I arrived too late to appreciate this location, and left before daylight. Make sure to enjoy this relaxing and peaceful place.

Eva and her husband are very nice hosts. Breakfast is amazing and we got some practical information for our trip.

Clean spacious room. Lovely hosts and yummy breakfast which she made vegan on my request without problems.

the immediate surroundings, meaning the ground of the place, where nice. if you wanted to stay in a random place off the normal hotel row this could work. the owner was very nice and made a nice breakfast.

it is off an industrial road. the place is off the road quite far so there is not much road noise, and the grounds and pool are lovely. However it is not near anything. no beach no store no attraction no oxxo no bar no food. be prepared to have a rental car if you want any of those things.

Located only 15 minutes from Cancun Airport (Taxi shouldn't be more than 500 Mex Pesos / 25 USD) you will find a hidden place in the jungle with only 3 rooms. It's a quiet and beautiful place where you can totally relax. Eva makes you feel at home instantly and serves you an outstanding breakfast. Restaurants and small shops within walking distance (15 minutes). City of Cancun, beaches or ferry to Isla Mujeres all by taxi within 20 minutes.

magic place seems to be in another dimension, sound of nature is the soundtrack and the hospitality of the owners is something that should make you want to stay here

The location is 10 min from the airport, ideal stop after a long flight. The room was clean, good airco en the pool was great. the garden is a mini jungle, with squirrels, birds and sometimes monkeys. Kurt was a great host, making us feel at home and giving lots of tips on what to do in the area. Breakfast was amazing with fresh fruit, yoghurt, Mexican style eggs etc.

No warm water, but for us this was OK. And the road to get to the Casa is a bit bumpy but also that was doable.

The bungalow we were staying in is perfect, very cosy and feels spacious. The swimming pool is really nice. Bathroom is large and the toilet is separate. The staff is very friendly and welcoming. The location is close to a big road and it is easy to get a taxi or an uber, collectivos pass by also. It is relatively distant to the city centre but if you have a car or don't mind to take an uber/taxi it is not a problem. We had BEST breakfast here of our whole stay in Mexico!

The wifi wasn't useable.

Eva was an excellent host! She even made us breakfast before our (very!) early morning flight! The grounds and swimming pool are beautiful, well-maintained and the location is very close to the Cancun airport. We would definitely stay there again!

Lovely place, at one with nature. I had the pool all for myself and a great breakfast in the morning. Eva was lovely and attentive.

My original booking was for the room with air conditioning but I have been shown to the other room. I didn't complain because it was actually a beautiful place and it was right next to the room. I do believe that the room I ended up using was listed as cheaper than the one I had originally booked. I was charged 3% extra for paying by card.

This place is definitely off the beaten path, but well worth it. You might feel nervous at first as you drive down the road to get there (it's located at the very end of the road up a steep drive), but don't be. The property is immersed in the jungle and has been beautifully cultivated and shaped with little paths, twinkle lights, and garden art that make you feel like you're in a fairy tale. We loved walking around and spotting tropical birds in the morning. The bungalow is separate from the main house right next to the pool & is picture perfect. Note: it doesn't have AC- it's more of a glamping experience where it's screened in, but very much feels like you're outside (sounds of wind, rain, birds, etc.). The little kitchen area is also outside & the bathroom is attached. The double room inside the main house is part of the host's home & does have AC and a private in-room bathroom. This room is more like a hotel. The breakfast was amazing- great eggs, toast/jam, yogurt/granola, beans, and juice. The decor of the main house is so charming & full of Mexican art. We just loved the ambience. The host, Eva, is amazing. She speaks excellent English, helped us with our Spanish, was extremely accommodating and friendly & even picked up extra water for us to take on our road trip the next morning. We loved our stay here & our pictures of the property received the most "ooo's and ahhh's" from friends and family of all the places we stayed in Mexico. Highly recommend!

It was a bit difficult to find- we missed the turn off because the "road" is narrow, dirt/gravel, and only has a small sign saying "Casa Kin33" that we didn't see the first time we drove by. In the dark it would be nearly impossible to find. Our Uber Eats driver also had a difficult time. We used a broken down cement structure & the following black metal structure as a landmark to find it (the turn is directly after that). If you aren't looking for a bit of a jungle experience, don't book the bungalow. It was warm/humid & we did get visited by some insects & geckos. This was fine for us, but others may wish to book the in-house room instead for the bug free, quieter, AC environment. That way you get to experience the beauty & charm of Casa Kin33 & still sleep comfortably.

This place is an oasis and the host just lovely. We felt at home straight away. Immerse yourself in a jungle feeling laidback atmosphere, with a swimming pool to cool down and a perfectly clean bedroom to take a good rest. Thanks for taking care of us, we loved it!
