wall plus it looked like the closet floor hasn’t been vacuumed in months… dust, small pieces of paper and pens and holes in the wall covered with cardboard … I called the management company and spoke to the property manager that was rude and not believing anything I said. thinking we were just trying to stay there for free…. He straight told me we get you a refund and go find yourself a place to stay and can’t do anything for you. we had no option but staying. Taking 11 people on a weekend/holiday and find a place was impossible.After a long conversation he said he’ll send his back up house keeper to take care of we need and send a cleaning company to clean the furniture in few days due to the holidays… The house keeper couldn’t believe what she saw and how nasty the place is and there was barely anything in the kitchen that a human can use! She brought us basic kitchen items, pillows and clean bedding instead of the stained we had had on the beds and extra bed sheets to cover the living room furniture so we can set on it till the get it cleaned… that was Saturday night. the cleaning company finally called on Wednesday to come over and clean the furniture. I wasted all morning out of my week vacation waiting on the cleaning people to clean the living room furniture. The cleaning guys said that he has never seen something like this before… the furniture was molded and has to be changed as well as the carpet. it was to the point he had to report it to his company…. DO NOT rent this unit .

Dirty, broken appliances, water stains, broken screens, beat up or dust covered or mold on walls,ceilings,floors, refrigerator water dispenser, lamp shades, outside patio railing and fake plants. Air filters that were DISGUSTING and obviously not replaced for months if not years (No replacement date on air filter). I called and emailed but their was no communication from management company once we arrived at this hot mess of a rental. We changed the air filters ourself. If you are listening and actually reading reviews this problem goes back to at least 2020 where there are several bad reviews about this dirty unkept condo and yet 2 years later they have only replaced the washer and dryer that didn't fit so they removed the door to the closet it sits in. Thanks for the haunting Spring Break 2022 memories ECDI, you are a true Panama City slum lord that brings down rental experiences and VRBO rental properties. Shame on you!!!
