The location was within easy walking distance of the centre, Artur was a very helpful host (I had a problem with the lock on the door which he fixed immediately), the room was comfortable and bright and I was able to rest and sleep peacefully every night during my week here. The kitchen has everything you need, and as there are only 2 other rooms sharing it, it's usually easy to cook when you like. I would stay here again, I had a great time!

There are only a couple small things which could be improved. 1 is the loud electronic access system to the front door which never quite works and makes noises for about 60 seconds after every use. Also, note that Google shows the wrong building for the address (this is very often the case with Google in the entire ex-Soviet region) - rather use Yandex. So if you click on the location given by booking.com you'll end up in the wrong place (as I did at first). There's no ventilation for the private bathroom, so the door needs to be left open after use, otherwise it begins to smell bad.

Clean and calm

The small guest house is conveniently located just in 10 minutes of walk from Rossiya Mall and in 15 minutes of walk from the Republic Square. The size of my room was just beyond my expectations. The bathroom was clean. The shared kitchen had everything I needed, apart from a grater for hash browns and a modern frying pan)) But it was a really minor drawback. A fridge was an asset indeed.The hosts were very friendly and meeting me halfway. I could use the washing machine for free. The arranged airport transfer was cheap and convenient. The driver was super friendly and proposing me to take a tour of Armenia with him. I will certainly take his offer next time I have more time in Armenia!

Two stairs at the door in my private bathroom were a disaster for me at the beginning. I fell twice forgetting about their existence on the first day/night.. It may sense to make a ramp there instead..

We really enjoyed it. It was comfortable, good location and a valuable guest house with a very nice host. 😊😊😊

We had many problems with Internet connection.

Very clozy place close to citycenter. Great service and support with any possible issue. Really glad I found this option :)
