Not a great stay. Be careful with the pictures vs what you actually get. Picture showed a tub which was the whole reason to upgrade but not this room per staff. No other room with tub was available so could not move. Room was good but dark. Outside was dirty with construction. View of stadium rennovations and those on balcony could look into room so be careful.

We picked this hotel for our overnight visit to Lawrence in order to tour KU. It is the PERFECT hotel for visiting KU! It is a three minute walk from the hotel to the Jayhawk visitor center, and another short walk (albeit hilly) to Mass street where the thriving Mass Street attractions are. The front desk staff was super helpful and friendly, giving us a very positive impression of the town, the hotel and the University. I'm hoping my daughter chooses KU so we can visit often! :)

Super cool and unique stay. The area around is busy as its located at KU but it was easy to navigate. I felt incredibly safe while there as a solo traveler! Highly recommend and if I end up in Lawrence again, I know where I will stay!

I have wanted to stay here for years. Finally got the chance on a business trip. The hotel was built in 2010 and is starting to show some age. But, overall was nice. The big issue I had was that the door to my room did not open/close easily (nor the bathroom). Like the floors had shifted. That, in and of itself, wasn't a huge ordeal until I left one morning for a few hours, and when I came home found my door open. Housekeeping had come and cleaned the room (and cleaned it well) but must have just assumed the door wouldl close on its own. Fortunately, nothing was missing. But I had a lot of valable things (that don't fit in a safe) sitting out.
It was cool to finally stay their. The views from the rooftop bar area are amazing.

My husband says it wasn't very clean, the room we stayed in wasn't the room we believed we had paid for, and the room was an overall let down.

The views from our room and 5th floor terrace were nice. Room was nice and bed was comfortable.
Downsides - windows were dirty, bath mat frayed, not sure how well housecleaning is performed we found very old food in the fridge. Hallways were very hot and humid. Also if you offer a 5th floor terrace why were all the tables and chairs stacked up? There were about 5 couples up there enjoying the view and drinks but no place to sit or put our drinks down. Main floor bar was nice but staff spent most of their time serving off duty staffers and dancing rather than working on customers.

It was loud in my room —not sure if it was the mechanicals or what. Air conditioning was great and constant (which helped cut down on the noise). Restaurant was good and conveinent

The cleanliness of common areas was lacking.
The staff seemed bored.
The bath mats were frayed - surely these can be replaced. The bedding was disgusting.

As expected in the off-season of a town heavily fueled by the college campus, service and prices were dampened during my visit. A few mechanical issues in the room lingered (main door difficult to open and close, 1 sliding shower door jammed) but overall the property and room carried the trappings of an above average hotel. An unexpected crowd gathered in the hotel restaurant/bar which the bare bones staff struggled to balance.
I’m willing to bet the experience is much improved during the semester and I’m hard put to complain with the price paid per night.

I stayed in Lawrence for the night because I was working 10 to 14 hr days so i got to the hotel late and left early. The hotel was clean and comfortable and the staff was friendly and efficient. There were a couple of minor issues, loose handles and such, not even worth mentioning to the staff at 10pm. The bed was comfortable and was easy to sleep on.

The Oread has a very fancy decor, and its proximity to the KU campus is a good as one can get. So, as expected, the rooms tend to be more expensive than comparable rooms in Lawrence. And there’s a parking charge, and breakfast is only available for purchase. However, free parking appears to be plentiful on most days in Lawrence, travel time is low, and better breakfasts can be purchased at other restaurants.

Beautiful Hotel, however, the room was out of body wash and soap which took over an hour to get up to the room. I was not able just to pick up at the front desk which made us late to a meeting.

Perfect location for KU orientation. Room was clean but beds were very uncomfortable and the a/c are extremely loud and then shut off in the middle of the night and everyone woke up hot and sweating. Bar is nice. Commons areas look a little rough, carpet is stained. Staff was very pleasant. Probably wouldn’t stay again for the price.

Refrigerator broken, lighting broken, pillows smell sweaty (room in general musty), part of sink was broken. AC was set to 69 and I woke up to a room temp of 60. Just needs to be renovated a bit. Staff and location were great

I enjoyed my stay. The only thing is I requested a longer shower curtain but the housekeeper did not understand me or just didn't do it. She gave us the towels and mat. Other than that it was quiet and peaceful and clean.
