Overall, we had a wonderful time. PLUSES 1. 2 1/2 Bathrooms well stocked with toilet paper and towels 2. Beautiful home with great decor throughout. 3. Sleeping space for two children on upper bunks and 10 adults other beds. 4. Plenty of dishware 5. Pool and hot tub were very clean, well maintained and a pleasure to use. 6. An abundance of outdoor seating in front and back 7. Lots of books and games Minuses 1. Access instructions were given only 30 minutes before check in time and after my request for them. I expected to receive them at least 24 hours ahead of time. 2. King size bed was way too soft and sinks in the middle-should be replaced. One adult literally had to sleep on one of the bunks in the master. 3. The middle upstairs queen bed is also in need of replacement. It is not supportive. 4. I would strongly recommend a second deadbolt lock that can only be locked from the inside for your guests security. 5. Televisions in bedrooms, all seem to be more trouble to operate than they are worth. They are old and outdated and some do not have remotes and require a page full of instructions. 6. Not a single piece of silverware,was available. 7. Large water stain on second floor hallway. 8. Numerous kitchen items worn and need to be replaced, (potholders, pots and pans cleaning sponge, and scrubber). 9. Incorrect instructions refer to lifejackets in the pantry.

Beautiful home in peaceful area but still close to town for shopping and dining. Our grown kids & spouses had an amazing time. Perfect!

Beautiful home right on a quiet, hidden section of the Guadalupe!!! While the home is wonderfully large, my wife and I could find no other place that was so perfectly spot-on and immaculate. Very elegant, as well- the photos don’t do it justice. We were blessed with incredible weather so we enjoyed our wine on a sunny day sitting right on the river. A small rapid up river was mesmerizing to hear. We did a fire at their river-edge pit and took in a gorgeous sunset and the stars. Master bedroom downstairs we used was spacious and the bed was super comfortable. While we didn’t really cook outside the microwav, the kitchen was stocked to the hilt with utensils, etc. the appliances were high quality. Water pressure was wonderful too btw. Location was hidden on a street between the river and Junction Hwy we never noticed. Street is also lined with beautiful homes. This is a place we’d return to with family. WiFi was strong/great, stable bandwidth. One of the best all-around VRBO properties we’ve enjoyed. Most importantly, our Host was a superb communicator before, during and after. She set a high bar that other VRBO hosts need to emulate, especially since we booked for Christmas- she still responded. Was never any problems- just questions on usage of something or other. This property is a must if you’re looking for a wonderful retreat!!!

Spacious, well-stocked home with great outdoor space for family fun. Would stay here again.

Awesome location for a weekend away from the city but with all the amenities close by if needed. River was a little underwhelming but that’s expected with the current drought but other than that the property is awesome!

Property was great and a very cool house.
