I took one bed apartment which had all the facilities for a stay. the maintenance and the hospitality of the host and staff is exceptional.

This is an amazing property which has all the listed amenities and services. The 1BHK service apartment is spacious and clean.

The host/co-owner of the property is humble and helpful. I needed to pay my Uber with online payment which was not possible for me and Mr. Dhruv helped me out with that. The apartment decors are really nice and the location is very premium allowing me to move around in New Delhi.
Even at late night, you can enter the property as you will have access to keys to all their doors (Outside gate, House gate & Room gate).
The room with a garden view lacks an air exhaustion system. You wouldn't want to open the windows because there are people moving around there all the time and it is on the ground floor. Since the bathroom does not have an exhaust fan the room gets really stuffy and smelly which can only be resolved by cranking up the AC. The room was clean but not clean enough, saw strands of hair in the glasses, cups, etc, and a dead fly by the window. They really need to vacuum and deep clean the place because the place is getting old and dirty (along with the furniture).
Amenities are very limited. They only provided a small bottle of shower gel, shampoo, and a very small soap. They did not provide toothbrushes, toothpaste, or even toilet paper which you will get at much cheaper hotels. During my stay, I did not find hot water/geyser options (maybe they would provide them if asked).
They do not do room service or clean the room unless you explicitly ask them, so make sure you do that if you are staying. Checkout was a bit weird as I paid the money to a service lady and did not receive any formal communication or receipt from the staff.

Good, spacious room and friendly staff.
It's located on quite a noisy street and there were construction works going on so it was pretty loud during the day. Also we couldn't keep the curtains open in our ground floor gsrdenview room because there were staff hanging out in front of our window.
Worst thing for us though was that the room was advertised as a private appartament on booking (also in terms of size), but in fact it was only a room and the rest were common areas (not very clean either), so we felt a bit cheated... definitely overpriced!!!

There was no water for both the nights we stayed in. We'd complained on the first morning and then the same night but there wasn't water the second night either. Although there was normal water in the washroom the next morning but nights were a pain. We had to find places to use the toilet before sleeping since it was late at night and no one had a solution.

I wish I could tell more about this property because it’s located it such a nice location and the ambience of this apartment is also so good but as soon as we arrived at the apartment, THEY CANCELED ON US!! like that’s so unprofessional. the reason they gave us was that the owners relative is getting married and so they’ve all occupied the apartment but like didn’t they know that before hand? why open the slot for booking if you know it? very unprofessional but the staff were really good, they offered coffee for us and they were very apologetic about it. I got a different hotel in a matter of minutes but this is an extremely unprofessional behavior because if it was some old people who were supposed to be staying how’d they manage to book another hotel via app in a whole another state/ city. it’s scary to think about it. I hope they don’t do it to anyone else
it’s a good place- location wise, ambience wise but just that cancellation should’ve come earlier and not when we arrived at the property

1. The location is great and is a safe area.
2. Food places are nearby and food apps are available too.
3. There is cleaning staff which cleans in place, even if you're away as they have a duplicate key
4. There is plenty of space, hot water for showers, toiletries, functioning kitchen and drinking water
There were multiple issues during check-in:
1. We had called the day prior to inform that we would check-in late - post 7pm. The property owner Mr Dhruv was polite and assured us that there wouldnt be an issue. As he wouldn't be there at the place he sent us the Gmap link and was to send his caretaker's number. While the address was sent the caretaker's number didn't arrive. We got lost on our way and had no way to contact the property. Somehow after scrambling around for 20 mins we reached by 7.30pm.
2. On arrival we were shown to a room - but this wasnt what was booked. While we had booked a one bedroom apartment, we were given a studio room. So had to call the caretaker who said he wasnt aware. Then called Mr Dhruv who was said he would check. Both seemed clueless. Then we got Mr Dhruv's call saying the room we had booked had a leakage issue hence we were asked to adjust in a much smaller room. And that the amount could be adjusted at current price of the room - which was much higher and almost the price of the previous room we had booked.
3. We insisted to see the flat we had booked to check for damages. We were taken to another flat (within the same property) - this was said to be bigger than what we had booked but not the same. We were told that workers could be working on the flat above to clear leakage issue, we said we were ok with it and insisted on getting the place we had booked. Some more phone calls back and forth and even a call to the site supervisor (all this at 9pm) and finally we were allowed to stay in the place similar to the one we had booked. I must note that Mr Dhruv was polite through all the calls however he suggested that we cancel the full booking and check out, which wasnt the most correct gesture in the hospitality industry especially when the guest isnt at fault.
4. There was no heater and Dec is cold in Delhi. We were told 3-4 heaters had to be repaired at the same time.

Hosts made an exception and allowed lunch at whatever fee we preferred to pay and the food was decent.
Check in took almost an hour despite us reaching for checkin as late as 2:30pm
Geyser was not working and given the winters, it was a bad situation
We booked room with balcony, but that was given to other guests and we were given other room

Most of things were nice and clean.
Wifi was down during my whole stay. Even after multiple complaints it was not fixed.

Avanti is two storey house with 6-8 rooms/apartments total, shared garden and common dining area (useful for smaller rooms that doesn't have dining tables).
The rooms are clean, beds and sofas are very comfortable.
Note. After two days of staying in deluxe room, we upgraded to Studio Apartment with balcony, which was like 1BHK with a kitchen, a dining table, a bedroom and two toilets.
The location is good, you can get in 20-30 mins to any sightseeing place in Delhi on Uber.
The South Delhi is a good and clean (on India's merits, of course) area with lots of parks, green alleys and minor tombs of muslim rulers of the past.
Initial deluxe room had a kitchen that was too small: just 3 square meters enough for food cooking place and refrigerator. Okay to cook a breakfast, but hardly usable for daily cooking routines.
