The home is very spacious. Some miss leading things were only 5 kings 2 queens and bunk room. No extra bed sheets, no towel replenishment and one towel per guest. 2 kitchen towels. Kitchen cabinets need painting as bottom had half painted. I would not put carpet in a beach house (just saying). It would be nice to know trash pickup days to put it out on curb. No passes or information at the house. Needs some painting on outside back and railing. We did have plenty of space for out families and enjoyed our stay after the air conditioning was fixed on the second day. I belt with the updates this is an ideal place to stay.

Loved the space and proximity to the ocean. Plenty of space for a big family. The elevator was a big plus for getting moved in and out. Loved having the ice makers and small refrigerator on each floor and a space for the older kids to have their own space. Kids loved the video game on the 2nd living level

The carpets were dirty and some of the ceilings had mold. The floor plan works well for several couples

This home had plenty of space to accommodate our party of 14, with room to spare. The view was phenomenal, plenty of closet space, and roomy bathrooms. There were a few things that need work, but we made due so we didn’t have to disrupt our family fun. We would definitely rent here again.

Enjoyed our stay here right by the beach. Lots of space to spread out and a full bathroom in each bedroom was great! But... they are not staying on top of maintenance. So, expect small issues and a place that needs updated. Issues that people commented about on other reviews still haven't been addressed. It was cheaper then other places of that size in the area. I booked it figuring it would have issues.

Room for everyone!

Service and communication was excellent Vacasa goes above and beyond to fix any issues that may arise house was clean and very accommodating. Even sent an hvac guy out on a Sunday night when we had air conditioning issues. Was fixed and we were good to go.

Spacious, perfect location, and beautiful view! Loved that everyone had their own room and bathroom. 20 people stayed and you would never know they were upstairs or downstairs. Kids loved the pool. Adults loved the ocean. Only 3 negatives… 1. Water stains on ceiling, 2.carpet on stairs could use cleaning, and 3. Terrible ants in the kitchen. Tried setting ant traps but didn’t work. None of these were deal breakers. Enjoyed the week.

Lots of pros and cons in this house, let’s start with the pros: location, away from the condos in a secluded area were there is little public traffic. Layout, this is the one of best home layout we have had with 3 living rooms with wet bars on each floor. Ice makers are on every floor (though 1 broke during the stay and Al wasn’t replaced). Pool has fence around it which was great with the kids. AC was amazing. Only ever went to 73 and place was freezing. Nice new patio furniture and plenty of seating. Now the cons. The primary issue I see was lack of upkeep. A handyman for a week would make a world of difference de. holes in wall with drywall screwed over with sign saying “do not move”, locks on back door don’t work, they have a piece of 1x4 to wedge in so people can’t access. Multiple high screws on the deck, we had to go around nailing them down as our 5 year old cut his foot day 1. The kids room was missing a TV and the shower curitan wasn’t installed. Elevator not working in 4 story house( this was disclosed in listing but goes with the upkeep issue). Multiple shower doors couldn’t close. Siding missing / ripped off the beach side patios. Pool fence strapped down by some cords, clearly been knocked down. I am not sure if it’s the new management company or the owner but the place needs some TLC and it would easily be a 5 star house but since gulf shores is hot it appears it’s being let go because it’s likey booked.

The pool was the best part of the house. Also the refrigerator on each floor. The no part of the house we disliked

We had a group of 19 and had plenty of room. Loved that every bedroom had its own bathroom. Loved being able to go to the beach, which wasn’t overcrowded, or swim at the pool. Perfect getaway to relax for our large family.

Biggest bonuses were amount of space, pool, and ice makers and mini fridges on each floor. House was not super clean when we arrived. We had an ant problem from the beginning because cream-filled cookies were left under

This house is great for a big crowd, plenty of space for everyone. When I called about some issues, they responded promptly and resolved them. Could use a boardwalk over the dune, we had some people with some health issues that had difficulty walking up the dune because of the soft thick sand. Had a great time in the Kickback house.

Rooms for each person or couple, private pool and just steps from an almost private beach front.

This house had everything we needed for our large group including plenty of room! The teenagers loved having their own space on the 3rd floor and our grown kids with small children appreciated the 2nd floor with a bunk room for littles to share. The splash pool was an added bonus also! All of the kids actually spent a lot of time in it. The location was a little far down but we didn’t mind it. It was quieter and we had lots of space on the beach with very few people around us. We also cooked breakfast and dinner several times and had everything we needed. The house could use a few minor repairs (paint peeling, tile cracked, dirty carpet on the stairs) but overall it wouldn’t deter us from renting again. We will definitely keep this house in mind for our future family vacations!

This property was perfect for our extended family vacation. We had 9 adults and 4 kids and weren't on top of each other. We hope to be able to stay here on our next vacation.

We invited the whole family to celebrate mom’s 80th birthday with us. We had a great time, the house was really perfect. The beach, pool, house was all great!! We will definitely be back here.

We realy enjoyed our stay.There. was a problem with water in 2 rooms. A dedhumidifier and fan was put in. It was taken care of in a couple days ! The house was perfect for our family ! Loved watching the waves on the patios ! I hope to return at another time .Thank yoy.

We stayed with our extended family and had 19 of us total. It was a great house for all of us. A lot of space and everything we could have asked for. There are a few grills and a smoker there.

Large home with plenty of space for our group of 14. The three living rooms makes it easy to not get on each other’s nerves and the beach is incredible. Could use a little attention in some areas but it didn’t stop us from having a great week!

Lots of room. We had 13 and had plenty of sleeping and bathrooms. Place could use some TLC.

Great location right on the beach. We especially loved watching the sunrise each morning from the deck or the sand.

Location was great and good views. But they need to clean better prior to arrival. Several bugs and roaches in the house.

We enjoyed the house very much. It was absolutely amazing, our only complaint was that they were still there cleaning about an hour after our check in time.

We were there celebrating my mom’s 80th birthday, there were 16 of us and the house definitely took care of all of us plenty a room plenty of privacy in each room has their own bathroom.

We were very excited to be at this house located on the beach with a pool, only to arrive to what was clearly a poorly maintained property. We had 5 maintenance visits over the course of 3 nights. The pool was not cleaned or balanced in over 2 weeks, and was a yellow-green color, full of sand. The 3rd floor AC didn't work for 2 of the 3 nights and the maintenance men said the recurring problem is usually on the 2nd floor. The trash cans were full and there was a box of roofing nails holding the gate open to the deck. The 2nd floor bathroom had a non functioning toilet and another bedroom had a chirping smoke detector. All ice machines needed to be cleaned and it took us 4 codes to enter the house before they worked. The staff is very responsive to issues and quickly sends out maintenance visits, but no one wants 5 visits over their stay. The location is great and house could be fantastic if it was kept up a bit more. Clean the carpets and paint the water stains in the ceilings. Last issue was the incorrect photo of the beds on the 3rd floor. There is not a room with 2 full beds so our guest had to sleep on the sofa since they were not prepared to share a queen bed in the room.

Three levels each with a living area gave us plenty of space to spread out!! Right on the beach so easy access to and from the ocean and pool!!

This house was perfect for our group of 18!! Nice large kitchen, 3 living rooms, and a bathroom for every bedroom!!! Also had icemakers on each floor which kept our coolers beach and travel ready the whole trip. The gated pool was great so our 2 year old didn't get in on her own. Location was excellent!! Far enough away from the hustle of the resorts so we had plenty of beach space for multiple tents and a baseball and football game! Can't wait to stay again!!!

This home was perfect for our large family trip. There were 18 of us and we had plenty of space. There were a few maintenance items that could have been taken care of but nothing the kept us from enjoying our stay. It appeared they were working on some things in the home so I feel sure the few items that needed repair will be fixed soon.
