Last minute booking in Paignton, literally day before, so didn't expect too much, but how wrong was I !!! what a lovely finding !! checking in was from 14 :30, but we have arrived earlier to explore the town. We have left car in front of the hotel and walk into the harbour, took us around 10 minutes only. checked in around 2pm and been told there's actually car park at the back of the property, which I wasn't aware due to last minute booking : )
Room was very good size, spacious with beautiful view. 4 poster bed was not only looking stunning but also very comfy, we have had great night sleep.
Toiletries were available in en-suite private bathroom along with plenty of towels. Complimentary tea, coffee, milk and even sparkling water which was nice gesture. There's back garden with barbeque for the quests and licence bar in the lounge. Breakfast was served in the morning and it was lovely, everything cooked perfectly and you have plenty to choose from. Owner was very lovely and helpful and has to mention how quiet this place is as well. We haven't heard any of the other guests and place was fully booked as we've seen on the breakfast next day. Usually you can hear someone walking down the stairs or watching tv next doors or talking loudly, we didn't hear any of this here, like walls are soundproof or something. Great value for the price.

traditional Georgian property which means it has character but has also been updated. Spacious room.
The only thing I’d say is whilst it’s very close to Paignton it is on a hill. But still easy walking distance to the town and sea front

Dawn and Steve are lovely welcoming hosts, nothing is ever too much trouble.
Breakfast's are the BEST!! Great way to start your days before exploring. Lovely clean/comfortable accomodation.

Toilet seat was broken. Room was on the 3rd floor so a bit tiring to get up. Parking in the back has only limited spaces. Hotel is located on top of a hill, can be exhausting on foot….

Brilliant breakfasts, location (quiet and close to the beach), excellent hosts and homely atmosphere.
It would have been nice to be able to picnic in the garden. There were a couple of tables at the back of the car park but during our stay they were always occupied by men drinking beer.

Fabulous hosts made us feel very welcome! Beautiful and airy,fresh clean room with nice views to the sea in the distance! Breakfast was really well organised and freshly cooked with a great choice of cereals and fresh fruit! Lovely family run hotel and nothing was too much trouble!
Steep walk back at night when returning after dinner! It’s manageable but made us puff a bit! Not recommended for people who have disabilities but there are plenty of taxis so don’t let the walk out you off!

Very friendly hosts and very helpful.
My only problem was that it was on a hill and I am disabled, everything else was first class. Nevertheless, the taxis were so reliable and cheap that we used them rather than find a car park space.
