We were quite happy with all this property had to offer. Very well-equipped home with large porch facing a playground and pool. It was a short, easy walk to the beach; lots of beach toys provided by the owner.

Our first time on HHI. We chose HHI so my son could attend SCAD orientation. It was a great week!

While it's very appreciated this is a pet friendly home, the cleaning prior to our arrival left much to be desired. The showers and bathrooms had mold, the floors were dirty, items (small toys) were found under one of the beds. It was a bit difficult to cook some meals with the lack of decent pans. While we don't go to the beach to watch TV the streaming/very slow wifi and set up for each TV was horrible on a rainy day. We do love staying at The Lyons for the pool and close proximity of the beach. This particular unit is in need of updating/refreshing but that is probably difficult with a pet friendly property.

We were happy with the close proximity to the beach, close to the free trolly stop, and close to the Westin if you wanted a bar and restaurant within walking distance. The home was a lot more spacious than we initially thought through the online pictures. The pool was very nice as well.

No TV in bunkbed room. TV not working in 2 double bed room. No access to news or sports on other TVs. The teens needed separate spaces. We coped, but there was a rain day and a cold day. We needed down time apart.
The "loft" was a hallway walk through space to other bedrooms. We enjoyed the updated laundry room and kitchen. Everything was very clean and well lit. There were no extra linens. We appreciated the gate on the porch for the dog. The walk to the beach was a little more than a few steps, more like 1/2 a mile. The host was quick to answer questions before our stay. I guess I didn't ask the right questions.

We had 7 adults and seven children. As it turned out my wife and I had the main floor master and each of my three children had a bathroom suite for each family.
Proximity to golf as well as the ocean was great. The heated pool was especially nice since the weather wasn’t what we had hoped for
Couple of drawbacks during our stay. Road entering the complex was in poor condition. And, we had a minor issue with hot water in the Master shower and in the bedroom above us

Had a great time in Hilton Head. The townhome was spacious enough for the 11 of us and the beach was easily accessible via a short 5 minute walk. It was nice having the pool so close on those days we didn’t feel like going to the beach. Great location to restaurants as well. We would rent here again!

This was perfect for a wonderful week with family! The house is roomy with a great floor plan for adults and kids. The house is equipped with plenty of utensils and cookware, along with other needed items. The host responds to questions very quickly and is most helpful. The beach is beautiful and truly just a short walk from the house. The pool area is also just steps away and very clean and nice. The stay at Lyons 12 was a fun experience for all of us!

The location in Port Royal is ideal for families who want easy access to the beach and pool time. Islanders Beach Park, which is a great park, is a less than 5 minute walk and the pool is literally steps away. The floor plan provides lots of room for a large group. We experienced a few problems, but the owner was very responsive and we were able to schedule a handyman around our schedule.

This spot was perfect for our stay. The location was very convenient and family friendly. It was nice to have a pool that belonged just to the Lyons complex. The pool was very quiet and kept very clean. The owner is very friendly and easy to communicate with. We very much enjoyed our stay!

Lyons 12 is a lovely home in a quiet area. We had everything we needed for a relaxing week with extended family. The host was helpful and check-in was easy. Could not have asked for anything more.

The house is exactly as represented. The pool is visable from the back deck, and the beach is a 3-4 minute walk away. The owners were helpful and easy to work with. Great for our dog too.

This property offered everything we were looking for…a great location near the beach and central to shopping and restaurants. The neighborhood is quiet and the amenities at the complex were well kept. Our host was very responsive to replacing a broken television. The property was clean and had everything we needed for our winter getaway.

We had stayed at this townhome a few years ago and loved it so we came back this year! And as usual, it did not disappoint!
The unit was very clean upon arrival. Each room has its own bathroom attached making it convenient for many adults. The home is beautifully decorated and the kitchen is well stocked with utensils and pans. This unit has a short walk to the beach and pool.
We had some confusion initially trying to get into the unit, but the owners were quick to help and extremely nice!
Overall, great townhome with a great location! We will definitely be back!

A total of 10 of us stayed in this wonderful condo. It was wonderful. Plenty of room for everyone. The 4 kids, ages 4-10 loved the big bedroom and loft area.
The kitchen was well stocked with pots, pans, utensils etc.
The walk 6-7 minute walk to the beach was easy for the kids to manage.
Overall we had a great week!
The garage area was spacious.

This makes our second year at The Lyons. We love the area. The host was very easy to work with and the condo was very clean. Steps away from the pool and a short walk to the beach. We had a great trip!

Beautiful Home!
We enjoyed our stay at Lyons 12 and would stay again in the future! The house is very spacious and well decorated. with plenty of storage. The Keyless entry was fantastic for our big group. Pool and hot tub were clean and refreshing. The short walk to the beach and meter parking were very convenient. We love the Beautiful Foley Field area of HHI!! My only suggestion would be to offer guests a few more towels ( I think the maid forgot to put towels in the twin bedroom) , also the frying pans and dinner plates are worn out and should be replaced!

Great unit for a family vacation! Incredibly well-stocked kitchen with everything from kids dining ware to serving platters to Tupperware. Board games, toys and books made it feel like a visit to a real house rather than just a rental place. Short walk to the beach, pool, and playground made it a great home base for everyone in the family.

Wonderful Property
Our family vacations on Hilton Head often. We love the Lyons properties and have stayed in several of them. They are just a short walk to the beach and also have a pool. Our most recent stay was in Lyons 12. The property was very clean when we arrived and easily accommodated our family of 12. We will certainly consider it again on our next visit to the island.

It was nice having a bathroom with each bedroom. The stairs were a little tough but we managed. The beach was very nice but we ended up driving instead of walking. Overall everything was very nice.

Excellent house, well equipped, very close to the beach, beautiful walking areas. Highly recommend!
The property is exactly as represented, large and everything you need during your stay. We loved the very short walk to the dog friendly beach, friendly neighbors, and perfect location on the island. Ken the owner reached out to us a couple times to see if we needed anything, and separately was very responsive to a few of our settling in questions. 5-stars for us!!
