This property was absolutely perfect for our vacation with our pups! The one story villa provided easy access to the outside front and back! The large back porch was enclosed so we could sit outside with the dogs and enjoy the beautiful weather in the morning and evenings! The location was perfect, easy walking distance to the beaches! The beds were super comfortable and my husband and I were able to enjoy only downstairs living. The upstairs had super nice bedrooms to accomodate additional guests but being just me and my husband we did not need to use the upstairs. We really enjoyed our vacation here and the laid back vibe really allowed us to relax and enjoy our vacation! Highly recommend especially if you enjoy vacationing with your pups!

Our family of 5 really enjoyed our stay at this property. The living area was actually a little bigger than I expected. It’s a great location being fairly close to the beach and to Shelter Cove. The free shuttle is a great way to get around.

This location is in a great spot and the property is very cute. There was plenty of space for our family of 7. Kitchen was well equipped, grill worked great, plenty of beach chairs and plenty of bath towels. We walked to the General Store, and were able to park at the beach to enjoy our time there.

This was our second time staying in the palmetto dunes area, but first time in Queens Grant. The location was perfect for our young and active family as we could easily walk, jog, or bike to pickleball, the beach, nearby restaurants, and the General Store. There is also a shuttle available but it wasn’t very reliable which might have been because we visited during the off season. All in all, enjoyed the spacious house and all the surrounding amenities.

The property was as advertised, with a good supply of kitchenwares, towels, etc. The location is good for pool use, and we walked to the general store and beach often. Nice selection of restaurants and activities nearby. Communication by the owner was excellent. It was a nice place for a family stay.

The house was great and fit our needs. No complaints at all except there was not enough parking.

My family loves staying in Rich's villa. We always have a wonderful time.

We loved the location of this property, everything we wanted to do on the island was about 10 mins from here with the exception of the Harbour Town Lighthouse which was a bit further. The condo isn't stand alone so there's a small parking lot that you park in and then walk up a sidewalk to the condo. We loved that the pool was SUPER close, it was nice if we didn't want to pack up all the stuff to go to the beach. The Dunes Buggy is a great, free service to use especially when heading to the beach since there isn't much parking there. The condo was the perfect size for the 6 adults we had, plenty of room at the dinning room table and plenty of seating in the living room. We very much enjoyed the back patio. Rich was great, he was very responsive to messages, we would stay at his property again.

This is such a wonderful property. The unit itself had everything you could need. There were 7 of us and a small dog and we all had more than enough room. The patio was our favorite part. Our second favorite was the closeness of the pool and lagoon. The Dunes buggy is a must for beach going but it was also not a bad walk. About 10 minutes. Don't think twice. Rent it!!

Family of 5 spent the week here. Condo is exactly as pictured; very roomy family room and bedrooms. Kitchen is a bit tight if more than 2 in at a time, but it’s just how it is laid out. Great to have the door right off kitchen to the garbage cans. Basic furnishings, but everything that we needed was available. Nice sized deck with plenty of outdoor seating. Two grills and chest full of beach chairs, umbrellas and toys. Backs up to the bike path on Queens Folly Rd (very convenient for getting to and from beach, tennis courts, General Store), but shielded by bushes so road noise is practically none (pictures on the site look like the road is right there; bishes have grown up now which is very nice). Great communications with Rich. Mid-location in Palmetto Dunes so very convenient to beach and Shelter Cove shops and restaurants. We basically rode our bikes everywhere from this location. Would recommend this condo!!

Everything went smoothly. When we were younger we visited Hilton Head every summer with lots of family and friends. Haven’t been back since the early 1990’s. The place has really changed.

Overall it was wonderful for 5 adults, 2 kids, and 2 small dogs! Lots of room. Close to pool and beach. Living room furniture was a little worn, lots of crud & stuff under neath sofas. Kitchen was well equipped but needs some new cookware. Easy communication with Rich. We would definitely stay here again.

We had a lot of fun !!! The place is amazing we had a really good time. We will definitely come back.

We had such a wonderful time at Palmetto Dunes! The condo was beautiful, the pictures don’t do it justice. The common living area was large enough for 8 of us to be comfortable hanging out together inside, eating a meal together, etc. In addition there is a sizable back deck with a sliding gate at the stairs so young kids or pets can’t go wandering. The bedrooms were also spacious and the entire unit was clean and the kitchen was relatively well stocked with dishes and cookware. The neighborhood itself (Queen’s Grant) was beautiful. Despite the condos appearing crowded from the outside it still felt like we had a fair amount of privacy. It’s a pet friendly neighborhood, great place to walk the dogs around the lagoons and ponds and see some wildlife right out the back door. The community pool was perfect and the beach was easy to get to via the shuttle (they come pick you up and drop you off whenever you call). Overall great experience in Hilton Head we would absolutely stay here again.

Large unit, close to beach…no issues

Firstly, I want to say, our family had a great time! The unit is spacious, the location is good, and the unit comes very well equipped. The owner is very responsive and even informed us of traffic related issues that would have impacted our trip home. The three bedrooms are a great size; however, the setup is a bit awkward. The primary bedroom with private en-suite has two smaller beds in it, while the upstairs bedroom has the king size. This didn’t quite make sense to us, but it was fine. The kitchen was well equipped and even had access to the outdoor shower which we used a lot! The pass through between the kitchen served double duty between a bar area for conversation and to help with setting the table for dinner. The dining table is a generous size with seating for I believe 8. Admittedly, it can get a bit cramped in the dinning area. We ended up putting one chair in the open space and sliding the table down to accommodate walking space. The living room is another very large space; however, the furniture is a mix of an old dingy sectional and newer leather recliners. The sectional, although comfy, just didn’t feel clean. The newer leather chair/couch was very nice and I found myself falling asleep in the recliner a few times. Cleanliness: this however is where things started to go poorly. The showers had not been cleaned. There was surface mold on the tile and in the corners (bother showers), there was dirt on the floors (especially under furniture). Don’t even look under the sectional. It was disgusting. One of the faucets for the bathroom sinks had fallen off. Easy fix, but not something I wanted to have to take care of. And a piece of the floor trim between the dining area and the family room had fallen off, which leads me to my next point. The interior renovation (new floors, countertops, etc.) appears to have been done by Ray Charles. The floor was cut short of the base boards in numerous locations and in others the base board is floating way above the floor. Another great place for dust snd dirt to collect. The shower tiles appear to have been cut using someone’s teeth and we’re not sloped correctly so water ends up all over the floor. The granite at the pass through appears to be improperly installed as well, as it was sloping down as if it hadn’t been supported correctly. Overall, if I had to give the cleanliness and renovation a grade, it would a D-.

We thoroughly enjoyed our stay. The property was spacious and clean. The kitchen was well stocked. Plenty of beds and bathrooms for everyone to be comfortable. The pool was a very short walking distance from the house and there was a shuttle that transported us to and from the beach free of charge which was amazing. There was 2 grocery stores close for food and beverages.

Great condo close to everything. Our dogs loved the deck area that was enclosed. Close to beach etc. Great beach chairs to use.

This condo was perfect for our family. We really loved the sectional couch- it was comfy and all 5 of us could stretch out on it in the evenings. The dining room table was a great size for us. The desk in the main bedroom was a nice touch and helpful. The bike rack was only a short distance from the back door, which we appreciated. Rich was great to work with and answered all of my messages and questions very quickly.
