It was such a great surprise how beautiful the area was. Regular landscapers & garbage pick up. Literally steps from a wonderful Dunes bar & restaurant, the boardwalk and right out to the beach. Had a few altercations because of the spiral steps with small children. Always stayed in Palmetto Dunes & this larger space was a great find

the entire family loved the location of the villa to the beach and pool - both of which we enjoyed many days and evenings we loved dining on the patio while taking advantage of the live entertainment at the adjacent beach club the first floor laundry made it simple to wash beach wear and towels without having to drag through the entire unit the views to the beach were enjoyable on all three levels, but especially from the second and third floors we were well advised in advance of the circular stairways and they didn't create any problems for us (including adults - 70's, 60's, 38's, and kids - 9 and 5) although located near an active driveway/beach access/restaurant - the villa was quiet and except for the ocassional garbage pick-up next door we were never disturbed by noise garbage pick up from the villa was reliable and well organized the assigned parking space made returns from shopping comfortable and convenient the unit was clean and bug free during our visit - interior in need of some minor touch-ups and exterior of all units could use some cleaning/painting - but none of that impacted our enjoyment all beds were comfortable with clean linens bathrooms small but fully functional kitchen well supplied we brought our own beach chairs/toys/carrier - but the unit was supplied with all such items for use by renters access to the unit is simple palmetto dunes location reduces travel to good restaurants that we have experienced in the when staying in sea pines

We loved our stay at Beach Villa 9. It was clean and very comfortable. We loved the beach access We plan to be back.

We do mind sharing that we have been vacationing in Palmetto Dunes for over 20+ years, yet, this is the closest we've stayed to the ocean and accessible beach. We typically come in the summer however this year we had a special reunion celebration and we were grateful to have found this property. Owner communication was on point. Pleasant, informative and helpful. Everything you would want from a wonderful host! The condo floor plan is unique and our family absolutely loved it. We were aware of the spiral stair cases as we read reviews and researched, prior to our stay, yet the spiral stair cases only added to our Holiday adventure. We had a group of 6 and we all fit comfortably. Also to note, while in previous reviews, bathroom age or cleanliness has been mentioned. For our stay, the bathrooms were absolutely clean. The bathrooms are older yes, however what we sometimes do not even achieve at hotels, was that we had plenty of hot water. If you want a nice hot shower, this place has it! The proximity to the beach cannot be beat and the views from balcony and Master bedroom are beautiful. The host provides two bikes and we utilized them. We walked to the General Store, played football on the beach and had many a conversation on the large patio. There is a full size refrigerator, and a mini fridge if you need extra space and an ensuite for each bedroom. While we did get the cold spell that swept across the United States, the heating worked great. Beds are comfortable, clean linens, plenty of towels, etc. and the pool is footsteps from your door yet not right outside it, kitty corner walk. Plenty of space We highly recommend vacationing at this Beach Villa

Overall, the stay was good. The living room was the most used and was very comfortable for all of us. Plenty of towels, and bathrooms. Kitchen was well stocked. The two negatives for us personally were that the bathrooms all need serious upgrades and we were nervous about our 4 year old accessing the balcony. The pool was a huge hit and it was the kids' favorite. Although more lights are needed when its dark.

Great location. Great views. Although it rained for a while almost every day, my wife and her friends were still able to enjoy the beach which was just feet away. We had some trouble initially getting our heavy suitcases up the spiral stair cases to the master bedroom (I’m very old). Free shuttle took us anywhere within the development. Plenty of good restaurants on the island. The house had everything that we needed, almost. Unfortunately, both the dishwasher and clothes washer broke just before we arrived. The former wasn’t a problem and Kendra arranged for our use of a close by clothes washer. She was very responsive to our needs.

Property was great. Can't beat the location. Easy access to the beach and a restaurant next door made this a great stay. With our kids it was great easy for them to go back and forth to the beach without having to worry at all. Place was nice and clean and we really enjoyed our stay.

The location can’t be beat! To be steps away from the beach and the pool was amazing. The property is older but that didn’t bother us. My only complaint was having to pack beach towels. Would be nice to have those on the property. Kendra was easy to get a hold of and responsive which we appreciated. We’d love to come back to Hilton Head. It was beautiful, clean and family friendly.

We had a wonderful stay at this property in Palmetto Dunes - beach right out the back door and the pool right out the front.

Me and my family enjoyed our trip too HHI at this property. Great location near the Dune House for some scrumptious food. And a quick walk to the beach. Friendly communication between the property manager to address any problems or help needed. Overall, a rally Great experience.

The property had plenty of room and was very comfortable. The small older bathrooms was disappointment but looking on the brighter side no shortage of bathrooms. Additionally I think the owner should let guests know that the staircases throughout the house are spiral and may not be suitable for older guests. Otherwise the great views from the deck and dining area where incredible.

Great place for a family vacation. You cannot beat this location. It was amazing.

This is a great property. The location is ideal and the villa is perfect for a large family or multiple families. The owner was extremely helpful and quick to respond to all of my correspondences.

We had never been to HHI before and we fell in love!! There were 11 in our group and this house had plenty of space. The bedrooms were all as described, plenty of space for everyone. A lot of folks mention the bathrooms needing updating, which sure might be nice, but would make this place more expensive. The tile in the bathrooms could use a good cleaning in the corners, but everything else was very clean. There was SO much beach equipment, we never needed to unload our own chairs. The beach was just steps away. Well worth the price for this location. The kitchen was well equipped, the furniture was very nice and clean. Please be aware the living room/kitchen is on the second floor and that spiral stairs are used in both spots. Didn’t bother us but older couples might want to beware. Our communication with the homeowner was great - very responsive and friendly. Palmetto dunes is a wonderful spot on the island and you can’t find a more affordable home with this fantastic location anywhere. Be sure and visit the Dunes house restaurant for some excellent food and drinks! We could hear the live music from our balcony!! We will definitely look to revisit this property in the future!!

This villa is honestly steps from the ocean and has a beautiful ocean view. It is easily accessible from the main highway which makes the location great especially if you need to run out and pick up things. There are lots of chairs and other beach items that are available for use! The owners were very responsive and did so very quickly! The only problem we had was the air on the main floor went out and we were without air for three days, however the owners responded and resolved the issue as quickly as they could. Overall, we a had great trip!

Great location that was quiet and had excellent proximity to the beach, pool, and Dunes House. Parking was secluded and out of the way from beach traffic. Owner was quick to respond with any questions we had. Felt bathrooms could have been cleaner upon check-in and all bathrooms are in need of updating, but perhaps that is in their plans. Overall had a great time and would consider renting again.

A beautiful spot on HHI with a spectacular view of the ocean. We enjoyed stunning sunrises everyday!

This property easily accommodated 2 families with young children. We really enjoyed playing all of the games that were already there. The property was just a quick walk to the beach and central to all HHI destinations. We would love to return!

We love staying at this villa. It is a great set up and perfect location. Kendra is a very responsive and wonderful property owner. We have had a couple of minor issues that she has always taken care of in a timely manner. I highly recommend this villa and these owners. You will have a wonderful vacation here!

My family and I really enjoyed staying in this villa. The villa is very nice and very well located and equipped ! It has all the summer things you can wish for your enjoyment ! Bikes, paddle boards, beach chairs !!! The view is beautiful and the children had a blast! Truly a great vacation ! Thank you !

Overall, our family had a beautiful vacation, there were some pros and cons to the villa. PROS: -Proximity to the beach and pool cannot be beat -Free bikes, chairs, beach toys -Lots of space for our group of 11 -Balconies to see the breathtaking view -Washer and dryer were awesome -Owner very friendly and easy to work with CONS: -Not the cleanest -Bathrooms and kitchen could be updated -Carpeting on the stairs need replaced -Grill was filthy and started a grease fire once we turned it on -Although we were in a great location, it was very busy by the Dunes House, cars would block our way to the beach

We have visited Hilton Head on multiple occasions and always stayed at Beach Villa 9. Prime location in Palmetto Dunes, with ocean views, and easy access to the Beach and the Dunes House - and walking distance to General Store, tennis courts, and rental center. Villa is spacious and comfortable, well equipped and easily accommodates our group of 7. Lots of beach gear available for use, including standup paddle board and crab traps. Internet available throughout the unit to stay connected. We spend a lot of time on the large balcony, which is on the second floor outside of the kitchen and living room. Ample tables and chairs and great views of the sunrise over coffee, and perfect for grilling out in the evening. Owners are great to work with. Kendra communicates well, is extremely helpful with questions and addresses issues promptly. For my money, hard to find a better property to enjoy your time on Hilton Head.

We have been staying at this condo for 7 years now. We stay here every June right at the end of the school year. It is our home away from home where we come to rest and recharge from the craziness of the prior year! My wife and I decided to make a second trip this year for our 19th wedding anniversary and thought this was the best place for us to spend it!!! It is perfectly located 20 ft from a huge community pool and 500 ft for the beach. It has one of the best ocean views from the balcony. It’s also located next to the dunes house bar and grill which has some awesome fish tacos. It has been a special place for our family over the years and we will continue to make our family memories here! So if your looking for a great location to have a beach vacation with your family I highly suggest beach villa 9!!! My family loves it!!! The Adkins Family

Upon arriving (my family of 7) we noticed the villa was in deplorable condition. Black mold growing in and around every vent. Couch and carpet were filthy. Broken blinds. There was a plastic container in fridge to catch the dripping water. Bedding dirty , hair on the sheets and all over the bathroom floors. We tried finding another place to stay but were unable to find anything to accommodate all of us. Not at all like the photos. I immediately called the owner and 4 days later she had someone come out to check out the mold situation. The company confirmed our fear and said the HVAC system is full of black mold and in fact that the mold was changing colors means it's been growing for years. They said all the vents would have to be removed, hosed out and cleaned properly. This property is in a wonderful location but horribly neglected. .

Property was mold infested. That property has not seen an improvement since the day it was build. Refrigerator and the stove are 30 year old. Roof leaks. Owner was understanding and tried to help.

We had a great time in a nice, big place right on the beach. Pool was literally outside our door and easy to walk down to water’s edge. Lots of room for big Families, with 4 full bathrooms very helpful when everyone getting ready at once to go out. Two bikes to use, lots of beach chairs. The tent could use updating - kind of broken but was usable. I would return here again for a big family trip! Great location and views of ocean from the balcony!
