The location was briliant direction to keys was great , but wasn't prepared for the location.

The bedrooms are a good size, lots of parking, easy walk to he town centre.
Not worth the money, house was of a poor standard, not enough equipment in the kitchen. 3 chairs in the lounge so could not accommodation our party of 5 people. The up stairs bathroom the hot taps do not work. Some of the garden fences are missing making the gardens insecure. The gardens are not maintained, full of litter, wood with nails laying on the floor, shed falling down. You would not be able to bring children or dogs to the property it would be to unsafe for them.
The property has so much scope to be a really nice place to stay. It is a good size, central to places to visit and can accommodate people with disabilities but it will take a lot of work and commitment to get it to this standard. The images on the website are misleading and should be updated.

Very friendly and helpful owner. The rooms are spacious with comfortable beds just like the pictures. There is a lot of parking space on the back of the house. 5 min to the city center by car. The kitchen is fully equipped. I would recommend to any family.
The garden needs some attention, it would be great if there was some space to sit outdoors.

No hot water in the ground floor shower.

the rooms were all a great size, and we stayed as 5 adults. the house was very clean and tidy and the facilities over all were perfect for our needs.
beds were comfy and there was plenty of cleaning products and linens to use.
the host was always contactable and they even left some chocolates and wine for us for when we arrived.
The showers could have been better (water pressure quite low) but that was the only improvement to be made.

Everything in the house was of a good quality. The host provided a large jar of coffee and tea and sugar. A loaf of bread and 2 pints of milk were available on our arrival....very thoughtful. The beds were very comfortable and I noted the make of the pillows as they were wonderful!!! The parking was off road and there would have been room for two cars easily.
The central heating didn't work but when we phoned Sean he came over in an hour or so and sorted the problem out. The shower in the upstairs bathroom didn't work . Sadly Sean could not fix that so we all used the downstairs bathroom for showering. Just some minor details that could be easily remedied: There was only one mirror in the whole of the house (in the downstairs wet room) There was nowhere to hang damp bath towels so a towel rack or rail would be good. Hooks behind the bathroom doors would be good too (even hotels forget those details)

The house has been refurbished very well and everything was in an excellent order. There was plenty of room, very comfy bed, good wifi and off street parking. Good and well-equiped kitchen. Sean kept us well informed and responded quickly to txt questions. This is in a suburb of Ipswich (not in the village of Freston as the Booking.com site incorrectly says). We had worked that out - and actually the location is good to get to the Ipswich Waterfront and out to places nearby. Handy for shops too.
Not a pretty part of Ipswich, but as a location it worked well. Back garden rather unkempt. It's a 4 bedroom house and if 6+ people do use it, the lounge and dining room would be inadequate. Had a bit of trouble with the key safe, and the TV aerial arrangement was a bit odd.
