Beautiful grounds, great staff, incredible views and fantastic villa!!! We thoroughly enjoyed ourselves and plan to return to enjoy it all once more!!!

I stayed at the villa over the week of Thanksgiving with my husband, 2 kids(ages 10 and 12), and my parents. We had a fabulous week. The villa is spacious, clean, and extremely comfortable. It had something for everyone. I loved sitting on the patio facing the Carribean, having coffee, reading, or chatting with my family. My kids loved the pool, but their favorite activity was fishing off the end of the dock under the palapa. We all found the kitchen well equipped and easy to use, and cooked a lot of meals in. We also enjoyed some of the awesome restaurants North of town, and were so grateful for the owner’s list of favorite restaurants and grocery recommendations. We rented two golf carts for our group of six, which worked out well so we could divide and conquer when we had different agendas. The villa made the perfect home base for our week in paradise. Seascape Villas was gorgeous, well maintained, and quiet. Zoby, Maria and Johnathan were amazing hosts and took care of any need we had. Would definitely come back again to this gem of a property.

Everything about Seascape is first class. The house is perfect for a family. The pool is excellent. Management is responsive. You can’t go wrong with this rental.

We were a party of 3 adult couples. It was the first visit to Belize for 2 of our couples. We absolutely loved the location! Perfect for visiting the reef by kayak daily. Easy to get to San Pedro or go to Secret Beach! The house was very well stocked and had plenty of space for the 6 of us. The pool was great and used every day. The staff was attentive but not intrusive. We had a great vacation and would rent again.

My three children (14, 19, 20) and son's girlfriend (20) had a magical 5 days in Belize at this beautiful property. WE had a fabulous time. The home was just perfect. I can't think of anything to improve honestly. The beds were comfy, AC worked great. We cooked at least two meals a day in the kitchen and had everything we could have wished for. The family room was perfect for long games of monopoly (which I never won). We made GREAT use of the two fishing rods. Thank you so much for leaving those there for guests to enjoy. Our first two days were windy and cloudy with intermittent rain so we spent a lot of time on the docks fishing and caught a ton of fish. Said was super helpful in giving us tips on where to get the best sardines for bait, and how to clean the fish. The staff was truly exceptional, including Martin(the grounds keeper) who saw my daughter (14 trying to cut into a fallen coconut). Soon thereafter he had cut down 5 fresh coconuts for us and brought it out to the dock for us to indulge in fresh coconut water. I mean really! What above and beyond service. Lupe was attentive and helped make great suggestions for shopping, fishing, tours. Nick was a wonderful trouble shooter as we worked to rebook our trip due to flight cancellation. The staff truly provide shockingly unexpected white glove service. Kayaking to the reef right in front of the house was a snorkeling paradise. We stayed at the Nautilus villa in Seascape Villas and it was perfect! Our villa was directly on the beach and our 9 year old spent of her time at the villas playing in the sand a seashell hunting. Lupe and Nick were awesome in helping us get excursions done and suggesting places to eat. Communication with them the entire trip was fantastic. Said the maintenance guy was awesome also. We had a few minor issues (light bulb out and shower handle loose) that were corrected immediately and he was always so nice. The villa itself had plenty of space and had everything we needed. Definitely recommend doing the fishing excursion with snorkeling and beach BBQ and take the trip to the mainland for a tour of the ruins and cave kayaking. Skip the tubing and do the kayaking!!! Much better experience with more caves! We loved our stay!

This is a fantastic place to stay with family. The villa was incredible with a wonderful view. The communication with owners and property managers and staff was helpful and responsive and the place is even better than described. Highly recommend.

The villa far exceeded our high expectations! We are quite picky about cleanliness and the villa was not only spotless, it was equipped beyond any rental we have ever seen. The covered porch with the view of the water is exquisite and perfect for coffee and a book in the morning and a cocktail in the evening. As a cook, there wasn't a single kitchen utensil that I needed that wasn't there. Mark and Carol have outfitted the villa with everything you could need or want (including 8 flashlights when a storm briefly knocked out the power!). Our teen sons both remarked how the linens and beds were top quality and they were spoiled with gorgeous en-suite bathrooms. The grounds are exquisite and the pool absolutely lovely. All that being said, it was the outstanding service before our arrival from Mark, Carol and the staff (Lupe, Nick and Said) that puts this rental over the top. We had restaurant recommendations in hand, a golf cart already delivered, groceries neatly put away and our dive reservations made before we even landed in Belize. As the resident travel planner for our family, this was truly a vacation. We will certainly be back!

From the moment you step on to the property at Seascape Villas, you know you are someplace special. We spent a week there in May 2023 and couldn't have had a better place to call home. Our group consisted of my husband and I, our two grown sons, and the girlfriend of my older son. Nautilus del Mar sits beachfront on the property, where we enjoyed mornings on our porch. The villa has a great mix of large communal areas, and several sitting areas so all in our party could have privacy during the day, when they sought it out. The furnishings are comfy and attractive and it felt like a hotel, as much as a home. The bathrooms are upscale and unique and again make you feel like you are at a one-of-a-kind property. The location north of San Pedro is conducive to trips to Secret Beach, as well as seeing the sites of the island. And the on-site pool is large and convenient for a respite from the afternoon heat. The owners take great care of this property and I would return here, without a doubt. Every need you can think of, they have provided. We even encountered a brief power outage, and a generator on the property powered the villa until commercial power was restored after just a couple of hours. The staff on-site help coordinate transportation and excursions and are a great resource and make the vacation itself effortless once you are there. If you are thinking of visiting Ambergris Caye, just book this villa and begin planning the rest of your vacation.

You have read from other reviews, the home, property and services are FANTASTIC! Why I titled this review 'Location, location, location?" It is perfectly situated to kayak to the reef for private snorkeling exploration and close enough, while being remote, to participate with civilization. I risk admitting this publicly...for fear of Mark and Carol's beautiful home being booked when I want to return! Thank you, Mark and Carol!

This Villa was amazing and was a perfect location - half way from each end of the island. Pictures are super accurate - the place is gorgeous and right on the beach. The Villa comes with a concierge service which makes the stay even better. Lupe is a great help! Thank you for sharing your Villa with us.

We had an amazing stay in this amazing villa. Lupe the concierge was fantastic. The views are way better than any of on-line photos. Saw a beautiful sunrise from the dock every morning. The villa was well stocked and very clean. The AC was great and the personal chef experience was fantastic. Wifi was perfect and so was our vacation. The restaurants and people of Belize were all terrific. Dont hesistate... Just book it.

Wonderful property and the pictures (as good as they look on the listing) really don’t do justice to how beautiful and well maintained everything is. Lupe was awesome with the check in/checkout, and arranging everything, including excursions, chef,etc. Said (the grounds manger) was a great about hooking us up with fishing gear and bait to fish off the pier. The owners, Mark and Carol were also terrific about keeping in touch and giving us tons of advice on restaurants, groceries, excursions. Overall, couldn’t ask for more in a vacation home

From booking, to pick up/check-in, to groceries delivered upon our arrival, to planning excursions in advance, to arranging for chef Shellony to create meals in our villa, securing golf carts; every detail and request exceeded. We brought our 18yo twins to Belize for their b-day. Lupe got us in contact with a dive shop which gave our boys an amazing dive-certification experience! We also secured a fishing/snorkeling excursion- and they all pick us up at our dock! The staff is always available to help with local dining/ shopping recommendations. Housekeeping is always available to meet our needs. This impressive villa and grounds made this property the most amazing place we have stayed at to date! The pictures are accurate-from the beautifully tiled spacious bathrooms, walk in closets, comfortable bedrooms, to the oversized seating area in the main living room, and well appointed kitchen add to the delight!! The pool is a refreshing, beautifully relaxing space for reading a good book, observing the local birds and impressive iguanas! While my boys took the kayak out to the reef and snorkeled. This time of year, the sargassum is omnipresent- as a traveler, one would know this is anywhere in the Caribbean, and we did not let it take away from our incredible experience. However note the staff works diligently to groom the beachfront daily- making it as lovely as possible. We enjoyed every moment of our stay!

Well stocked home with lots of amenities, on site concierge and just really a beautiful property. It was peaceful and convenient to restaurants and Secret Beach. Would highly recommend a stay with family or other couples.

This property is definitely as advertised. Perfect in every way. Lupe and Nick are wonderful people and made us feel right at home. Love the location and the ocean and dock are wonderful. We will most certainly be back.

We were able to rent 3 Villas of the 6 on the property, and the other 3 were empty, so we had the entire complex to ourselves. Caught fish right off the dock with grandkids. As well, Lupe was fantastic in getting everything we wanted arranged, from golf cart rentals, to scuba diving, to private snorkel boat, Tropic Air Connection bookings, to fly fishing guides for bone fish. You can't go wrong renting out these villas. Every problem we encountered (leaky dishwasher) was not only fixed but completely replaced and same day-wow! Can't say enough about this place- our family goes to differnet location each year, and this one ranks at or very near the very best!!

We loved our stay at this home. The home is spectacular. Unbelievable views form every room. The home comes very well stocked and clean. Communication with the owners and the caretaker is excellent. Lots of small things included to make the stay extra special. The bedrooms all offer a feeling of privacy. I would highly recommend this home and would definitely stay here again!

The help the on-site concierge gave was invaluable. This made the process of getting there easy. The place was huge and well maintained. It was more than enough for the 5 people staying with me. Beautiful views and access to amazing diving and snorkeling. Getting around on golf carts made things very easy. Not really a place to sit at the beach and swim but nearby access to some beautiful beaches. Had a minor hiccup that was immediately rectified by the general manager. Excellent service.

To the Owners: I want to sincerely thank both of you for sharing your beautiful villa with all of us. It was everything you promised it would be and more. We did get to Lamani, and we snorkeled for a day including shark ray alley when they were chumming the sharks. That was exciting. Got in the cave tubing and the zip lining. But more than anything enjoyed the decompression time just resting in the people, the food, and the entire experience. Kayaked out to the reef, watched some world cup soccer matches, enjoyed seasons margaritas at O, local beer and rum, the Truck Stop. Had Thanksgiving at Mambo’s, loved the curry dishes at the Tipsy Lobster. Our guide on the private tour to Lamani and for Zip Lining and cave tubing was amazing, great knowledge, relaxed warm and engaging. Lupe couldn’t have done any more for us. Our biggest problem trying to figure out how to turn on the T.V. Lupe et. al. fixed that quickly. All in all a wonderful trip and we can’t thank you enough for providing the foundation for the trip. We had no worries. Lupe was on top of everything from making sure taxi’s arrived on time to take us places, to ensuring the guide was there, etc. Talk about a worry free, stress free vacation, this was it. We loved this house and will definitely be coming back. The house is perfectly located between the city of San Pedro and Secret Beach. The condition of the house was spectacular and the service provided by Lupe and the rest of the staff is better than any high end resort. We loved being right on the beach and just a short golf cart ride to a large number of great restaurants and the city. The owners of the house remained in contact with us from the time we reserved the house until we returned home from our vacation. They were tremendously helpful and we are so happy we found this place. If you ever get the chance to stay here we would definitely recommend it.

Beautiful home on the beach. Owners, Mark & Carol, were super helpful with recommendations & tips before we arrived. Location fabulous & home better than pictures. Spent a lot of time sitting outside on the patio & by pool. Our family of 6, all had a great time! All arrangements were taken care of to meet us at the airport & get us to the house & picking us up when it was sadly time to go home. No need to worry how to get 6 people & luggage to the house, they took care of it all! Lupe (concierge) & Nick (manager) were very accommodating. Lupe arranged 2 golf carts for us & they were waiting when we arrived. Lupe helped us set up 2 trips, one day of snorkeling, fishing & BBQ plus another day with Rafael to the Mainland. The trip to the mainland was a full day 6 AM to 6 PM. Highly recommend! Met with Oscar when we got there & went to Xunantunich (which I still cannot pronounce) had a delicious lunch, zip lining & cave tubing. Awesome day! Lupe arranged for a cake for my son's 17th birthday, which was incredible! Many good Restaurants nearby, "O" located at Las Terazzas, easy walk (which we later found out was an even easier walk down the beach), Capricorn & Mambo, but don’t forget bug spray. Ate at the Truck Stop (super fun), Tipsy Lobster and Captain Morgan (on a rainy day that we walked down the beach). Captain Morgan's was the perfect spot for a rainy day, we drank cocktails, ate & chatted with the bar tender. We enjoyed Sol Café, little pink bldg, next to Tipsy, for breakfast & coffee. Mike and I ate breakfast there, while the sleepy kids were big fans of the breakfast guy that came down the beach each morning selling/delivering sandwiches & burritos. They had him coming by with something new each day. Although I never actually saw him, the kids loved it. Kids (I keep saying kids, but 3 are 20 and 1 turned 17) loved Secret Beach and sitting at a table in the water ordering food & drinks. Fun golf cart ride to get there. The kids & I found a cute T-shirt shop, Salty Dog in San Pedro and we also shopped in the Belizean Arts store, great local art. Our trip was fabulous thanks to the location and owners’ attention to detail with their home & all the little extra things provided. Hope to return someday. The people were friendly, and the villa & location were awesome. I looked at many options and I am so happy after being there and seeing the other places I looked at in person, this home & Seascape Villas is definitely THE BEST!

The villa is exquisite. We were traveling with three couples and this floor plan was perfect. It has a large main room to hang out in, but then each couple had their own king size bed and private bathroom. The wood details in the villa are unique and beautiful along with perfect ocean views. We also spent quite a bit of time at the pool. The property pool and beachfront is maintained on a daily basis and the kitchen is fully stocked with everything you would need to cook a meal. Mark and Carol are wonderful owners. You have to get Carol's restaurant list. We ate at many of her recommendations and the food was fantastic. It was lobster season!

We certainly did enjoy staying at Seascape Villa. We knew little about where to stay on the island and feel lucky to have found your house. My wife was attracted by the interesting architecture and what a view. Sat on the porch or pier every morning, saw the sun rise 2x from the pier. We all enjoyed having all that space and the home was well appointed. We cooked some and found the kitchen very complete. Lupe, the property's Concierge, was invaluable and provided good usable information about the island and excursions. We saw her almost every day. Saiid, Maintenance Manager, was also very nice and provided us the kayaks and BBQ grill which was nice. We ended up having a lobster hunting excursion and caught 12 lobsters which we cooked on the grill. My kids even found a couple of floaties which they enjoyed in the pool. Raheem, a Groundskeeper, was kind enough to cut us some coconuts for the juice and the meat which my daughter used to make tropical smoothies. Overall a great stay and my family ended up with a memorable Belize experience. Tried out a lot of the street food and fruit stands and had good luck with that. Had to shop a little for a good price on cases of Belikin and found that too. Also liked a couple of restaurants in town, Salvadoreno Pupusasa and The Hungry Grouper. Did a Mayan excursion and a cave kayaking excursion on the Mainland, a reef excursion and the lobster excursion just mentioned. Kayaked out to the reef ourselves 2x. If you are asking for suggestions for improvement I really don’t have any, the place was great and the staff was excellent. You all have plenty to be proud of with this home, it is a gem. I can certainly understand your partiality. We thoroughly enjoyed our stay and will never forget those 9 great days in Belize.

Beautiful 3bed/3.5 bed home right on the beach. Each room and bathroom was spacious and well supplied with very nice towels and linens. The kitchen was equipped with just any everything you need, including spices, condiments, coffee maker, toaster, etc. All good quality stuff too. The unit included an array of sunscreen and bug spray, as well as flash lights in case. Air conditioning was very robust and the shaded back patio was perfect to relax. Location is the best, right near the beach within the complex. The beach has quite a lot of seaweed, as has been an issue for a long time now for Mexico and Central America, but they diligently cleaned it and it was clear enough before we left to Wade out. It was still very beautiful and we got plenty of water time by taking excursions. The large free form pool in the complex Is really nice and has good lounge chairs and umbrellas to use. Lupe and the owners were very communicative, readily available, and super responsive from the moment we booked, months in advance, until after our stay. They helped book our excursions, our golf cart, and helped with groceries. They are really exceptional. It’s about 20 mins to anywhere in San Pedro or to Secret Beach by golf cart. We didn’t mind, but don’t expect to walk anywhere. Airport is an easy drive too-and they are quick, punctual, and fun and super-scenic flights back and forth to the mainland. Definitely recommend for families or small groups. Bring your bug spray though - they’re aggressive here. Excellent food, activities, people, everything.

This was our first trip to Belize and couldn’t have been happier with our stay as Villa Del Mar! Prior to arrival the owner and on-site property manager were very responsive to our questions and assisted with our flights to/from San Pedro, golf cart rental, and any other activities we were interested in. The Villa and Seascape property were absolutely beautiful and perfect for our family. We look forward to hopefully returning sometime soon!

We were struggling to find the right place to stay as we have never been to Belize. We are so thankful we decided on Mark & Carol’s villa. It was a perfect location for our family on our first visit to Belize. It’s far enough from the city that it was quiet but close enough that our golf cart could get us to dinner comfortably. There’s a restaurant you can walk to and an easy golf cart ride to Secret Beach. The level of concierge from the property manager was above any location we have rented in the past. Our daughter hurt her eye and Lupe found a doctor and drove us there on a holiday weekend. They arranged our tours and each one was perfect, we did a mainland tour, fishing, snorkeling multiple days and visited Caye Caulker. Nick & Lupe answered our questions quickly and any maintenance needs were addressed immediately. The house itself is very clean, well appointed, the beds are very comfortable and the AC worked great. The pool is sparkling clean and just the right temperature. The views are stunning and sitting on the deck with a rum at the end of the day was so relaxing. The only downside is that 6 days was not long enough. We can’t wait to return.

We (myself, husband, 18 YO twins and 18YO friend) stayed at this property for spring break 2022. The home was lovely and whimsical in design. It was comfortable, very clean and had all the amenities. The resort wasn’t full at the time so we basically had the pool to ourselves most days. Lovely setting. Lupe, our concierge, was great. She arranged our transportation to and from, rented us a golf cart, advised on shopping and dining and helped us book two excursions with private guides. The excursions (arranged by tour company owner Raphael) were the highlight. On the first, flew to mainland and driven in an air conditioned SUV to near the Guatemalan border. We went on a pontoon ride to 3 amazing waterfalls in the jungle while being served delicious BBQ. We were taken on horseback trip through jungle for sunset and dropped off at a local resort. Next day we toured the Mayan ruins and went cave kayaking. Oscar, our guide, was fun and had a wealth of knowledge. Our second excision was a private boat (Raphael arranged) to swim with nurse sharks and snorkel the barrier reef at Hol Chin. Our guide for this, Eric, was awesome. I don’t know if any snorkeling anywhere in the world could top the beauty of this reef - like swimming in a Disney Acquarium. I will recommend this exact resort and all the same activities to anyone traveling to Belize. Outstanding!

This place was wonderful! The property was pristine, pool and beach were great! Staff was amazing. The villa was huge, just steps from the ocean. We enjoyed the hammocks and outdoor games every day! We also cooked a lot, the kitchen had all that we needed. Perfect family getaway!
