We stayed with a large group at the house and it was awesome, everything you can expect from a beach house: Great location, Great House, Great Hospitality. The house slept our 21 people extremely comfortably pretty much a room for every couple. The house had some very minor issues when we arrived and Bob and the ECDI staff were very prompt to correct them and make our stay awesome. If you have a large group this is the place for you! Thanks to Bob and the whole team for an awesome experience!

My stay was better than i ever could have expected, the house was clean as could be and there was none of the bugs described in past reviews. The towels were clean and smelled good as well as the dishes. The hot tub and pool were both warm and hot and clean. Beach was amazing. Watch out for beach police with drinks!

Reviewer Comments: There were a few issues with swim spa not working and they did send someone to address and come to find out heater was out which was a bummer as we rented this house with the anticipation we would be able to use this. The house was very spacious and accommodated our large group nicely. There is some awful wear on kitchen cabinets and I would recommend a larger fridge for this house considering its size. There was a lack of TV's in the house as 5 of the 11 bedrooms did not have tv's and the ones that did only 2 could get channels as the cable was not working correctly. We still had a great time and would rent again if we had another large family vacation.

The beach is so big behind the house we had room to set up our own beach volleyball court. It was very clean and we only had one maintenace issue with the garbage disposal but EDI responded to our email and sent a maintenace man who removed a stuck bottle cap. We would have had to rent about 6 condos to get this much space and would have spent way more and not had the place to ourselves like we did with this house. We will rent this house again.

Reviewer Comments: This house met all of our requirements for our big family's first beach vacation all together. he 11 bedrooms are spread out 6 on the top floor 5 on the lower floor which worked out great with the older adults upstairs who go to bed early and our younger adults downstairs who like to stay up later or go out at night. The house was clean, beds were all very comfy ice linens and plenty of towels were provided. There are 2 sets of washers and dryers and one of the dryers stopped working and the management company replaced it the same day. The back balcony and lower deck were nice with plenty of chairs and tables. The location is great in a sleepy part of the town with lots of beachfront directly behind the house. There is very little traffic on the side road in front of the house and we would rent it again!

The house was clean and actually was ready early so we got a quick start on our vacation. We enjoyed the covered upper and lower back decks when it was raining. The hot tub was used a lot by the adults and the pool was great or the kids. The beds all have comfortable mattresses. Bob, the property manager told us they were new.The house is right on the beach with a huge beach area behind it. It is not the newest or the most modern beach houses in the area but the size of it makes up for that and we still give it 5 Stars for having great accomodations for our large family reunion. We plan to book this again in 2025 for another family reunion.

The house looks beautiful online, however it was a mess. The house smelled terrible. We had to contact the property manager every day of our stay. Rat feces was in the fork drawer, the electrical stopped working, the pool turned green and the pump did not work, the pump on the hot tub stopped working, paint was chipping everywhere, all the sinks and cabinets were very outdated. The best thing was the location on the beach. We will NOT stay here again

My husband had a request of seeing the waves. He is happy as long as he has his dog, a porch and can see the waves. We have a large family and like to travel with our pets. The home has a great beach front location. Great beach front access, and is pet friendly. If you are a frequent guest at the Ritz, this is not your home, however, it was clean and had a lot of space to spread out. We had a party of twelve with an infant, teens and adults. We cooked in most nights with a little improvising we were able to prepare meals with the kitchen furnishings. The house shows some wear, as most ocean front properties do, but it provided us with a comfortable, beautiful beach getaway.

They have been very responsive if we've had a maintenance issue, and I can't say enough about the house, balcony and porch. We are a very social group and rent a total of 19 bedrooms, so we have two houses, but this one accomodates the entire group for dinners due to the sheer space in the great room. Both the upstairs balcony and the porch also accomodate smaller groups extremely well. It was also exceptionally clean when we got there.

the property needs updates. only one of the TVs in the house worked and swim spa and hot tub do not work correctly. the drawers were nasty and there was broken glass up under all the cabinets in the kitchen . dishwasher was broken in "lock out apartment.' there is a caved in door upstairs. our stay would've been a lot better if the place was cleaned properly. the house needs some attention and updates and would be perfect place to stay.

Ill start with the positive before the long negative side. The property itself is in a great location. And is houses alot of people. Its beachfront and the view is great. The check in process was easy, we recieved a code and had instant access so that was nice. Now for the down side. The home is split up quite strange, which the pictures dont showcase. It hides it really well in fact. One side of the house is completely separated, like a mini apartment. All the beds made TERRIBLY loud creaking sounds with the slightest movement from the old box prings and bedframes (that made putting a sleeping kid to bed impossible). The furniture throughout needs updated. Not referring to style but function. Everything is broken down. The home was NOT cleaned. VRBO wont let me upload photos to show the level of dirt that was there. The home has BLACK MOLD in EVERY air vent. I mean EVERY single one. The fact that this place is getting rented out with that alone was shocking. It needs to be shut down and have some major work done throughout. When we arrived the pool was green, and the pool man said he shocked it and to stay out for 24 hours. Hard ask with anxious little ones. But we did. And the pool did not clear up. I emailed ECDI, the property management company and complained of the pool as well as condition of the home. They never responded to my email but a pool man showed up the following day. He drained the pool completely and refilled it. No response to my mold concerns

Great home.

The house was big and had plenty of room for our whole group. The views of the ocean were great as well as watching the sunset every night. The house was close to several attractions and restaurants so we never had to travel far. All in all, it was very enjoyable.

This property is situated in a great location and the property is huge and can accommodate 30+ people, however it doesn’t have enough utensils to cook for 30 people, most of the room and bathroom doors was not able to properly lock, upstairs bedroom balcony door cannot be closed, upstairs attached bathroom has 3 showers, only one works for hot water, swimming pool was never heated and I heard from the technician saying this is how it has been for long time and the management could care less, hot tub was warm the first day and thats it, we went from Dec26 till Jan2nd the weather was not that great for beach and our children’s wanted to use the pool and hot tub which they couldn’t able to use, emailed and called the number in the booking, they will send the technician however no positive outcome, each time different technician and same answer, seems they were playing round Robin, other than that we had a good time with our friends and families

The week was amazing. The little things we needed got fixed quickly. It made for an amazing Thanksgiving. Everyone in the party enjoyed it a lot. Would definitely recommend staying here!

Could the property use a few updates? Sure... but nothing was so outdated that it affected our stay negatively. We enjoyed our stay immensely, and I have had multiple people ask me for the listing so they can book it themselves. The house is huge and well equipped to handle a big group. This stretch of beach is one of the prettiest beaches I have ever seen. The sand is perfectly soft, very clean, and gorgeous. We had a slight issue with the lights in one room, but they answered quickly and were able to explain how to fix the issue. I would definitely recommend this house.

It has the most comfortable beds and best water pressure I have ever encountered in a rental property. We did have ankle deep water flood into the main entry room after a heavy rain on Saturday night. We gathered up all the towels we could find and was able to keep the water from going past the kitchen and the water receded fairly quickly. I called the office that night and received a return call on Sunday morning. I was told there had been unusually heavy rain in the previous days and this rarely happened. I asked if they could send the cleaners to wash the towels and clean the floor but they did not show up on Sunday. I called back on Monday and told them we would wash the towels and clean the floor because I did not want to wait any longer for the cleaners as my dogs were in the house and I wanted to be there when they came. I did not notice any damage or smell from any prior incidences as the floor is all tile. The only damage was the rug in the front room was very wet so I was asked to move it outside. Other than that minor annoyance, excellent stay.

Overall we were pleased with the house even though it is in need of some updates and repairs. We had a small party for the size of the house so we didn’t use a lot of it. One of the showers on the first floor didn’t work but wasn’t to big of a inconvenience for us because of the amount of people we had. There was plenty of silverware in the kitchen but pots and pans were in ruff shape. The property was clean on our arrival. The pool and hot tub was nice and clean on our arrival but not all of the jets were working in either of them. We did have one issue with a drain on the upstairs air conditioner and called the property owners and they sent someone to fix it immediately. We enjoyed our stay at the property and made lots of great memories.

We were pleasantly surprised! The house was clean when we arrived. The beds were comfy. The bathrooms were mostly all updated. You can't ask for a better location!! We felt like we had our own private beach. With the large kitchen table and the tables on the patio we had plenty of room for meals and card playing at night. We had to purchase plastic silverware as there was no silverware at the house, but that wasn't a big deal. I would rent this house again! Close to souvenir shops and an ice cream place.

We take family vacations to PCB once a year, and have been for 14 years. There is usually anywhere from 12-18 of us. We have adults, one of which is handicapped and wheelchair bound, kids, & infants. Once arriving at this rental, we noticed it was very dirty. There was huge amounts of sand on the floor and in the beds. We also found dirty bowls , empty chip bags, and silverware pushed under beds and couches. There were maggots in the grill, and the pool was absolutely disgusting. We notified the property manager & they sent someone out to look at the pool, but they did absolutely nothing. They didn't even attempt to clean out all the sand, leaves, and bugs. In addition to the rental just being unclean, we also noticed a huge amount of gigantic roaches and caterpillars inside the home. The property manager insisted that it was normal for this to happen due to it being wet outside... Again, we have stayed in numerous rentals in PCB & have never had this trouble. A bunch of the lights inside the house did not work, and we were brushed off by them when we inquired about it, they told us to "check the light bulbs , they may be unscrewed". None of the outdoor outlets worked. There was a leak in the ceiling over the bottom level outdoor table. The outdoor shower didn't work. None of the upstairs tub stoppers worked. They leaked the water out of the tub once filled. The tub shower combo upstairs showerhead would not cut off when we were trying to just run a bath. There was not any hot water in the kitchen sink. We left it running for 15-20 minutes and it never got hot. The air conditioner on the top floor never cooled off. Two people slipped and fell down the stairs and should have more safety features with them being tiled. Maybe a rug at the top and bottom so people with wet feet from the beach or shower don't slip? And for this house to be advertised as wheelchair accessible, it should have many more features. Yes it was easily accessible to get him inside on the bottom floor and even out on the back porch. However, Some of the door ways were not wide enough to get the wheelchair in, and none of the showers on the bottom floor were functional for him to get in and out of. The showers upstairs would have been ideal. On your description of the rental on VRBO, there is no description on which floors the bathrooms are on, so we assumed (since it's stated the rental was wheelchair accessible) that one of the huge walk in showers were downstairs.

I had a big group of people with me on the stay and everyone had a blast. The owners were nice and easy to communicate with. The one problem was that they forgot to clean the pool, we were told someone would come by to clean it but they never did. Otherwise it was a great time and great property!

The large swim spa was not working when we arrived, however owner had a tech show the next day to fix the heater for the swimspa. We had to wait 2 days for it to warm up to temp. We used the smaller hot tub in interim. Gas grill burner was also not working properly, thus we ate out often. The location is ideal and the house is large and spacious. The condition of the furniture is heavily used such as the couches and have a very deep sag that make all conventional sitting attempts uncomfortable.
