Overall, house layout is excellent but needs a deep clean.(AC vents, fans, kitchen cabinets, stove, black mold in some showers). Beds are very firm. TV by the pool did not connect to wifi so therefore useless. Pool area and furniture is dirty. The back yard is muddy (no mulch or turf) very useless. No response from mgr regarding spa on/off switch (couldn't find). Could really use better skillets and more forks and spoons, otherwise well-equipped. Overall could be a lot better based on $$.

House needs cooking supplies very few pots. Pool area is need of up grade with new furniture. Mud and drain water covered and back yard no grass, slime and smell from standing water which draw mosquitoes.

If this was the first time I’m not sure we would have returned. There are some things about the house that we liked. But the house needs a lot of work. Some of the carpets have what looks like as pet stains. The comforter in the downstairs bedroom has a stain and is torn. The pool needs some work inside and around it and the pool kitchen area was disgusting. The bedroom with bunk beds was so cold we couldn’t use it. The furniture is very old and outdated not what you would expect to find in a beach house. We kept finding feathers on the floor from one of the sofas.That being said the management company is amazing and responded immediately to our calls. This could be a great house. Just needs some updates and a makeover.

Great house. Booked because of the number of king bedrooms with private baths. Each couple had a great bedroom. Close to the beach and the pool was perfect for relaxing and grilling out. Perfect house for family

The home was nicely furnished and was well maintained. Also we found the personnel at Personnel from Vacation Homes of Hilton Head Island were extremely helpful when minor questions arose. We liked the rental experience so much that we are again renting this property next year.

We have stayed at this location many times over the past dozen or so years. This year we enjoyed ourselves again, but began to notice the impact of inadequate maintenance of the furnishings, mainly. Area carpets are worn and stained in places, lamps had missing or burnt out bulbs, the basement play area was dirty and the fridge in rough condition, pillow shams torn in living area, comforter torn in master bedroom, the lights over and in the stove were not working, one garage door would not close properly, the motion light in the pool area cycled on and off all day and night, air conditioning on second floor was not working when we arrived. The garbage area appears to never be swept out and clean, the foosball table was broken and left in the basement and a new table was there but cheap and broken. Several Venetian blinds were broken or inoperable.When we started renting this house it was in much better condition. It needs a thorough going through to bring it back to the best that it can be.

House was nice and it fit the whole family 16. It was an incredible the amount of holes in this place you couldn’t walk 5 feet without seeing a sign telling you not to do something. It was a bit much. Good location well appointed I could’ve done without all the rules. No flexibility with check in and check out and felt like we were going to get fined for not taking the trash out on time or getting out on time.

This property was perfect for our family reunion! Was great having so many separate master suites all with their own bathroom so each family could have their own separate space. We all enjoyed the short walk to the beach as well! Our only real complaint was how uncomfortable the beds were. We could really feel the springs on all but 2 of the beds (on main floor) because those 2 beds had an external foam topper added to them. They could definitely stand to replace all of the beds to make them much more comfortable! Otherwise, a beautiful home!

Is an excellent house for family or group of friends.All the rooms were spacious and comfortable. Kitchen and dinning table are large and convenient. We had a great time and enjoyed the property. Children can safely play all round the house and that was important, we had ages 2-4-6. We would recommend the property to others. Thank you very much

Reported management, not fully addressed until 2 days before departure. maintenance at house most days. One days, they just walked in, unannounced into occupied bedroom. not good experience. staff appalled by condition.

My son, daughter, and their families to include my 4 grandchildren enjoyed the house, it’s location and neighborhood. The pool was the main attraction but the park next door and the beach just .2 miles down the street we’re high on the grands list of features.

Blinds in one of the upstairs bedrooms also need to be replaced. They were all broken and basically stuck in the window.
These are the only real complaints of the house and none were deal breakers.

Overall it was a great stay and we would come back.

This was a great place to meet in the middle for our granddaughter’s 1st Birthday with family and a few friends! We hated to leave early, but we had a family emergency and had to get back to GA. We would definitely stay there again!

Great house and super spacious! Outdoor kitchen was a hit!

We came to town for our son's wedding. This home provided the perfect haven for us. So clean and spacious, and it was easy to get wherever we needed to go. We HIGHLY recommend this home if you're going to be in Hilton Head. It'll be your new home away from home!!!

Everything about this house is amazing! So roomy and clean! Also every time I’ve called with questions the rental associates were so nice and very accommodating. We are having a great time

Reviewer Comments: the house was huge and comfortable for the family of 12. lots of rooms, beds and gorgeous spacious bathrooms. location to beach was fine for us, walkable and easy to see sunrises/sunsets. great location. beautfiful burkes beach offer chair rentals (which is good bc house does not provide). the kitchen was not well maintained and was a little dirty - not from the cleaners, but dirt from being old and not maintained. the vent above the stove did not have a cover so the filter was visible and one of the burners did not work. the ice maker did not work - or went so slow. given the size of house and number of people, this was a problem bc we had to keep going out to get ice. alos they would heat hot tub bc said that we needed to give two weeks notice for that (confusing?). if owners put a little care to update outdoor kitchen, landscape, outdoor furniutre it would be aazing. this house has great bones. i would rent again, but this time i know what i am gettng. i would compare the prive to similar houses to see if they are better maintained. otherwise this house was great -

Our group was 16 people- 8 kids and 8 adults, and the layout of the house was fantastic. The bedroom placement allowed for all parties in our group to have privacy and a little bit of quiet when needed. The house was clean, large, and comfortable, and had everything we needed. When we called for a few minor things (coffeepot and broom) they were there within minutes to replace. Having stayed other places, this kind of communication and delivery is rare. The pool area and the patio was awesome! We had a lot of jellyfish stings at the beach so ended up using the pool even more than anticipated. It was great to have space and seating for everyone, and while the pool isn't huge, it worked well for us! It's shaded almost 100% of the time so that was great for the heat. The four stars for location might be a tad unfair- we knew going in this wasn't "on" the beach, but the walk was a pain with 8 kids. We have previously stayed closer to Coligny and had a much shorter walk to the beach. However, this house did have a wagon that we could load up for the trek, which was helpful. The park across the street was good for our kids to play, so that was a huge plus. Overall, you will not regret this rental! We would come back in a heartbeat!
