This condo has everything you could want or need to feel like home but better because you’re in Palm Springs. After not going there in 2020, when I walked into the condo I felt like I’d come home. The beds are comfy with great pillows which really helps when you’re away from your own. The condo is just steps away from the pool and the outdoor areas are so inviting. The overall property itself is lovely and well maintained. By November I suspect the lemons, limes and grapefruits on the many citrus trees around the grounds should be ripe and ready to enhance your drinks and meals while you enjoy staying in. The location of the condo is very convenient to several different shopping areas as well as downtown PS and there are several excellent restaurants within walking distance. The owner helps make your stay outstanding because she is so responsive and clearly cares greatly about making your stay a good one. Of course I might be a bit biased as this was the 5th October I’ve stayed here and will keep coming back as often as I can. You can’t go wrong here.

The property was absolutely perfect in every way....mountain views out of one window and a pool view out of another. The house was spotless and very updated, we enjoyed every minute of our stay. Ann and Rick thought of everything including pool towels and slippers. Highly recommend this very perfect property. :)

We will miss afternoons on the patio, being steps from the pool/hot tub, and the wonderful location. We also really appreciated having plenty of space (the den with sliding door is a fantastic bonus) and a great internet connection. We would go back in a heartbeat!

It's been an absolute pleasure doing business with the owners of this property the past four years as we stayed in their unit during the month of March. They reside at the condo part of the year themselves and take personal pride in keeping it impeccably clean and well-maintained. Another excellent January at 1416! We love this place! Ann and Rick are very responsive and gracious, easy to deal with, and the condo is fantastic. The care and attention to detail they put into furnishing and updating this space is deeply appreciated- from the cloth napkins, the well equipped kitchen, the beautifully folded towels, comfortable bed, all with a sense of style. Everything perfect!

I need to stop raving about this condo or one of these days I’ll find somebody beat me to it. This was my 3rd year in the condo for the month of October and I’ve already booked it for 2020. And every year they’ve made improvements or added something to make the stay even more enjoyable. The kitchen is well appointed, the patios are comfortable and the neighbors are very welcoming and friendly. Just don’t book it for October—it feels like it’s mine for that month.

This property is exactly as advertised. It was very comfortable and was equipped with everything you could want for a comfortable stay. An extra bonus is how close the apartment is to the pool. It is just steps away. Would definitely stay here again.

This condo was darling and very well appointed. My husband and I treated his mother and father to a much needed vacation and this home fit our needs perfectly.

Grounds are lovely with many fruit trees. Wonderful, cozy, beautiful condo that is only a few steps from the heated pool and Jacuzzi. Very nice outdoor furniture on 2 patios. Fabulous bathrooms with plenty of towels. Three TV's (with 3 remotes in the living room) and Alexa in every room. Kitchen is stocked with plenty of gadgets, pots and pans. King bed in master was heavenly (never used or slept in second bedroom). Thanks for a wonderful month of November 2018. Never interacted with VRBO at all. Any questions went directly to owner.

The condos are in a great location in walking distance to multiple restaurants and on the city bus line so easy to get into town. The condo unit itself is so well appointed that it feels like you’re in your own home—but better because there’s no yard work! The outdoor spaces make it so comfortable to live outside even in the hottest weather. And since there are many year-round residents it doesn’t feel like you’re at a hotel and everyone is friendly and welcoming.

This is our second year at Biltmore Estates Phase I condo. We thought it was great the first year but were very pleased and appreciated the upgrades the owners did since then. Was so easy to eat in as the kitchen has everything you could ever need. Just like home! The washer/dryer is a bonus! We're looking forward to next year. We'd rate 1416 a ten!!!

This recently renovated condo couldn’t be better: well equipped kitchen, super comfortable beds and pillows, much attention to detail in the decor, close to the spa and pool, with two patios. It’s even better than the photos. Ann was very easy to deal with, very responsive. The Biltmore is in a great location, near to downtown for the film festival, close to restaurants and groceries, and not far from hiking in Indian Canyons. The grounds are beautifully maintained and the condo was spotless. We very much enjoyed our month here and plan to return!

This was our second November at this wonderful condo. We are starting to feel like locals as everyone is so friendly and welcoming here. The condo was as good as we remembered from last year - even better with the improvements Ann and Rick continue to make. The proximity to the incredible pool area, the citrus trees outside our door, the mountain backdrop, all add to the enjoyment. We hope to be back!

This condo is perfectly located with easy access to downtown Palm Springs and too many restaurants to visit in just a month. October is a perfect month to be here as the pool almost feels like it’s your own private space. The condo itself is so comfortable and well supplied that it feels like you’re home as soon as you walk in the door. You can’t help but relax.

We were pleased the minute we walked in the door. Although different from our home, was easy to make it our home-away-from-home. Loved being so close to the pool. Beds were super comfortable. Gourmet equipped kitchen enticed us to eat more in than out. However, we did enjoy some great restaurants and take-out. The grounds were beautiful and the nicest guys from Pro Landscaping kept the place beautiful. Looking forward to next year. Thank you!

The location is great as it is only a 10 minute drive to downtown Palm Springs. The unit was updated a few years ago and is pretty and functional. The beds are comfortable and the bathrooms are modern. It is only steps from the pool and hot tub, which is very convenient. Communication with the owner was quick and easy. A great place to stay while visiting Palm Springs.

Beautiful place! Enjoyed stepping out and picking fresh grapefruits and lemons off the trees, or walking a few feet to the beautiful pool and Jacuzzi. The condo is stylishly and comfortably appointed--very easy to make ourselves right at home from the minute we arrived. There was plenty of storage and very well supplied, first rate kitchen. All good.

We couldn't ave been happier with our choice to stay at this wonderful condo. From the moment we walked in the door we felt at home and more than comfortable. All the amenities are top notch, from the comfy beds and bedding to the multiple big screen TV's with DVR and Netflix included.. The kitchen truly has everything you need to prepare any type of meal. Natural stone countertops, excellent gas stove, stainless refrigerator with ice and water in the door, and every utensil required. There is lots of space to live, both inside and out. The two (!!) patios were great places to relax and read, especially the poolside patio. It was literally steps to the resort like pool area yet still felt private. In previous visits to Palm Springs area we had stayed in Rancho Mirage. We loved being closer to town this time. We biked almost every day and felt safe doing so. Within minutes of the golf course we played at (Cimarron). Tennis court is in great condition. We very much appreciated the use of their garage to store our bikes and golf clubs. We were sorry to have to leave but are already looking forward to returning next year. Thanks Ann and Rick! I'm sure I could go on and on

The 20 days spent in this condo were wonderful. Everything from linens to kitchen is well appointed and comfortable. You will want for nothing in this bright and nicely furnished condo. Two patios offer the best of morning sun and afternoon shade to relax and read. Steps from the pool and Jacuzzi make the location ideal. The kitchen is very well equipped making eating in easy and fun. Quiet rules! I highly recommend staying in this condo!

We enjoyed an entire month in this condo. During our stay the HGTV show House Hunters featuring this unit was aired. It was fun to see how Ann and Rick picked this particular condo and decorated it in a mid-century modern way. I love the colours used for accessories. The unit is spacious and airy, and looks onto the hot tub and pool. We picked some lemons off the tree located by one of the patios for our rum and coke. The kitchen is well laid out and supplied with everything you need for cooking. Also appreciate having a barbeque. Very comfortable bed and pillows which is fabulous if you are there for more than a week. We are very active and were out every day hiking, biking, or golfing, and it was nice to come back to the condo for a relaxing hot tub, and a glass of wine and dinner. The condo is well located near Palm Drive East (access to everything) in a nice residential area - next to the Deepwell neighbourhood where many former stars had homes - I had fun going out for my runs there. Also, lots of great examples of mid-century modern architecture on Apache Street in the Twin Palms neighbourhood just across Palm Drive East. There are lots of grocery stores and restaurants on Palm Drive East. We shopped at Trader Joes, Vons, and Ralphs nearby for groceries, and tried Koffi for coffee, Appetitio (Italian) for pasta, and Tinto (at the Saguaro Hotel) for tapas - all good. Thanks to Ann, and Bret in Palm Springs, for getting us settled in at the beginning. We had a lovely time.

Wonderful condo in Palm Springs! Can't say enough good things about Ann and the ease of booking and working with her. Always responded very quickly to emails. Kitchen / Baths / Beds and Bedding all new... very upscale as seen on the website. Lots of space and wonderful location to downtown PS. Great stay and hope to come back next year! Thank you Ann!
