We enjoyed everything about this stay. Kim and Mike helped with everything we needed, and the property was fantastic. They helped us get acquainted with the property and even give you a phone to call them if you need anything. The property is an awesome location also. We will be back for sure.

This unit offers the best of everything...location, amenities and service. Just steps from our porch were the pool, the dock for excursion pickup and lounge chairs on the beach. Daily necessities for the kitchen, bedrooms and bathrooms were well stocked and ready for our use. Hosts, Brittany and Mike, went above and beyond to ensure our stay was comfortable with everything we needed. They picked us up at the airport, had cold beverages in the refrigerator, responded quickly with any questions we had, made our flight, golf cart and excursion reservations and accompanied us to the airport on departure day even waiting in the check in line for us. Their service was outstanding as were the condo and location of the unit. The best we've ever experienced!

Bermuda Landings #1 was a fabulous condo. You cannot begin to know just how stunning the view is. In addition, the property pics looked exactly the same in "real life" which is somewhat rare with some VRBO properties.
We went snorkeling twice during our trip(hassle free because Brittany handled all of the details). Brittany also booked our flights for Tropic Air, which made our vacation completely stress free.
Brittany & Mike are the property managers. All I can say about them is WOW! I have stayed at a lot of VRBO s, and not one is anywhere near the level of customer service we received from Brittany & Mike. Not only did they pick us up at the airport, they handled all our suitcases to & from airport as well. As soon as we arrived at the condo, Brittany gave us a cell phone to use during our stay. It allowed us to reach out to them at anytime. Each time we had a question or wanted advice on our visit all we had to do was call/text Brittany. That phone was our life lifeline on the island. Not once did Brittany everfail to answer our call immediately. Needless to say, their customer service was top notch. Please don't hesitate to book Bermuda Landings #1. The only thing I ask is that you don't tell anyone about this property. I do not want our secret to get out. That way we never have to worry about return visits. Just kidding! (Big grin)

Stayed at The Landings for 10 days. Very nice property in a great location. Just far enough out of San Pedro to escape the chaos but close enough to zip into town in a couple of minutes on the golf cart. Can’t say enough about the seamless check in, info and help during the stay and the checkout help from Brittany and Mike. Have travelled extensively around the world and Brittany is at the top of the list as far as a property manager goes! Kudos to her! ⭐️⭐️⭐️⭐️⭐️

The condo was perfect for 2 couples - lots of room so you did not feel crowded. Southern decor. Two master bedroom suites - great size kitchen and living room - private upper 3rd level patio with ocean view - roomy front patio -insane ocean view - small pool right next to your door. Larger pool a short walking distance away. Couldn’t have asked for more! Lots of information in the condo about the area and great restaurants to try! Grocery store around the corner - highly recommend packing snacks as chips - chocolate etc are quite expensive. Do not hesitate to book this 5 star property!
Brittany & Mike were incredible - always willing to recommend and help book tours - quick to respond to small issues in the condo - or just a thoughtful hello. The “door to door” service from the airport and return makes it so easy! Highly recommend renting a golf cart to get around. You can tell they truly care about their business and are customer service oriented! As a treat surprise them with gummy bears - they can’t buy them in Belize!!

Our party was comprised of two 40something couples, which the two king suites suited perfectly. I would argue that we rented the best condo in the entire complex! We were just a few steps from the pool and the ocean. The condo had everything we needed for our week's stay. We spent hours on the front porch, it was definitely our favorite spot to hang out. Having laundry in our unit was such an amazing bonus.
The real star here though is the staff. Brittany and Mike made our vacation so easy. From picking us up at the airport, to arranging our excursions and very quickly responding to my daily inquiries (Sorry!) they were the epitome of accommodating. Having the fridge stocked with drinks and water jugs refilled regularly made our lives so much easier! My husband found a coconut one day and shout out to Hector who opened it for me and brought me 2 others. My rum and coconut water cocktails were delicious! Truly above and beyond!!! We literally wouldn't stay anywhere else on the island.

We enjoyed the accommodations, perfect for two different families! Very close to Coco’s Loco beach bar. A great spot. We met the most friendly people there. Especially Stan and Sharylin (sorry if I spelled that wrong) and Alex!! The property managers are excellent at responding to your needs! Maybe new supplied cell phones would be a bonus!

Extremely happy we picked Bermuda Landings 1 as our home away from home for a week. We spent hours relaxing on the veranda just steps from the pool. We did not worry about a thing all week. Kimberly booked our golf cart rental, flight to/from the island and our excursions during the week. The map which included her favorite places to eat was extremely helpful. Yum! The location of the condo was perfect. Just far away from the city to be quite but just a short golf cart ride away to enjoy all that San Pedro has to offer. We played pickleball as well at Mata Rocks. This was our third visit to the island and Bermuda Landings is my new favorite. Book it…you will not be disappointed!

Very nice property! Hosts were excellent in every aspect. Close to town via golf cart. Many restaurant options and not expensive. Water activities (fishing, diving etc) pick up in-front of condos. Great experience and will be booking again in very near future.

Our stay could not have been easier. From booking flights and transporting us to and from the airport, arranging snorkeling trips, leaving recommendations for places to eat and visit the mgmt was incredible! Condo was perfectly stocked and mgmt even ordered drinks and stocked our fridge before arrival. A great location - close to town but still quiet. Mgmt was soo responsive to every question we had. Kim and Chad were amazing hosts! They made sure everything was smooth for us from the minute we booked our trip, including helping us book a flight on Tropic Air to get to San Pedro, stocking the fridge for us with drinks we had ordered from them, and helping us book a catamaran excursion to Caye Caulker for the day. The property was absolutely gorgeous, located right on the beach with a pool and a private rooftop where we could watch the sunrise. Everything about our stay was top notch! Highly recommend! We will be back!

We have been looking for everything that this Island offers - great people, places and a slow-paced lifestyle. Kimberly & Chad could not be nicer or more accommodating. Go through them to do everything you need to do to make your trip EASY and fun!

Perfect spot for our family of 4. The oceanfront views are spectacular and the layout is even better than what you see in the pictures. We loved relaxing on the front porch/pool during the day and on the rooftop deck at night to watch the stars.
The location is ideal as you are just out of the busy downtown area, but close enough to walk or take short golf cart rides to almost anywhere you want to go.
Kimberly and Chad were amazing during the time leading to the trip and made sure we had everything we needed and more once we arrived.
We've already booked our return trip next year. I highly recommend this property for anyone that wants to experience the culture, entertainment, and peacefulness of Ambergris Caye.

AMAZING! Right on the beach, sat on the patio and watched the sun rise every morning- beautiful! Close to town but far enough to have peace an quiet. Hosts are amazing as well, accommodating and made sure we were well taken care of from pick up to drop off. Definitely going back!

Ideal location on ocean, away from town noises but only a 5 minutes walk away. Snorkelled for hours right off the dock with fish, crabs and rays. Multiple pools to soak in, watching geckos and iguanas sun themselves on rocks all about the place. Beach bar for good food, drinks, and fun bartenders. Interior was spacious and well stocked with many amenities. Kimberly and Chad made our arrival and departure quick and easy. The refrigerator was stocked with our favourites upon arrival and our adventure tours that Kimberly booked for us were amazing.

Kimberly, Chad and their staff deliver the highest customer service, from meeting your incoming Tropic Air flight, assisting in the pickup of golf cart rental and stocking the refrigerator with beer and water. The condo is clean, spacious and the rooftop balcony was the stargazing destination. Our Searious activities were awesome - snorkeling and sunset cruise. Loved eating at The Farmhouse , The Truck Stop, Rum Dog and Coco Loco. Do not hesitate to book at The Landings at Tres Cocos!

Nicely situated just north of town. Enjoyed sunset cocktail hour and evening star gazing on roof deck. Kim arranged our transportation to and from the mainland as well as sailing, snorkeling and fishing excursions, flawless. A+ communication.

Kim and Chad were AMAZING property hosts! Attentive, available and helped us book all of our excursions and at a great price too!
They met us at the San Pedro airport, ushered us to our condo and gave us a cell phone to use on the island. The coffee pot broke the first day and they were on it to get us a replacement before the next morning! The condo was in great shape and had everything needed to have a comfortable stay. Great distance into town and about a 30 min golf cart ride to the not so secret, secret beach.
I would highly recommend this condo complex as well as Kim and Chad as property hosts!

Our stay was everything we wanted while in San Pedro. Kim and Chad were fantastic. They definitely made our stay great. We contacted them a couple of time and they were super responsive.
The accommodations were exactly as advertised. We were very comfortable and the condo was in an excellent location. I would definitely stay there again.

This was an excellent place to stay! Our unit was large, clean, and very private. Two master suites, each with there own bathroom and a 1/2 bath downstairs. One pool was literally steps out side of our front door! The second pool with swim-up bar, drinks, and food was about 75 yards away. The unit location just north of the bridge gave us a feel of seclusion but restaurants and groceries were minutes away by golf cart. Some were within walking distance. Kimberly and Chad were fantastic hosts! They arranged for us to have a golf cart upon arrival at the San Pedro Airport, they stocked our refrigerator with drinks (at cost), booked our round-trip puddle jumper flight from Belize City to San Pedro, and picked us up at the airport and delivered us to our property. Not only that, when our flight was delayed by an hour, they already knew as they tracked our flight from LAX and made sure they changed our connection at San Pedro without us having to do anything. That was a huge perk! So not not only was it the perfect property for us, the level of service and care by Kimberly and Chad was top notch! We will definitely stay there again soon!
P. S. One small thing with the property. It is on the water but there is not a swimmable beach if that is what you are looking for. We extensively used the beautiful pools though and were able to beach swim at other locations as we traveled about the island.

We booked this condo for 2 couples because of the king en-suites. This condo was spacious and well equipped. We loved sitting on the rooftop and enjoying the view. The location was convenient to everything we wanted to do. Felt very safe.
But let me tell you about the true gem of this property. Kimberly and Chad. They took care of so many of the details that made this stay so great. When we arrived on island by Tropic Air (highly recommend) we were met by the hosts. they took us to get our golf cart, drove us to the condo, told us places to check out and the info you need when you get to the island. I have never stayed at a VRBO that felt so personalized. We got there just in time to get a front row seat to Hurricane Lisa. The hosts were great and even had a backup place to put us if we had problems or lost power. We never felt in danger and the hosts were in constant communication. We are already planning on coming back and cannot recommend this place enough. You will not find a better place, book it now!

Chad and Kimberly were such gracious hosts. They took care of all the details from the beginning until the end of our stay. The condo had everything we needed for the week. We had a golf cart waiting for us the day after we arrived.
The views from the front porch and the rooftop deck were incredible. Exactly like the pictures!
Chad arranged a wonderful day of snorkeling with Searious Adventures and gave us some wonderful dinner recommendations. We enjoyed two delicious meals at Coco's Loco right next door to our condo.

Excellent Property!
We were very happy to stay at Kimberly and Chad's place. Everything was perfect!
It was clean, in a great location, and had a well stocked kitchen. Included was a large jug of water which was very helpful for filling up ice trays and water bottles to take on our daily adventures.
The nicest thing about this unit was the rooftop deck. It was very windy the first few nights. The breeze made the rooftop very enjoyable. We sat up on the rooftop and just chatted in the evenings. It was lovely.
The unit has two master bedrooms with two king beds. My husband and two teenage children (19 and 15) stayed. The king bed was great for the teenagers.

What a great experience!! From the very beginning to the very end, things were just perfect! The condo was amazing and so comfortable and it had everything we could ask for. The location was perfect-halfway between town and Secret Beach. If you get the chance, do not hesitate to rent this condo or another from Kimberly and Chad. We sure hope to be back next year!!!

Kim and Chad were amazing! The property was perfect for us. Each couple had their own space! Enjoyed the top balcony, dock, and pool space. Close to the market and many bars and restaurants! Arrangements were taken care of for us airport pick up and drop off, and excursions. Highly recommend and will go back!
