We all really enjoyed our stay. Convenient to Scuba Daze next door who picked us up on the pier daily for diving. The house was wonderful and very comfortable. We loved the location!!!

The house and property were great. We had a smaller group of 6 but there was plenty of room for 6 more.
Kitchen was great and the living room was spacious. If you plan on watching any live sporting events, make sure you bring a Amazon Firestick or something similiar.
The dock was perfect for getting picked up to go on a tour or take a boat taxing into SanPedro.
There is a small American type grocery about 5 min away that you get a small amount of items but it's pricey. I would get your main grocery items in town, including beer. It's much more affordable.
The restaurant scene is good but you will want to use your golf cart to get somewhere that is more enjoyable. (Aji, Truck Stop, and Caramba)
Franz, the house host, was great and available at a moments notice.

2 friends in the party were celebrating birthdays and we were very pleased to be in such a welcoming and comfortable home! Host made sure to arrange twin beds into split King beds. Host offered to help with many arrangements before and during the stay and helped us get our luggage back to airport. Communication was easy and timely! Would stay again!

The property was wonderful-great location with several eating options a short golf cart ride away. Franz, the caretaker, was incredibly helpful and assisted with any questions we had. There were lots of options for food within a quick golf cart ride, including a small market 2 minutes away. Great property!

Our group of family (with toddlers) and friends chose Ambergris Caye for our yearly trip to the Caribbean the week before Thanksgiving, and we were very pleased with our experience at Water's Edge!
The house, itself, was very spacious for our group of 10, was very clean (with housekeeping service mid-week) and was well stocked with cooking staples, cleaning supplies, kayak, etc. One negative, as mentioned in previous reviews, is the lack of an internal staircase, but this could also be a positive, depending on your situation. The pool is really great with having a shallow wading portion, and the outside space is large with hammocks and chairs. The private pier is also a nice bonus.
Prior to and even during the trip, Kelin with Equity Residences was very helpful with arranging transportation to/from the airport and suggesting companies to use for different excursions.
During the stay, Franz, the on-site (living quarters separate from the house) house manager was extremely friendly, attentive and helpful. He was happy to make arrangements for us for certain things and even picked and prepared coconuts for us to drink.
The location of the house offered a good bit of seclusion, however, there are several restaurants, bars, small grocery and vegetable stand within walking distance and/or short golf cart ride. Many other restaurants and bars are within a 15 minute golf cart ride, and the center of town is about a 40 minute golf cart ride.

We were a party of 10 adults. We were so excited about 5 days on a sunny beach, unfortunately it was 5 rainy days staring at the beach from the patio. (We know we took our chances with November)
The house is very nice and everyone was comfortable. Our only complaint was that there is no internal staircase so to access all amenities you have to venture to the outside staircases. (Did I mention the rain?). If you're traveling with kids, the bunk room is upstairs by the kitchen but the gameroom is downstairs, so kids will have to go outside and down the stairs.
The Belizean people could not be nicer. House manager, Franz, completed each request promptly and happily. Maria cooked dinner for us our first night in, definitely recommend! We also took advantage of in house massages, highly recommend. Lots of very close restaurants that are walkable and/or easily accessed via golf carts. Moon Bar is the best!

The only inaccuracy in this listing is that the house is more spacious and impressive than the pictures make it look. Gorgeous home, immaculately cared for, picture postcard beach, pool and pier makes this one of the best VRBOs we've ever stayed in. Franz and Kelin were super helpful, lightening quick responsive and on point with everything and anything we may have needed. The house had everything we could have hoped for and more. Give this listing all the stars.

Everything was absolutely wonderful from the moment we arrived. I cannot say enough about how great Franz (the caretaker) was. He and his wife bent over backwards to make our stay amazing. He was always willing to help out and he never once was the slightest bit bothered by the various issues that arise when you travel with a large group.
The property itself is beautiful. All of the furniture, the supplies, the appliances, and finishes were all just top-shelf. We had four children ages 2-15 and they absolutely loved it. The grounds were beautiful. The pier was so peaceful. All we could talk about is how we wanted to return.
The location may be a bit remote for some, but it was perfect for us. We were not so close to town that we were overrun with tourists and traffic, and we were not so far away that anything was a hassle. There were grocery stores and restaurants nearby (including an amazing restaurant and bar right next door). It was a short 10 minute golf cart ride for us to get into town.
Again, we absolutely loved everything about our stay, and we cannot wait to return.

This was our first trip to Belize and Ambergris Caye- we spent a week at Water’s Edge celebrating a birthday as a group of 11 friends. The home absolutely made our entire vacation. It was beautiful, comfortable and well-appointed. We spent loads of time lounging at the pool and at the expansive dinner table.
Even with 11 people, the home never felt crowded and there were lots of spaces to still feel alone in paradise. The home is really designed to handle a crowd, so even the abundance of dishes in the kitchen meant that we weren’t having to re-wash dishes between meals at the home. How nice to not have to spend my vacation doing dishes!
The location was the perfect balance of feeling secluded but still having options (bar, restaurant and market) within walking distance. (And certainly tons of choices within a short golf cart ride away). Having Franz on-site made everything so easy and made us feel safe and comfortable.
We would not hesitate to book there again, as it really made our entire vacation a special/memorable experience for everyone! Every photo we took on the property, looks like a postcard!

Sometimes you see a listing and wonder if what you see is what it will really be like. This house was exactly what the listing described. Kelin was at the house when we arrived to welcome us and answer any questions we had. She was absolutely wonderful. The house was very clean and there were no complaints. We had a family of 12 ranging from 5-82 and everyone absolutely loved every bit of our stay. We also meet Edvin, the grounds keeper, on our first day and he was absolutely wonderful. He made sure we had drinking water every morning and took our trash out. He was very helpful when one of the air conditioners went out and when we had an issue with one of our suitcases. Edvin is very personable and hospitable. Throughout our stay Kelin was reachable to address any issues and answer any questions. She helped us arrange dinner with Chef Maria and our massages with Healing Hands. We couldn’t have asked for a more relaxing place the stay. The only down side were the mosquitoes. We happened to go during rainy season and those mosquitoes loved us. Other than that no complaints. I would definitely recommend for families, couples, girls trip, guys trip or singles. You won’t be disappointed. Just make sure you go November-March to avoid the mosquitoes. Thank you Kelin and Edvin for all you did to ensure we had a wonderful stay.

The property is exactly as advertised! The house has everything our group of ten needed. Kelin is the property manager, and she is top notch, best I've ever worked with! She was extremely responsive, before, during and even after our stay! Everything, and I mean everything you need, she will take care of for you and your group. She and her team surpassed all expectations! They did so much more for us then we expected. They made sure the water dispenser stayed full, ice delivered daily, and even housekeeping. She helped advise us on our excursions, she helped me set up our dives and snorkel trips. And I must say, the Reefs are simply amazing! As divers with over 25 years of experience, the diving in the area out front of Waters Edge was some of the best in the Caribbean! Secret Beach is also a must! It's about the same distance to town, just to the North, both take about 30 minutes by golf cart. Kelin arranged for our golf carts to be delivered to the house and they were there waiting for us when we arrived. Kelin arranged for our group of ten to picked up at the airport and taken to the house. She even arranged for us to stop at a grocery to pick up the necessities on our way to Waters Edge. She also arranged for our transport back to the airport.
Waters Edge is located 4.5 miles East of town. It's very quiet and somewhat secluded. It’s located in an area of private and vacation homes. Our dive shop was located just a few hundred yards to the West. Our favorite restaurant, John's Escape was just a few hundred yards to the East. Just past the dive shop is a small grocery and they have most items needed to save a trip to town.
Overall, our trip was wonderful! The house and grounds are spectacular! And for the record, the view from the house and pool is breathing! Our group had most everything needed on property. The pool had plenty of seating, we had three kayaks, two paddle boards and a couple of fishing rods along with some snorkel gear at our disposal. The falopa at the end of the long pier was extremely relaxing as well.
We miss Waters Edge already and we miss the wonderful Belizean people that made us feel welcome and at home even more!

We enjoyed an all adult vacation for this trip and we could not have asked for a better experience in San Pedro. The house was perfect for the 8 of us and was equipped with everything! Edvin the grounds keeper was so helpful and friendly and ensured all our needs were met during our stay. I highly recommend booking all of your excursions through Ovel from Ridge to Reef Adventures. He was very accomodating and we ended up booking two all day adventures with him. Both experiences were amazing!. As others have recommended, chef Maria came to the house and cooked a traditional Belizean dinner for us. Best food I have tasted in a long time. We were so impressed we asked her back to cook us breakfast. I highly recommend her for any meals during your stay. Love San Pedro, we will be back for sure!

The property was perfect! Edvin was totally helpful in every way possible! His recommendation of Ovel for a snorkel trip was fantastic! I would start with that if I could do it over. Chef Maria was amazing! It was definitely the trip of a lifetime! There is nothing about the house that was not great! Lucky you if you get to go there

Very nice property with spacious house. On the beach with a beautiful pool and nice doc for fishing, swimming, and most importantly for pick-ups for fishing, snorkel and dive trips.
The house is very accommodating but needs a lot of small upgrades/repairs. Very easy fixes and according to the property manager who lives on site that there is a new owner who plans to make these improvements. It did not deter from our experience but made me think of a box hotel grade of maintenance vs. a 4-5 star hotel.
The only other two detractions from the trip were the beach being on the windward side of the island had lots of seaweed blowing in every day. Our trip in April was explained to be the season for this. As a result with did not have the turquoise water in front of the house. We had to go elsewhere on the other side of the island to find that. Disappointing but not a deal killer. Our three small grand-daughters didn't seem to mind and loved the pool anyway.
The other thing that can't be avoided is the terrible road from town to the house. The first half is paved but the second half is sand/dirt and full of potholes making the drives on golf carts very rough and slow. After one trip I paid for taxis to take the ladies and little girls everywhere they wanted to go. The men toughed it out.
San Pedro is really holding themselves back from more business by not completing the road to the north of town where there are many very nice homes and small resorts like ours.
Plan for a very casual relaxed atmosphere and don't get in a hurry and you will have a great time.

I almost listed the accuracy of listing as less than 5 stars as the photos don’t really do it Justice.
The configuration was fantastic for our party of 6 adults and 4 young children.
We most enjoyed the pool (which has a huge 1 ft shelf so young kids can be in the water safely), the dock, which literally sits on a perfect patch of turquoise water (think Maldives), and the oversized patio. Finally, the water is unbelievably gorgeous.
A few notes for future travelers (note - we had two 1yr olds, one 2 yr old, and one 3 yr)
- tbe property is a ‘no hassle’ one. Kelin really will plan everything, Edvin will take your bags for you, there’s no work for checkout, and you can hire a chef to handle all cooking/cleaning. It’s pretty luxurious…
- there are two bedrooms on one side that share a medium sized bathroom. That side has a king bedroom and a bunk/full sized bedroom. On the other side, a queen bedroom with en-suite bath and another queen bedroom with a second en-suite. This really splits the difference so it feels like each side is equally good if you’re sharing with another family like we were.
- there’s a restaurant/bar 3 doors down named John’s escape (we’ve heard for John Mcafee) that does lunch / dinner / killer cocktails.
- you’re a 35 min ride to town and an 18 min ride to secret beach (rally on golf cart or van Jfyi). While you can’t see the sunset from the house, secret beach is a great place to watch it from a table in the water (aqua blue).
- you can arrange for boat tours to pick you up from the dock. The one we took with Ovel was perhaps the most unique we’ve ever done. We did a half day to make it back for baby naps and managed to swim with eels, sharks, turtles, and rats, then dove for conch for lunch, then went to an incredible private beach where they cooked the conch.
You can also arrange for massages on the dock (including couples - it’s pretty dreamy)
- you do need a golf cart to get anywhere. But if you don’t plan to use one, you could get by just using a van service that kelin provided (Gilbert - he’s awesome).
- the closets have power and at least 2 are big enough for pack n plays. The entire house is sufficiently cooled so you can let kids nap in closets (Mon parents don’t judge).
- the 5th bedroom below is rented separately. It’s huge and the other couple joining us loved it. They configured it as a king but can also be twins.
Tl;dr - this place is amazing end to end. We plan to be back.

The house was great. The second story is the main house (with an apt only on the ground floor that we didn’t rent because we didn’t need it). So not great if you’re handicapped. But house is beautiful and vaulted ceilings and view of the water add to the luxury of it. The whole island is bad for mosquitos early morning and at dusk so take plenty of bug spray and maybe a candle or two. Definitely get a golf cart! It’s the way of the island. Everything was as advertised and completely met our expectations. Edvin, the caretaker and Leslie, the house cleaner, were great. We will absolutely go back to this house!

Great experience!, No seeum will get ya, put on baby lotion and/or skin so soft when at the house... go to secret beach and get all the girls hair braided day one, or you'll get the dreds!! Catamaran cruise was awesome! Xsite Belize Sailing ( Capt Jerry, Rose and (Bryan)"Eric :-)" were great! Rocks carts worked 100%. Edvine is the man! Scuba Daze Belize is three house down on the right, Danny was awesome tour guide on the reef and Shark/Ray alley.

This was by far the best VRBO we have ever rented. The house was beautiful with a big deck perfect for hanging out. Lots of fun stuff to do at the place including kayaking, SUP’ing, snorkeling, swimming, and so much more. The host and on-site caretaker were extremely helpful. We also found some great restaurants nearby.

If you are traveling with a decent size group, look no further. This property has it all, amazing kitchen, unbelievable pool, beach front access, a long pier to jump off, or just simply relax. They have bikes, SUP's, kayaks, grills and of course Edvin. He is the man and will take care of anything for you. He knows everyone on the island and can get you access to golf carts, will get your beer for you, we ordered shrimp from him, does an amazing job refilling the water and the ice everyday and is very friendly too. We had Maria cook one night for us and that was a nice convenience. Other than that, we went out for dinner and lunch each day. The house gets cleaned every other day, which was an added bonus. A great relaxing visit and hope to come back one day.

Our family of six adults stayed for a week and didn’t want to leave. The property was equipment with all our entertainment needs which included paddle boards, kayaking, fishing, cable, and a kitchen equipped to make any meal. Edvin made sure we were quite comfortable and shared his knowledge of the island. The arrival and departure went very smooth. Edvin arranged to have Maria cook us dinner one night at the house which was really tasty. He hooked us up with Roberto from Action Divers who took us on three amazing trips. He also gave us hints on where to eat and visit.
The house was cleaned every other day and we were treated like royalty. Can’t wait to go back.

I have zero complaints about my stay, but this is advertised as a 5 bed, 5 bath. If you rent the property without contacting anyone, it's really a 4 bedroom 3 bath. The apartment downstairs is 1 bed 1 bath for an extra cost per night, and the 5th bathroom is accessible by the pool. Yes, I'm intimately aware it's my own damn fault for not reading this, because it is in the listing. I just wished was clearer that you aren't really renting the whole house. Maybe this is just a flaw with VRBO. Regardless, everything was taken care of and Edwin and Kelin were absolutely fantastic hosts. We will definitely be staying here again.

After COVID delayed our visit for almost 2 years, we were thrilled to arrive at Water's Edge and enjoy all of its benefits. The house is very well maintained, and met all of our needs for 3 families with kids aged 5 to 16. We spent a fair amount of time in the pool - and took the kayaks and paddleboards out as well. It's amazing to have a private dock with lounge chairs and access to great swimming. The kitchen is huge and has everything you need to cook big meals. We worked with the recommended Chef Maria for 3 meals and it was SO worth it! Grocery shopping and meal planning for 10 can be challenging - it was a huge treat to have Maria take care of it for us. The caretaker and his family are wonderful people and he helped us with any and all questions/requests. Only item of note is that there is quite a bit of seagrass at the waters edge/beach, so the dock is really nice for entry into the ocean. We had a wonderful time. Huge thanks to the Water's Edge property management team!

The house, pool and view are amazing!. Very clean and comfortable. Edvin, the caretaker, took great care of us and recommended restaurants. Roberto took care of our snorkeling trip. Be sure to rent golf carts to go get around. The property manager will take care of that for you. Great bars and restaurants. Food fantastic. The Tipsy Lobster has the best ceviche and be sure to go to The Truck Stop.

We had a great time - the house was perfect in every way - clean, all details thought about and if there was something we needed- our caretaker got it for us! The views from the deck were perfect! The ease of planning (or not planning) for anything g we wanted each day. We had Maria make us dinner at the house a few times - which was amazing way too much food! We also too our golf carts into town the other evenings for dinners. While it s a strange world with covid - everything was done carefully and Belizeans take it very seriously! They wear their masks and have curfews- which is fine by me as we could have drinks on our porch overlooking g the ocean! Edvin was fantastic - taking care of the property and anything we needed. What a wonderful trip - first international in a covid world! Felt safe always. And In complete paradise!
