This property was perfect for our 4 day weekend family reunion. We were 3 families of 9 people looking for a place by the beach to get together, catch up, and relax and that was also large enough that we didn't feel like we were on top of each other. This property fit the bill perfectly. The house was clean, spacious, and had all the amenities we needed for our stay. The house layout was great, with the downstairs and front patio perfect spots to get together and look out over the beach. The rooftop patio was a great place to relax and watch sunsets over the ocean. The bedrooms were quiet and comfortable. The location in Imperial Beach was convenient. Several restaurants and bars were within easy walking distance, with grocery and drug stores a 5 minute drive away. Parking was not an issue with plenty of room in the garage for 2 mid size SUVs. Even though it was a July weekend at the beach, the area did not feel overcrowded and was not overrun with tourist shops and beachgoers you would normally expect in the summer. The owner Le, was very easy to work with. She responded promptly to all my questions prior to and after booking. During our stay, she checked in with me daily to ensure things were going well and to address any problems. When it was time to checkout, she stopped by personally to ask us about our stay and was genuinely interested in our feedback on what she could do to improve our experience while there. I would definitely stay there again!

We booked a four-night stay. The location was good - a short walk to the pier. We were a bit worried about some of the reviews mentioning maintenance issues and maggot infestations, but we decided to give it a try because of the location. The house is unsafe, both for hygienic and security issues. The most serious issue was this. During our last night while the nine of us were sleeping, someone broke into the house and stole all of our personal items of value on the first floor. This included a computer, cash, beach supplies, work equipment, and other electronics. We felt shocked and violated when we woke up to find our stuff gone, although when we had locked the entire house. This could have been a violent situation had one of us heard the robbery and walked down stairs. It does not surprise us that the house was insecure and easy to break into. It is the most run-down house on this part of the beach. There was also construction immediately next door with lots of people passing through all the time, making it an easy target. We called the police in the morning and then the host. Le Chen's immediate response was to ask if we were still going to make our check out time. We were saddened by a complete lack of concern for our safety and well being. Other issues to note. The house is infested with maggots. Maggots could be found everywhere on the first floor, especially around the kitchen. We found maggots and ants inside cups and bowls inside the kitchen cupboards. Upon arrival, Le Chen told us to put our garbage in the public trash cans on the beach to mitigate the issue. She is well aware of the infestation and mentioned there was nothing more she could do about it. So expect maggots during your stay. The whole house is in need of maintenance. The windows were flithy. We had to clean them ourselves to be able to see the beach. There were stains on the sheets, towels and bath mats. There is rust everywhere, stucco falling from the house, and the beach porch feels abandoned. There is major construction next door. We were not warned, but you should be, as it will be going on for the unseen future. Workers were working from within our patio and all around the entrance. We had no privacy. The walkway leading into the house was covered in construction debris and trash. It took us over 1-1/2 hours to clean it, to make sure it was safe for the rest of our family arriving later. These issues ruined our once-a-year family vacation.

Overall my family enjoyed this property. Imperial beach area was walking distance for everything.

16 people 4 extended families and a sister in law! What could go wrong!?!? Nothing here!!! Great location in IB. Right on the beach, 6 to 7 excellent restaurants in walking distance. Small corner store for misc items you may need. Grocery a short 5 minute drive. Perfect weather, nice beach, everyone had a great time. This is our 3rd year in a row and plan to be back next year! Thank you Le!

This is a lovely home and it was exactly what we needed for our large family! Unfortunately the washer and dryer were not functioning when we were there and there was a slight plumbing issue; however the host Le addressed and resolved all concerns. 430 check in with a 30-45 minute walk through is a struggle when the group is anxious to settle in, but we survived and it was worth it!

We had a wonderful time. We treated three graduates to a stay at this lovely beach house. Filled with amenities and walking distance to shopping and dining. We just want to say thank you to the owner Le Chang for being a great host.
