Very generous host. Not being disturbed by other guests as it feels like your own little home from home with being in a self contained annex. Use of the gorgeous garden setting. Dedicated parking area. Great quality fixtures, fittings and furnishings, including a lovely blind and curtains to help with summer morning lay ins. Ceiling fan! Such a well catered for room with more than enough breakfast items and many tastes catered for. Plus an option for a cooked portion too from toast to bacon butty. This was better thought through than some self catering accommodation I've stayed in. Free stable and reliable wi-fi! The thought and effort put into this accommodation to help guests enjoy their stay was lovely.

This is not a 'didn't like' as there isn't anything here to dislike, it's a 'would be nice to have / not have' = a little wall shelf above the desk for the refreshments and breakfast items to allow desk space to be fully utilised. Full length mirror to the side meaning the one above the desk could be moved.

Continental breakfast plus toast was just perfect. Garden beautiful and tropical. Ideal place to stay. Owner lovely.

The garden

The room was lovely and clean with an ensuite. The TV /remote didn't work (didn't mind as I didn't go to watch TV, I could of asked for it to be sorted out but chose not to). The mattresses were a little on the harder side. Breakfast was delicious except the toast was so dry it broke, however it was served in the most beautiful garden which was like walking into paradise. I would definitely stay again.

Location was just where we wanted to be. Kim was very friendly, welcomed us at the door, was very informative. The room was clean and comfortable, bathroom was clean, shower was good, plenty of towels. Little fridge in room, had a list to choose from for breakfast.

Cannot think of anything we didn't like, it was all good, would definitely stay there again.

Very private because it had its own entrance. Very clean. Very good range of breakfast and drinks. Access to the garden is a nice idea. Parking if we had needed it. We will definitely look to stay again if we need to.

The room was lovely. I was pleasantly surprised at the food provided for breakfast. Would love to stay here again if work requires me to travel to Lowestoft.

Breakfast was continental due to Covid. There was a very good selection and was perfect for what I needed. The location is great just 7 mins drive from the beach. Kim was very welcoming and professional. The room is very stylishly decorated and comfortable and there is a nice garden to have breakfast in.
